A green building is one which uses less water, optimises energy efficiency, conserves natural resources, generates less waste and provides healthier spaces for occupants, as compared to a conventional building.

Innovation in design
1-5 Points Credit 1: Innovation in Design Intent - To provide design teams and projects the opportunity to achieve exceptional performance above the requirements set by the LEED Green Building Rating System and/or innovative performance in Green Building categories not specifically addressed by the LEED Green Building Rating System.

Credit 1: LEED accredited professionals 1 Point Intent - To support and encourage the design integration required by LEED to streamline the application and certification process.

REGIONAL PRIORITY
Credit 1: Regional Priority 1-4 Points Intent - To provide an incentive for the achievement of credits that address geographically-specific environmental priorities.

ADVANTAGES & DISADVANTAGES

Categories of Green Building Incentives The main categories of green building incentives world over are: 1) Expedited Permits: Priority in building permit processing and plan review 2) Tax Treatment: Tax incentives, particularly property tax abatements, for projects achieving LEED Silver/GRIHA 3 star or better certification. 3) Increased FAR: Increased Floor-to-Area (FAR) ratios or FSI, which allow a developer to construct more building area than allowed by applicable zoning.
