I am pleased provide you with an update on Stateside, the boutique hotel/hostel proposed for 4019
Chartres St. in Bywater.
Our City Planning Commission meeting on Feb. 23 was cancelled due to inclement weather. In the
meantime we went before the Architectural Review Committee (ARC) of the Historic Districts and
Landmarks Commission (HDLC). At this meeting, the ARC and the staff of the HDLC generally supported
our plan, however they requested that we move some of the proposed building height in from Royal
Street to the center of the block, and use it to break the courtyard into two smaller courtyards.
We thought this was a great idea, and have re-worked our plans. In the attached document you will find
an updated conceptual site plan and elevations. We are submitting these plans to the City Planning
Commission for consideration of our application for conditional use for a hotel/hostel project exceeding
10,000 sq. ft.
When viewing these plans, please keep in mind that they are at a conceptual level and meant to
represent the allocation of square footage on the proposed site and the heights that parts of the
building will reach. These are not final architectural renderings.
Thanks to the valuable feedback of our neighbors, and the expertise of the Historic District Landmarks
Commission, we have revised our plans in the following ways:

Our courtyard (previously 16,000 sq. ft.) has been divided into two courtyards: one at 3,232 sq.
ft. and the pool courtyard with 5,817 sq. ft. This represents a 43% reduction in courtyard space.
We have added a hotel support building in the larger courtyard to fully enclose the space.
The restaurant has moved from Royal Street to the center of the block to minimize impact on
Royal St, this building also serves as the barrier between the two courtyards.
We have engaged David Woolworth of Oxford Acoustics, Inc. to consult on our design and noise
mitigation strategies.

At the back of this document you will also find a presentation that clarifies what Stateside is, and what
we promise to be.
