Ina recent assessment ofthe building a 341-345 Evergreen Avenue, City

{determination thatthe building on this property constitutes & “dangerous
building” as defined by the City’s Property Maintenance Code at Article Il,
Section 108.2 - Building and Building Regulations forthe following known
Section 108.2.10. The building or tructare remains and has remained
‘unoccupied fora period of 180 consecutive days or longer, in fact for many
years, and was not listed as being available forsale, lease, or rent with a licensed
real estate broker during a reasonable portion of the time period in which it was
unoccupied and none ofthe exceptions are applicable to this building.
Section 108.2.7. The building has become so dilapidated or deteriorated

materials to secure the doors and windows,
Section 108.2.9. The building has become vacant, dilapidated, and open
at door or window, leaving the interior ofthe building exposed tothe elements oF
sccessible to entrance by trespassers through the use of improper materials to

intended purpose.

Pursuant to Section 108.33 ofthe Property Maintenance Code, a hearing,
‘onthe condition of the building has been scheduled before hearing officer
‘Thomas Lapka for the 1 day of March, 2016 at 9:00 a.m, in the Banguet room
atthe East Lansing Hannah Community Center, located at 819 Abbot Rd, East
Lansing, MI at which time you will have an opportunity to show cause as to why
the building shall not be ordered to be demolished, otherwise made safe, or
properly maintained,
"Note that pursuant to Section 108.43 ofthe City’s Property Maintenance
Code, ifthe hearing officer determines thatthe building is unsafe and the cost of
the repairs would exceed 100 percent of the true cash value ofthe structure as
reflected on the city assessment tax rosin effect prior to the building becoming
‘an unsafe structure, such repairs are presumed unreasonable andthe structure
shall be deemed a public nuisance and ordered demolished without option of
repair.
