LEASE DEED
| THIS LEASE AGREEMENT made at Gurgaon on this 16 day of December 2015,
BETWEEN Mrs. ‘Abhilasha Chaturvedi ‘Wio Sh. Kapil Chaturvedi R/o Flat No. A-l
202, Shree Ganesh Apartment, Plot No. 77, Sector-56, Gurgaon, ‘Haryana hereinafter
aded by or repugnant to the context
called LESSOR’ which expression shall unless exch
include his/her heirs, executors, administrators, representative and assigns of the ONE PART.

Mr. Lakshmi Narayanan S/o Sh. A.8. Parvathi R/o 27, 146/46, Sri Krishna Nagar
Colony, Behind Krupa Complex Neredmet, Malkajgiri Ramakrishna Puram,
‘Tirumalagiri Hyderabad, Telangana-S00086 hereinafter called the ‘LESSEE’ which
expression shall unless repugnant to the context or meaning thereof include his/her successors
and assigns of the OTHER PART) witnesses as under:
In consideration of the rent hereinafter reserved and all the covenant and conditions
hereinafter contained to be ‘observed and performed on the part of the LESSEE, the LESSOR
| does hereby grant, transfer demise by way of lease the Premises consisting of Two Bedroom
& Toilet, Bathroom & Drawing & Dining Room Situated at Flat No. A-L
G 249776202, Shree Ganesh Apartment, Plot No. 77, Sector-56, Gurgaon, Haryana of which the
LESSOR is entitled in law to execute this Deed together with the appurtenant land/space, the
rights to make use of entrances, passages, stair case landings and other easements, belonging
and pertaining to the said premises unto and to the use of the LESSEE for a period of 11"
months commencing from 01-01-2016 upto 30-11-2016 renewable by mutual consent,
paying unto the LESSOR during the said period a rent of Rs. 23,500 /- (Rupees Twenty
‘Three Thousand Five Hundred only) per month including maintenance charges.
‘THE LESSEE HEREBY COVENANTS WITH THE LESSOR AS FOLLOWS:-
i, That the LESSEE shall pay to the LESSOR the said monthly rent by cheque/cash
‘on or before 7" day of each English Calendar month.
ii, That the LESSEE has paid advance rent Rs 23,500 /- paid by cash and Security
advance has paid Rs. 23,500/-(Rupees Twenty Three Thousands Five Hundred
only) at the time of agreement as security Deposit to be refunded at the time of
Termination of the Lease of vacation of the House/Flat after deducting
outstanding dues, if any.
That the LESSEE shall effect minor repairs relate to leakage in electricity, electric
meter, sanitary fittings, water pipes, or cracks etc. at his own cost immediately
upon finding such defects, and whenever necessary.
iv. That the LESSEE shall use said premises for residential purpose only and shall
pay for consumption electricity and society maintenance direct to the convened
authorities as per bills received by them.
v. That the LESSEE shall not sub-let assign or otherwise part with possession of the
demised premises without the consent of the LESSOR in writhing.
vi. That the LESSOR or LESSEE, shall be entitled to terminate the lease at any time
during the initial or renewed terms(s) of the lease upon serving One month’s

pervious notice in writing of his/her intention to do so.vii, That the LESSEE shall deliver the demised premises to the LESSOR on the
expiration or earlier determination of the lease together with the LESSOR’S
fitting and fixtures, if any, in such conditions herein contained. The lessee shall be
responsible any breakage and damage done to the electrical sanitary & other
fitting & fixtures during the tenancy period.
‘That the LESSEE shall pay society charges & electricity charges to the authority
concerned in respect of the said premises.
ix. That lease will be extended further with rentals by mutual consent subject to
minimum of 10% after every 11 months.
2, THE LESSOR HEREBY COVENANTS WITH THE LESSEE AS FOLLOWS:-
i. That the LESSOR shall effect all Major repairs such as at his/her own cost
immediately upon such defects are notified to he/her by the LESSEE.
ii, That the lessee shall peacefully and quietly hold and enjoy the said premises
during the lease period (s) without any interruption or disturbance by the LESSOR
or any person rightfully claiming under or in trust for him her.
iii, ‘That the LESSOR shall pay all taxes, rates, licence, fees, ground rent and charges
of whatever character assessed, levied, charged and imposed by any lawful
authority in respect of the demised premises.
iv, That the LESSOR represents and warrants that he/she is full entitled to execute
this lease Deed and that the he/she will hold the LESSEE free and harmless of any
demands, claim, actions or proceeding by others in respect of quiet possession of
the said premises.
3, ITIS HEREBY MUTUALLY AGREED AS FOLLOWS:-
i. ‘That the LESSEE shall permit the LESSOR, his/her agents(s) etc. to enter
upon the Leased premises for inspection and carrying out repairs etc. at
reasonable time and when necessary.ii. ‘That the lease terms can be renewed if mutually agreed between the LESSOR
and LESSEE on the fresh terms and conditions then mutually agreed to
between them for which the LESSEE shall give to the notice not less than One
month(s) before the expiration of the terms herby granted. However in case
the lease agreement if further renewed or extended, the lessee has to pay 10%
extra of rent amount in addition to the rent already being paid. In addition to
above, the lessee shall pay 15 days rent amount to the broker.
iii, ‘That the LESSOR his/her authorized agent shall acknowledge and give valid
not duly stamped receipt for each and every payment made by the LESSEE,
and such receipt shall be conclusive proof of such payment.
iv. That the terms of the Lease Deed will be governed as per the Clause (III) of
Section 21 of Indian Soldiers (Litigation) Act, 1925 of the Haryana Urban
Building Regulation on letting flat on rent and eviction Act, 1972 and other
applicable provisions, if any, under this Act and subject to sub conditions and
modifications as may be considered necessary, proper or expedient by the
Lessor.
IN WITNESS WHEREOF the parties hereto have executed these presents at Gurgaon on
this 16" day of December 2015 first above written in the presence of witnesses.
