GMR ENERGY LIMITED IS SETTING UP A 1000MV COAL BASED THERMAL POWER PLANT AT KAMALANGA, ORISSA.
THE PROJECT IS EXPECTED TO ACHIVE OPERATIONAL STATUS BY 2010.

A INDUSTRIAL TOWNSHIP WITH ALL AMENITIES TO SUPPORT THE CONSTRUCTION AND OPERATION IS REQUIRED
NEAR TO THE POWER PLANT.

THE TOWNSHIP WILL REQUIRE TO HOUSE APPOXIMATLY 200 FAMILIES.

IT SHOULD BE SUSTAINABLY SELF CONTAINED TO PROVIDE ALL INFRASTRUCTURE , AMENITIES AND CONVENIENCE
OF A URBAN ENVIRONMENT .

DESIGN CONCEPT
A sustainable development should maintain a balance between green areas & built
areas. Well structured out-door space that accommodate social gathering, recreation &
enjoyment of outdoor can enrich the quality of development.
Not only the size & availability of green area is important, the species composition within
these areas is significant. Some species are better suited for a particular environment &
provide greater ecological & aesthetic value. Native plants, are better adapted to local
climatic & ecological condition.
Open space include parks, buffer zones,& other green areas which forms the setbacks for
buildings. These areas can function as important community space, critical environmental
areas, plants & animal habitats, recreation sites & adds beauty to the total development.
Every residential development should meet a statutory requirement of retaining 10% of
the developable area as open area suitable for recreational use.

DESIGN CONCEPT
CLIMATE
Landscape especially trees can influence the micro-climate of the area(fig-5.2). Plants
also cool and channel summer breezes. The shade provided by trees helps reduce energy
costs and consumption. During the summer, a shade tree may prevent 80-90 percent of
the sun’s rays from reaching the ground. It is estimated that the daily moisture transpired
from one large tree could have the cooling effect of five average room air-conditioners
running 20 hours a day. Air temperature under a canopy of trees can be considerably
cooler than air above a grass field, and extremely cooler than that above an asphalt
parking lot.
Trees moderate wind flow, thus helps in controlling temperature. Trees as barriers reduces
wind speed by their resistance to wind flow.

SCREENING
Trees & shrubs can screen out objectionable views & noises. The combination of differing
scales and types of plant material will assure more complete screening. The scale of
screening will vary depending on the viewing distance and the size of objects being
screened. Screens consisting of canopy trees and lower level shrubs can be treated
naturalistically or formally, depending on the specific needs and character of the area.
Also, the use of evergreen plants will assure year-round screening.

PEDESTRIAN NETWORK
A combined pathway for Pedestrian and bicycle of 1.5m width runs throughout the layout
forming an efficient pedestrian network.
Shaping sightlines, guiding travel, buffering, shading, and the creation of informal
corridors of space should be approached at a scale that is functional for the individual
yet sufficient to remain consistent with the development at the larger scale. This balance
can be achieved through linear yet irregular placement of canopy trees, informal shrub
plantings, planting depth and dimension at entries endpoints of interaction, and the use
of different material types in a varied arrangement.

PEDESTRIAN DIRECTION CONTROL


Landscape planting is an excellent means of directing pedestrian traffic. Shrubs and
ornamental plant material used in masses along walks, parking lots etc. can effectively
control traffic movement and also improve the overall visual quality of an area

EROSION CONTROL
Landscaped surface manages storm water run off by slowly releasing rain water. Erosion is
also minimized when leaves or branches intercept rain & minimize splashing, when roots
hold soil, & when organic matter from plants increases soil absorption. It is estimated
that Infiltration of storm water on an undisturbed landscape is around 50%, while storm
water runoff is around 10%.When it is covered by hard surface approximately 55% of
storm water is lost to runoff & only around 15% infiltrates

ARCHITECTURAL FEATURES
- Energy conservation to be adopted to reduce the energy consumption by passive architectural
features in the
building and by using energy efficient devices to minimum of 20 to 30% of the total energy
requirement
- HVAC requirement can be planned to be used as and when required maybe during hot climate.
- Energy Conservation by usage of Solar to be achieved.
- Street light / pathway lighting The building to have maximum advantage of daylight harvesting
- Solar harvesting for basement and other area lighting during day
- Solar water heating and lights can be planned to achieve green energy usage to get a better
carbon Footprint

ARCHITECTURAL FEATURES
- The orientation of the building to be designed to have minimum intensity of sunlight
- Good cross ventilation to discourage usage of A/C
- Glazing area to be completely avoided in residential buildings and to be kept to bare
minimum requirements
in commercial building and to avoid it in the direction where maximum intensity of sunlight is
there. It is be
restricted to less than 40% of the complete wall area.
-Proper treatment to be planned for the walls and roof for heat gain and transmission.
-Min of 33% of virgin land area to be planned for green scape with the species to take care of
Sox, NOx and CO2 emissions.
-Aromatic trees can planned near Sewage plants and Garbage rooms. A good tree cover and
fountains, artificial water falls, cascades with treated water in the campus will reduce the
ambient temperature by at least 2 degrees
Designated are for children to plant a sapling on every birth day in the family.
-Scientific selection of species, which can give shade, absorb pollutants etc.
-Green cover ( bamboo) all around the compound wall to prevent dust entering the campus.
-Treated Water tapping points inside and out side along compound wall to promote greenery
