Master of Business Administration - Semester 4 OM0015 Maintenance Management - 4 Credits Assignment Set- 1

Note: Each Question carries 10 marks. Answer all the questions. 1. Briefly explain the maintenance systems that are practiced in production/service units by providing few examples.
Ever since the dawn of our civilisation, human beings were using different types of tools, equipments or the machineries, as their daily core, to produce something or the other for livelihood. For example, farmers plough, bucket wheels for drawing water from the well, chisels, cutting tools and so on. Here the maintenance of such productive assets was only reactive in problem solving as and when they fail to perform. Down the years came the modern management principles that were applied in production or service activities. This eventually changed the attitude and approach of the production managers from just the phase of fixing the machine when it breaks, to the sound practices of planning, scheduling, and prioritising the maintenance activities. The production managers have realised the fact that efficiency and effectiveness of their unit depends on how best the assets are maintained for availability and reliability. To maintain them continuously in a good working condition, certain maintenance practices were evolved and later integrated as standard operating functions. With the high technological innovations and developments, machineries and equipments have become more and more sophisticated. This has thrown new challenges on both production and maintenance managers. For example, consider the machine tool technology. Here people once used stand alone machines for exclusive operations that were extended by special purpose machines for producing standardised products. The Computer Numerical Control (CNC) machines were introduced, which was programmed for highly reliable production. This was followed by integrated CAD-CAM techniques, and by fully automated Flexible manufacturing system with Robotics coupled with online inspection equipments for control of quality. Due to rising production costs, the emphasis and focus of maintenance crew was on reducing the downtime of machineries. This was done through proper planning and scheduling for up keeping productive assets. Many contributing factors resulted in most effective and efficient systematic maintenance functions in the department. Some of these factors are: Higher operating costs. Environmental concerns. Safety issues. Warranty and liability factors. Regulatory matters. Ageing of plant.

Increased cost of replacement.

Explain briefly the metrics that can be developed by the maintenance department to identify the gap and take action to achieving the desired level of performance 4. Distinguish between preventive and breakdown maintenance 5. Organisations normally adopt a combination of one or more of the above methods. And these options are justified if the resultant savings are more than the total costs associated with any one of these methods Substantiate this statement. 6. A valuable tool for improving maintenance effectiveness is to use fault tree analysis. What does this tree means and how it is used as a valuable tool for electrical, hydraulic and other complex systems in isolating physical components using circuits and attends to the problem?
