Summary

The painstaking work performed on the Carver Theater has


met the Secretary of the Interiors Standards for Historic
Restoration, a far more comprehensive process than required
for a typical rehabilitation.
Restoration is defined as the act or process of accurately
depicting the form, features, and character of a property as it
appeared at a particular period of time by means of the
removal of features from other periods in its history and
reconstruction of missing features from the restoration period.
The limited and sensitive upgrading of mechanical, electrical,
and plumbing systems and other code-required work to
make properties functional is appropriate within a restoration
project.
Having been restored to its former grandeur, the theater now
also enjoys modern state-of-the art audio/visual equipment,
fiber optics and superb acoustics.
The main structure is being offered together with six nearby
parcels, including two improved properties and an additional
23,000 SF of unimproved property.
The iconic Carver Theater was built in 1950 as a movie house and
talent show venue. After a nearly ten year effort by the current
ownership, an exhaustive and meticulous restoration was completed
in May 2014, when the Carver reopened as one of New Orleans most
revered music halls and entertainment venues.

This property package is being offered at far below the


acquisition and renovation costs, and represents a
tremendous opportunity to acquire a local landmark with
major historic and cultural significance.

The Faubourg Trem

Description

Faubourg is a French term meaning 'suburb' or neighborhood. The


Faubourg Trem, or as it is more frequently referred to, Trem, is not
only America's oldest black neighborhood, but was also the site of
significant economic, cultural, political, social, and legal events that
have shaped the course of events in Black America for the past two
centuries.
New Orleans' Trem neighborhood is geographically the part of the
city that lies between North Rampart and North Broad, and from
Canal Street to St. Bernard Avenue. The area received its namesake
from Claude Trem, a model hat maker and real estate developer
who migrated from Saugivny in Burgundy, France, and settled in
New Orleans in 1783. Trem owned only a small portion of the area
that bore his name and was in possession of it for just a decade.
In later years, free persons of color and eventually those African slaves who obtained, bought, or bargained for their freedom
were able to acquire and own property in Trem. There are hundreds of examples of 18th and early 19th century ownership
of large and small land areas in Faubourg Trem by free persons of color.
The ability to acquire, purchase, and own real property during an era when America was still immersed in slavery was
remarkable and only in New Orleans did this occur with any regularity and consistency.
The Trem is still one of the major hotbeds for live music in New Orleans. This neighborhood invented jazz, and today it is
still dotted with underground music clubs.
