Summary
In Manatee County, FL, the median sold price for Condo/Co-op/TH
properties for August was $85,000, representing a decrease of 26.1%
compared to last month and a decrease of 15.6% from Aug 2011.
The average days on market for units sold in August was 108 days,
24% below the 5-year August average of 142 days. There was a
1.2% month over month decrease in new contract activity with 165
New Pendings; an 8.2% MoM decrease in All Pendings (new
contracts + contracts carried over from July) to 301; and a 1.3%
decrease in supply to 853 active units.
This activity resulted in a Contract Ratio of 0.35 pendings per active
listing, down from 0.38 in July and an increase from 0.19 in August
2011. The Contract Ratio is 124% higher than the 5-year August
average of 0.16. A higher Contract Ratio signifies a relative increase
in contract activity compared to supply, and indicates the market is
moving in the seller's favor. A lower Contract Ratio signifies a relative
decrease in contract activity compared to supply, and indicates the
market is moving in the buyer's favor.
