WARRANTY DEED

For Value Received, ______________________________________, Grantor, does hereby grant, bargain,

sell, and covey unto _____________________________________________, Grantees, whose address is

______________________________________________ and to the heirs and assigns of said Grantees, the

following described premises in Fremont County, Wyoming, to-wit:

A tract of land located in the SW1/4SW1/4 of Section 12, Township 29 North, Range 100
West,
6th P.M., Fremont County, Wyoming, more particularly described as follows:
Beginning at Point No. 1, which point is on the south line of said SW1/4SW1/4, thence
proceed
S 88° 52’51’W along said south line a distance of 177.39 feet to Point No. 2; thence proceed N 8° 17’51’E
along a southerly projection of the west line of Lot 17, Block 21, Atlantic City, a distance of 65.94 feet,
more or less, to Point No. 3, which point is on the centerline of Winter Road (county Road No. 515);
thence proceed N 73°28’51’E along said centerline a distance of 192.81 feet to Point No. 4; thence
proceed S 8°17’51’W along a southerly projection of the east line of Lot 11 of said Block 21 a distance of
117.84 feet, more or less, to Point No. 1, the point of beginning.
This tract of land contains 0.37 acres more or less.

TO HAVE AND TO HOLD the said premises, with their appurtenances unto the said Grantee, and to
the heirs of assigns of said named Grantee forever. And the said Grantor does hereby covenant to and
with the said Grantee, that they are the owners in fee simple of said premises; that said premises are free
from all encumbrances. Subject to: Patent reservations covering premises and all easements,
protective covenants, restrictions and mineral reservations, of record. And that they will warrant and
defend the same from all lawful claims whatsoever.
