Subject: COST ESTIMATION, PREPARATION OF DETAIL BOQs AND ANNUAL RENTAL VALUE (ARV),
PROPOSED CONSTRUCTION/RENOVATION OF ASKARI 10,PHASE B,VILLA NO 312.
Sir,
Askari 10 is a residential society situated adjectent Alama Iqbqal International Airport Lahore .
All sectors here are identical with villa laid in a row. Residence is a double storey structure with a
green lawn at the front . Technical team of M/s Raees Faheem Associates analyzed the detail
construction drawing of the villa under renovation. In this conection a evaluation report has been
prepared. Necessary site condations were examined and specific readings were recorded. The owner
intends to carry out following alterations and fix new fittings.
a) Aluminum sections, replacement.
b) Marble/tiles to be replaced and laidin pattern.
c) Ceramic bathrooms fitting, replaced.
d) Solid deodar doors replaced and polished
e) Paint work/ polishing etc.
f) Sanitary fittings, imported.
g) Bathrooms Sanitary ware,replaced.
The quantities are tentative, derived from the construction drawings.These observations are based
after examining site conditions.The projected cost of construction refurbishment amount to Rs 6
Millions.All these expenditures are projected.It is expected that construction period is likely to be 8
months. The Annual Rental Value (ARV) of the house is Rs 3,36,000 .The projected Bills of
Quantities (BOQ) of subject Villa has been worked out and are appended for perusal:
a) Cement bags = 400 Bages
b) Mild steel(TOR) = 2.5 Tons
c) Burnt Bricks = 7000 Nos
d) Aluminum sections glazed = 400 Sft
e) Glazed tiles = 2500 Sft
f) Boticina marble slab = 3200 Sft
g) Wood Deodar = 500 Cft
h) Miscellaneous items = 20%
i) Sanitary / Elec. Items = 25%
j) Labor = 20%
The above quantities have been worked out from the proposed plan of the villa.The villa is
registered inthe name of of Lt.col (retd) Shameem Ahsan Jamil. The proposed alterations and
construction will cost the owner Rs.6 Millions, Submitted for consideration of Askari Bank Ltd. Tufail
Road Lahore Cantt.
