PART-3 LAND USE (RESIDENTIAL): THE ROADS AND SEWERS SHOULD BE PLANNED WHILE KEEPING THE POINTS IN MIND:

1. A ROAD 200M LONG SHOULD BE AT LEAST 9M WIDE. THE ROADS WHOSE WIDTH LIES BETWEEN 210M-400M LONG SHOULD BE AT LEAST 12M WIDE. THE ROAD WHOSE LENGTH LIES BETWEEN 401M 600M SHOULD BE 18M WIDE. THE ROAD WHICH IS 600M OR MORE IN LENGTH SHOULD BE 24M WIDE. 2. A LOOP STREET SHOULD BE ATLEAST 9M WIDE AND ITS LENGTH SHOULD BE ATLEAST 400M MAXIMUM. 3. THE ROADS ADJACENT TO PARK AN OPEN AREAS AND ARE AN LONG SHOULD HAVE A WIDTH OF 7.5M. 4. DEAD END STREETS WHICH ARE 9M WIDE SHOULD HAVE A TURNING RADIUS OF ATLEAST 7.5MTS. THESE STREETS SHOULD HAVE A MAXIMUM LENGTH OF 100M. THERE IS NO NEED OF CAL-DE-SAC IN DEAD END STREETS WHOSE LENGTH IS 25M. COMMENTS: THE MOTORABLE ROADS SHOULD BE ATLEAST 6M WIDE. THE WALKWAYS SHOULD BE ATLEAST 3M WIDE WHEN ONE SIDE OF ITS IS AN OPEN AREA. IT SHOULD BE ATLEAST 4.5M WIDE WHEN THERE ARE PLOTS ON BOTH SIDES OF IT. A 3M WIDE ROAD SHOULD HAVE MAX LENGTH OF 50M AND A 4.5M WIDE ROAD SHOULD HAVE A MAX LENGTH OF 80M. ANY RESIDENTIAL UNIT SHOULD NOT BE AT A DISTANCE OF MORE THAN 150M FROM A 9M WIDE ROAD. THE WIDTH OF ANY OTHER ROAD SHOULD BE ACCORDING TO THE MASTER PLAN. NON-RESIDENTIAL LAND USE: THE WIDTH OF THE ROADS LYING IN NON-RESIDENTIAL AREAS SHOULD NOT HAVE A WIDTH LESS THAN 12M AND SHOULD HAVE A MAX LENGTH OF 200M. THE PERMISSION TO CONSTRUCT TWO ROADS WHICH ARE MEETING AT AN ANGLE LESS THAN 30O SHALL BE GIVEN ONLY WHEN THERE IS PROPER TRAFFIC MANAGEMENT AND THERE SHALL BE PROPER WEARING LENGTH AVAILABLE. 2. THERE SHOULD BE A CIRCULAR PART OF RADIUS 4.5M WHERE 2 METALLIC ROADS OF 18M WIDTH ARE MEETING. THE RADIUS OF CIRCULAR PART SHOULD BE ATLEAST 6M FOR MORE WIDER ROADS.
