Lots of political garb being thrown at me in the mail, television, and even Facebook these days and Im truthfully embarrassed by the way the politicians convey their messages. I even have a cousin now living in Australia who got an absentee ballot sent to him yet he hasnt lived or payed taxes in the state for over ten years - how this process is in our countrys best interest Ill never know. The good news is the election is over on November 6th and well hopefully see some major changes in the White House, the Senate, and Congress primarily for the sake of moving forward rather than the propaganda finger pointing mess we live in currently. Its implicitly affecting all of us psychologically and once again the Supply column above continues to drop while property values hold strong due to lack of inventory. May the best man win (go Elephants!) but for heavens sake, lets get back to work and limit the excuses!

Portuguese Bend, in Rancho Palos Verdes, was named for Portuguese whalers who used the cove for a rendezvous and a whaling station. Portuguese Bend was also a smugglers hideaway. From 1945 to 1956, until a major land slide occurred in the area, the Livingston Quarry operated, mining such minerals as barite, quartz, dolomite, gypsum, as well as basalt that was mined for use as a railroad bed material. This area is part of the Forrestal Preserve area, which was purchased as a nature preserve in 1996. In 1956 a 260 acre landslide started. The land slide was triggered by roadwork by L.A. County road crews who were constructing an extension of Crenshaw Blvd. from Crest Road, through Portuguese Bend, to Palos Verdes Drive South. Approx. 235,000 tons of dirt which

had been excavated for the road had been relocated to the top of an ancient, but previously dormant land slide. In August, 1956, the landslide broke a water line, and significant land movement began. A number of homes began to slide and some of the roads had to be rerouted. Some residents gave up and saw their homes go into the ocean; others left the area. Approx. 100 homes were destroyed, and more than 50 damaged, and the Portuguese Bend club house, restaurant, and pool were destroyed. The land in this area has moved more than 400 feet seaward, and continues to creep towards the ocean to this day, requiring constant repair and maintenance of Palos Verdes Drive. Abuilding moratorium still exists in the landslide area. Several homes continue to be occupied in the land slide area, with the homeowners constantly leveling their home due to land movement by the use of hydraulic jacks. On October 1, 2008, the State Appeals Court reversed a lower court decision known as the Monks case and decided that the Land Slide building moratorium ordinance of the City of Rancho Palos Verdes for the Portuguese Bend area constituted an unconstitutional taking of property, and that the City should issue building permits to the 17 property owner in the law suit wishing to build homes in the area. A permanent ban on home construction cannot be based merely on a fear of personal injury or significant property damage, the jurist concluded, and ordered the case remanded for further proceedings to determine an appropriate remedy. On October 8th, 2008, the City Council decided to appeal this decision to the State Supreme Court. On December 17th, 2008,the California State Supreme Court denied the Citys appeal allowing the 17 property owners the right to build on their property. The City is currently

Surf Spot of the South Bay

if you cruise along highland avenue toward the airport, youll drive right through what is now known as north manhattan Beach; however, this area used to be known as el porto (and still is by some longtime locals), featuring good restaurants, great surfing, and a laid-back vibe. el porto was first subdivided in 1911 on land that was owned by well-known local developer, george h. peck. at that time, there were roughly 80 business lots and 225 residential lots, and the streets originally had no names. later on, the east-west streets were assigned numbers, and the alleys were given names. denny Smith, a third grade teacher and self-proclaimed mayor of el porto, has lived on 38th street for over 25 years and is considered somewhat of a local expert on el porto history. he explained that at one time, this was the only part of the manhattan Beach area that had rentals. Back in the day, it was all flight attendants and bartenders people who were renting a completely different demographic makeup than what manhattan Beach is like now, said Smith. With an abundance of renters who did not have any roots established, el porto became a place where people would come and go, and with ready vacancies, you could entice your friends to move in down the street. an apartment would open up and your buddy would move in, said Smith. the area became an enclave of friends, which made for more of a party atmosphere. people would walk up and down the streets until they found a party. and most of the people at the party were locals. it was a crazy, homogenous group of people who just loved the beach. although Smith moved away from the area at one time, after six months he returned to this special part of the South Bay. and, his moniker of mayor is not just for show hes very active in city issues and runs the rosecrans volleyball tournament, including painting the poles and taking care of the nets. he also tends a garden at the end of 38th street and is responsible for the nearby chalk mural that he changes every month or so.

surfers Paradise
Smith recalls el porto becoming quite a popular surf spot. it was fun and crowded, he says. But its a lot more crowded these days. local surfer tony del castillo has been surfing el porto for over 25 years. the northwest and west swells are best for el porto; the waves can get very big in the winter and tend to have better shape then other areas in the South Bay, said del castillo. he explained that el porto can handle swells better than other areas. it also tends to develop better sand bars from rain runoff, and these sand bars also produce better-shaped waves. Some of the more frequented areas include rosecrans, 45th Street, and the entrance of the parking lot. probably the most recognized surfing area in el porto is the jetty. on the south side of the jetty is a right hander called, the right, and on the north side of it is a left hander called, hammerland because it gets really big and breaks in shallow water, and when you fall, you get hammered!

local memories
in november of 1980, el porto consisted of approximately 34 acres and a population of about 1,185 people and was annexed from the county of los angeles by manhattan Beach. the area is now considered north manhattan Beach. however, ask any South Bay local about el porto, and if they have frequented the area at all, they will have their own remembrance of the town, pre-north manhattan Beach days. maybe its the devils triangle (the intersection of rosecrans and highland along with the various bars that came and went); orville & Wilburs which lasted up until 1998 and was considered by some to be the first good restaurant in town (opening in 1971), or the famous panchos which stills stands. Volleyball, surfing, and great places to meet up with friends the name may have officially changed to north manhattan, but the unique el porto vibe remains the same.

ermosa Beach, a city in Los Angeles County, California, has a population of approximately 19,500 and is located in the South Bay region of the greater Los Angeles area. It is one of three Beach Cities: Hermosa Beach is bordered by the other two, Manhattan Beach to the North and Redondo Beach to the South and East. Of the three Beach Cities, only Hermosa Beach owns its own beach. The other two cities beaches are owned by the county of Los Angeles. The wide flat beach makes Hermosa Beach one of the most popular places to play beach volleyball, from professional to amateur. The Strand, which stretches North into Manhattan Beach and South into Redondo Beach, is a popular place for walkers, joggers, biking and sightseeing. The city itself is relatively small, extending only about 15 blocks from East to West and 40 blocks from North to South, with the Pacific Coast Highway running down the middle. Situated on the Pacific Ocean, Hermosas average summer temperature ranges in the mid-70s. Consistent ocean breezes lessen what can be high summertime temperatures in surrounding Los Angeles areas, and helps to keep the smog away 360 days of the year.

Hermosa Beach was originally part of the 1884 Rancho San Pedro Spanish land grant that later became the ten-mile Ocean frontage of Rancho Sausal Redondo. In 1900 a tract of 1,500 acres was purchased for $35 per acre from A. E. Pomroy, then owner of the greater part of Rancho Sausal Redondo. Its hard to believe that in the early days, Hermosa Beach like so many of its neighboring cities (Inglewood, Lawndale, Torrance) was once vastly sweeping rolling hills covered with fields of grain. During certain seasons of the year large herds of sheep were found grazing over this land, and corrals and large barns stored the grain, in addition to providing shelter for horses and farm equipment on the ranch between Hermosa and Inglewood. Todays Hermosa Beach Real Estate finds a very different picture than from the early days, with full size lots as small as only 2,400 square feet, b u i l t with up to 3 story homes c o v e r i n g nearly the entire lot. Neighbors are just a few feet away and the rolling hills are now covered with homes, a p a r t m e n t s ,

condominiums and small businesses. Because Hermosa Beach was one of the first beach cities to start development, it remains one of the most eclectic. It is not uncommon to see an original beach bungalow sitting next to a 1950s duplex that is located next to a brand new custom home. Although most of Hermosa Beach Real Estate has been developed through the years, there still remains plenty of undeveloped public land. Most notably is the 24 acres of vacated railway that cuts through the entire city from North to South. The railway once supported the only public transportation available from Los Angeles to Redondo Beach. Local residents fought developers in the 1980s who sought to build condominiums and retail along the corridor and today it remains a very popular & unique hiking and jogging trail. In addition, there are eight other parks found throughout this small city. The school system in Hermosa Beach is divided uniquely into two groups, Kindergarten through 2nd grade with students attending Hermosa View School off of Prospect Avenue, and 3rd grade through middle school students all attend Hermosa Valley School located off of Valley near Pier Avenue. Hermosa Beach does not have its own High School. Residents have the choice of sending students to either Mira Costa High School or Redondo Union High School. Like most beach cities schools, the scores at both schools rank extremely high. (You can find more information on the school system online at www.hbcsd.org.) The Board of Realtors divides Hermosa Beach into 3 distinct sections. The Sand Section, also known as area 148 on the Multiple Listing Service, is all property West of Valley, adjacent to the Pacific Ocean. The Valley Section (Area 149) is located between Valley and Pacific Coast Highway. East Hermosa Beach (Area 150) is all of the properties located East of Pacific Coast Highway. As with most beach cities property, the closer you get to the ocean, the higher the price. This will vary dramatically, however, based on view, orientation, size of the home, and the y e a r

built. In addition, lot sizes will typically increase farther East as you move away from the beach. Hermosa does have its own Hill Section, although not nearly the size of Manhattan Beachs Hill Section. There are some properties that are very large, with a few parcels of land well over 10,000 square feet, capturing sweeping views of the Pacific Ocean from Palos Verdes to the Santa Monica Bay and beyond. Homes of this stature can fetch into the millions of dollars, but they rarely hit the market. Hermosa Beach Real Estate certainly ranks high both in median home prices as well as its ability to retain value as compared to many parts of the United States. Its proximity to Los Angeles makes it an easy commute to one of the busiest and most diverse business cities in the country. Combine that with one of the greatest weather patterns in the world, an award winning public school system and access to one of the best beaches on any coast, Hermosa draws both young and old as a place to call home. Hermosa Beach is known to have the highest ratio of rentals to owner occupied properties in the three Beach Cities with 44.6% being owner occupied and 55.4% tenant occupied. It also has some of the most diverse cross section of homes, from turn-of-the-century beach cottages, to 10,000 square foot ocean front homes. Prices can vary from $300,000 for a small 1 bedroom condo to over $20 Million for a beach front estate. As far as demographics go, the most interesting piece of recent trivia is that CNNMoney reported Hermosa Beach being ranked the greatest city to live in to find rich single men, as many male residents have a high median household income. The city is a constant buzz of activity from small coffee shops and stores which are all walking distance from most homes, to outdoor eating and bars that line the popular Pier Plaza. fascinated with the movement of wind and light in nature, doron gazit has spent the last 25 years creating environmental art. he first began sculpting the wind by capturing air in clear tubes and documenting it photographically. then by accident just two years ago, gazit came across a technique that moved him into another phase of his art, calling it frozen flow. in solid form, the contemporary light sculptures stop the action and allow people more time to see and enjoy the fluidity of nature. it just happened. i love nature and sculpture and the idea of visualizing the invisible, said gazit. Working out of his studio in north hollywood, gazit creates the pieces from polyethylene (plastic resin) that is heated to become fluid and then molded by hand to create one-of-a-kind sculptures that have a soft glow. the speed of the machine and even the temperature and humidity in the room affects the way each sculpture turns out. every sculpture is a little different every time, gazit said. that is what i love about creating these pieces. it is like you are holding something frozen in time. With its striking lines and unexpected shapes, frozen flow adds a warmth and glow to any space with a rhythm that can be found only in nature. While gazit used to create smaller wall and tabletop light sculptures, he has recently begun to focus more on floor and suspended light sculptures. the floor sculptures range in size from 4 to 10 feet, while suspended ones can be anywhere from 2 to 4 feet. however, gazit said custom designs can be made up to 12 feet. and depending on the size of each sculpture, frozen flow ranges in price from $1,200 to $3,000. gazit hopes to expand beyond los angeles soon and create interest in his sculptures across the country and globe. i really believe i have developed a new technique and industry, gazit said. ive never seen anything like it before.
