1 Trillium Lane Falmouth

This Falmouth home is as elegant throughout as this photograph of the great room would indicate. The entrance to the sunny breakfast room is to the right of the kitchen. Listed by Marie Flaherty of The Flaherty Group at Prudential Northeast Properties, the home is being shown by appointment. The home is styled to sell by Laura Gall of Spaces by LLG (please see www.spacesbyllg.com for more information).

ALMOUTH This splendid home in the Merrill Farms neighborhood on the west side of town was built to the very highest standards of comfort, efficiency, and maintenance-free rock-solidity. For example, there are 10 heating zones, with 3.5 miles of tubing supplying the radiant heat beneath the 5,000 square feet of quarter-sawn oak floors, the tile in foyers and bathrooms, and the three-vehicle garages polished concrete; the foundation walls are 12-inch concrete, and every brick is on a brick hanger. Every bit as painstaking as the construction (by general contractor Dale Bragg of Yarmouth, and a team of 29 all-star subcontractors) was the homes design, by Gawren Turgeon Architects in Scarborough. Broadly speaking, the idea was to create a brick, single-level haven with something of the stately character and symmetry, both exterior and interior, that distinguishes many homes on Portlands Western Promenade. So here, the portico columns are reflected in the columns of the grand, arched foyer, and in those framing the spa tub enclosure in the sumptuous master suites bath. Other details include tray ceilings in master bedroom and family room, two-section crown molding throughout, handsome paneling in the dining room, and lovely twin china cabinets with bevelled glass. The main living area extends 55 feet from built-ins/ entertainment center on one wall, to the elegant gourmet kitchen at the other, and divides naturally into several gathering spaces, one with a raised gas fireplace, and flows into a sunroom/breakfast nook that receives wonderful light. Ceilings are high, hallways broad, and spacious as the home is, its aura is relaxed and livable. The daylight, walkout lower level provides some 1,600 square feet of living space, with the largest finished room a multi-use expanse that would make a wonderful playroom, personal gym, media room or man room. Accompanied by a bedroom and a full bath, its also a potential guest or in-law suite. The unfinished engine room, also immaculate, appears to provide about an acre of storage and workshop space.

Mention must also be made of the nearly five-acre site. Framed, as one approaches the property, by brick pillars, the home sits serenely behind a circular drive and amidst wide, lush lawns and gardens. To the rear, a grassy path leads into a wooded area that slopes down to the east branch of the Piscataqua River, which flows into the wide Presumpscot less than a half-mile away. The property has 160 feet of river frontage, perfect for putting in a canoe or kayak.
