Prevented distressed-market fire sale by negotiating win/win compromise of 18 months of base rent collected in escrow period that allowed offering of attractive rate to buyer. 100% leased. TECHNOLOGY FOREST PLAZAThe Woodlands, TX. 80,000 SF mixed-use development (20,000 SF retail center, 45,000 SF medical office building, and 2 pad sites). Solved leasing and financing crisis that would have halted project. Secured additional capital and located replacement tenant within 60 days. Leased 95% of medical office and 81% of retailboth pad sites sold.
