The 2014 Greenwich Real Estate Market has improved significantly over last last year and the long hoped for turnaround in the market
seems to have been confirmed by the 2014 figures.
Single Family data shows an average sale price of $2,690,000 up 20% over last years price of $2,245,000. However, there was one
extremely large sale of $120,000,000 on Mead Point which has skewered the numbers upward. Without this sale the Single Family
average price adjusts to $2,495,000.
(I have taken this sale out of the report as it is a more accurate reflection of our market).
Still, even without the one large sale, average prices rose 11% or $250,000. And if we use the $2,495,000 figure as a more accurate
reading of average price for Greenwich, we see that, alas, prices have turned after six years of falling. See the Single Family chart for
the good news.
In addition, while the $2,495,000 average price puts us $500,000 below the all- time high of $3,012,000 in 2007, I am sure you agree we
are all happy to see prices stop falling and turn around. Indicative of that turn-around is the Median Price (which is not so influenced by
one sale) which rose to $1,881,500, a SIX year high.
Condominium and Coop average sold prices showed an increase, too, of 8% at
$861,000 over last years price of $794,000. And the Median Condo and Coop price was $682,000, up from $635,000.
