What Your Real Estate Agent Should Be Doing This Summer


There is rumor going around that says Southwest Florida can only sell homes between January and April. Have you heard this rumor yet? Its something to the effect of that we have a season and if youre thinking of selling your home during the summer, you should forget it. The rumor even goes so far as to say if your home on the market right now, you should take it off the market immediately. Just for the record, this rumor is incorrect and could not be further from the truth. The point is that you shouldnt believe rumors about the real estate market in Southwest Florida; get your information from a qualified, experienced real estate agent! And, in fact, the socalled real estate selling season in Southwest Florida is really proving to be a year-round season. Many communities in the Naples, Bonita Springs and Estero markets are selling homes year-round and are now experiencing summertime inventory shortages! Many real estate agents tell their clients to take their homes off the market during summer in Southwest Florida; agents have been saying this for years. While this may have been good advice thirty years ago, it is not good advice now. Any agent that asks you to take your home off the market or discourages you from putting your home on the market during the summer months is simply doing so because he/or she does not know how to market effectively to reach out-of-town buyers. With todays online and offline marketing tools and to stay in contact and connect in real time with potential buyers even when they leave the area for the summer. Additionally, those potential buyers are using the very same technology to continue to watch our market from areas outside of Southwest Florida. And, rest assured, they are watching our market closely. Some have even remained in the area to monitor the situation. Some will even return early, in the autumn season, to make a purchase. If you have a home on the market right now, here are 8 things your agent should be doing for you: Be available. Your agent should not be vacationing long-term, taking a 3-month hiatus, or leaving town for the summer months while your home is on the market. If this is the case, find a new agent immediately. Pricing your home right. This is one of the factors to getting your home sold this summer. With less inventory on the market, a priced-to-sell home will get sold! If youre not sure what methodology your agent used to price your home, ask him/her to show you data that proves your home is priced right! Also, a good agent will review that data with you before pricing the home if he/she did not, that could be a major red flag. Providing professional images of your home. Extra Space Storage Hosts Training Exercise For Hostage Negotiation Team
On May 7, 2012 Lee County Sheriffs Offices Hostage Negotiation Team, in cooperation with the Estero Fire Department, conducted a hostage negotiation exercise at Extra Space Storage of Coconut Point in Bonita Springs. The purpose of this training exercise was for the Hostage Negotiation Team to have an authentic training experience in which a potential suicide victim was threatening to jump off the facilitys roof. Members of the negotiation team were raised up by the Estero Fire Depts bucket truck to the location of the acting suicide victim in an attempt to talk him down. The site managers, Robert and Christa, also participated in the training exercise. Christa and a negotiator were the last to communicate with the individual and successfully deterred him from committing suicide. The training was a success and the Hostage Negotiation Team was so appreciative of Robert and Christa for their cooperation in the exercise; they were each given a Challenge Token issued by the Lee County Sheriffs Dept.

Square Up To Improve Your Ball Striking


What is Square? Square is a term used to identify the lines in our stance to a target. You notice many pros and good players have sticks on the ground when practicing. These sticks are to assist the player with their alignments and ball positions. The first stick which is close to the ball is aligned at the target and is called the line of play or target line. Another stick is then placed parallel to the line of play stick near the feet which is called the body line or stance line. The body has five lines that need to be parallel, the feet, knees, hips, shoulders and eyes. If all these lines are parallel and the club is at the target we call this square. In order to make it easy to get a repetitive swing it is best to stand as square as possible. When a player intentionally wants to slice or hook a ball these lines are altered changing the path and clubface in relation to the target causing spin to curve the ball. If you are curving the ball, slices or hooks, check to see if you are square to your intended target. Some players will ask another player or there coach during practice to stand behind them to see if they are square. Purchase some alignment sticks and used properly it will be a great investment.

Working Like A Dog: Study Confirms Benefits Of Bringing Pets To Work


(ARA) - Harvey is no ordinary canine. The 3-year-old boxer has a full-time job, working almost every day at Greensboro, N.C.-based Replacements, Ltd. Every morning he's standing by the front door, waiting to go to work, says Harvey's owner, Sara Vestal, restoration manager. He's been coming with me since he was 6 weeks old, and he truly thinks this is his job. If he sees me taking something out of a box, he grabs a box too and is by my side trying to help. Pets in this workplace may sound a bit farfetched, considering the company is known as the world's largest retailer of old and new china, crystal, silver and collectibles. But among Replacements' inventory of 13 million fragile items, you'll find a pit bull in this china shop, along with a beagle, several miniature dachshunds and dozens of other canines every day. And look out for the cats, and yes, a fish. An opossum has even graced the company's retail store with her visit. Replacements implemented its pet-friendly policy more than 17 years ago, after Founder and CEO Bob Page received a dog for his birthday and couldn't bear to leave him home alone. Once Page started bringing his dog, he realized his employees might enjoy having their pets as well, and opened the company to animal friends. Replacements is one of the top tourist destinations for central North Carolina, encouraging customers to bring pets to shop, while its monthly employee pet feature is popular on the company's website. At a company known worldwide for its diversity and progressive workplace policies, many employees, including Vestal, believe this is one of the best benefits. Having Harvey here is a comfort; it relaxes me. If I have to stay late, I don't have to worry about getting home to let him out or what he's gotten into during the day. If I'm having a bad day, doesn't matter, he's in my corner. And taking him out for a walk on my break really allows me to catch a breath I generally wouldn't allow myself, giving me the chance to refocus. Scientific Support A recently released scientific study reinforces Vestal's perceptions. Researchers from Virginia Commonwealth University spent a week at Replacements delving deeper into the impact of dogs at work. The VCU team surveyed and monitored stress levels among three test groups: those who brought their dogs to work every day, dog owners who left their pets at home, and those who do not own any pets. Their work marks the first quantitative study conducted in the workplace on the psychological and physiological impact of pets. What surprised us most is the fact stress actually decreased throughout the day among those participants who brought their dogs to work, while stress levels significantly increased for those who left their dogs at home or don't own pets, says principal researcher Randolph T. Barker, Ph.D., professor of management at VCU's School of Business. We also found it very interesting that about half of those who bring their dogs to work said their productivity increased with their dog present. Additional findings indicate having pets in the workplace also increases cooperation among coworkers. Barker also notes employees as a whole had higher job satisfaction than industry norms. He believes establishing pet-friendly policies could be a great benefit that doesn't hamper a company's bottom line. I think leadership in many organizations may be hesitant to allow animals in the workplace, but our study indicates pet presence may serve as a low-cost, wellness intervention readily available to many companies and may enhance organizational satisfaction and perceptions of support. Getting Started Replacements' formal pet policy requires all animals must be current on vaccinations, polite to people and other pets, and stay on a leash near their owners unless contained in an office or cubicle space. Owners are also required to clean up after any accidents. Companies interested in starting pet-friendly practices might want to start small, suggests Public Relations Manager Lisa Conklin. Consider having a pilot day to gauge how pet presence works for your organization. You might try it for a half-day, on a slow day or even a Friday to determine the best fit for your employees and your

Near-Zero Interest Rates: Trade-Offs For Investors


The Federal Reserves Policy Of Low Short-Term Interest Rates Presents Potential Plusses And Minuses For Investors
Consider your exposure to interest rate risk when evaluating your portfolio. The Federal Reserves recent announcement that it will maintain the federal funds rate in a range between 0.00% and 0.25% through December 2014 has generated the usual analysis about whether Chairman Bernanke and his colleagues are doing the right thing. But the Federal Reserves policy may be less about right versus wrong than about the trade-offs for investors and consumers. When the Federal Reserve makes a determination about movements in interest rates, it bases its decision on prospects for economic growth and whether existing growth can be sustained. The Federal Reserve considers the outlook for inflation, the federal budget, consumer finances, corporate earnings, and a variety of other factors. Maintaining interest rates at a historically low level, which has been the Federal Reserves policy since December 2008, is a tool for stimulating economic growth. A Domino Effect The fallout from the Federal Reserves actions can be significant. The federal funds rate influences the prime rate, which in turn has a bearing on rates that lenders charge for consumer and corporate borrowing. When the prime rate is relatively low, lenders may offer lower rates for mortgages, credit cards, and other forms of credit than they otherwise would. It is important to remember that consumer demand and a households creditworthiness are also significant factors in interest rates assessed by lenders. There are other plusses associated with low short-term rates. Borrowing costs are relatively low for corporations, which can impact earnings and escalate stock market returns.1 In addition, with banks offering marginal returns on savings products, investors have a strong incentive to add to equity allocations with the goal of earning higher returns. A Flip Side Just as low short-term interest rates bring certain benefits, there may be drawbacks for investors and also for the broader economy. When short-term rates eventually go up, the situation is likely to be a negative for bondholders because of the inverse relation between interest rates and bond prices.2 Historically, rising interest rates have caused the prices of existing bonds to decline because newly issued bonds carry higher rates, which push down the value of previously issued securities. Holding a bond until maturity, when an investor can recoup principal, can lessen interest rate risk. Low interest rates also are a potential negative for savers, in particular retirees who depend on savings products to finance living expenses. In addition, there remains the question of whether low short-term interest rates encourage certain investors to gravitate to assets that are relatively risky given the investors tolerance for volatility and time horizon. A recent blog post noted that flows into high-yield bond funds have exceeded those for ultra-short and U.S. government bond funds.3 Economic policy frequently presents both plusses and minuses, and low short-term interest rates are no exception. You may want to evaluate your exposure to interest rate risk and think about how you will cope with the situation when Federal Reserve policy changes. Algorithm Strategy
The Castle Algorithm implements a quantitative process that combines a long strategy when the Algorithm is positive and a short setup if the Algorithm turns negative. The Algorithm seeks capital appreciation regardless of the directions of the financial markets.
The Long Strategy uses the Powershares (QQQ) or the Nasdaq 100 tracking index. The Short strategy uses the Proshares UltraShort 2x S&P 500 ETF (SDS).
