hereby SELL, TRANSFER, and CONVEY, absolutely and irrevocably, unto the
said Vendees, their heirs, successors and assigns, the following described property and
all the improvements therein:

of which parcel of land herein conveyed, the registered and absolute owners are the
said ____________________________. That the requirements of the New Civil
Code have been complied with prior to the execution of this document and I hereby
declare that this real property is not tenanted.

That I hereby warrant valid title to and peaceful possession of the parcel of
land herein conveyed and sold and will defend the same unto said VENDEES, their
heirs, successors, and assigns, successors and assigns against the claims of third
persons whomsoever.
