THIS LEASE, _____________________ in consideration of the following covenants, agreements, limitations, conditions and provisions entered into by the

parties hereto for themselves, their heirs, successors, legal representatives and assigns (Lessor Name) hereinafter designated as Lessor ( Landlord), doth lease (Lessee Name) hereinafter collectively designated as Lessee (Tenant), the premises situated on Lease Street Address Lease City, State from _________________________ to _________________________

Premises solely for the purpose of a private dwelling, and to pay as rental monthly installments of $600.00 each in advance, upon the 1ST day of each month and every month during the continuance of this lease to: (Lessor Name) Street Address City, State Returned check charge will be $25.00. IF FOR ANY REASON, LESSOR MUST PICK UP RENT MONIES, AN ADDITIONAL $20.00 WILL BE CHARGED ABOVE AND BEYOND THE LATE FEES. DATE: BALANCE NOW DUE $000.00 Lessee has examined and accepts said premises in their present conditions, except as otherwise specified. Lessee shall not use said premises as a "boarding" or "lodging" house or as a school nor shall Lessee permit said premises to be used for any unlawful purpose, nor for any purpose that will injure the reputation of either said premises or its neighborhood. CONDITIONS AND PROVISIONS No additional locks or bolts of any kind shall be put upon the doors or windows, no nails shall be driven in the walls or woodwork, only picture nails, no paint or stains shall be applied to the floors or woodwork, nor shall any changes or alterations of any kind be made in said premises without the written consent of the Lessor thereto, all alterations and additions to said premises shall remain for the benefit of the Lessor unless otherwise provided in such written consent as aforesaid. Wire for telephone, messenger calls and other purposes shall be brought into the premises, and telephone and other instruments and all other apparatus shall be installed therein at the expense of the Lessee. No water shall be left running in bathrooms, lavatories, kitchen or laundry, or elsewhere on said premises. Lessee shall not keep or use on or about said premises or building, naphtha, benzene, gasoline, gunpowder, kerosene heaters, or other inflammable or explosive substances, and shall not permit or suffer upon or about said premises or building, any act or thing deemed extra hazardous on account of fire.

Lessee shall not allow said premises to be used for any purposes that will increase the rate of insurance thereon, nor for any purpose other than that herein specified. Lessee shall allow Lessor free access at reasonable times to the premises leased for the purposes of examining or exhibiting the same, or for the purpose of making any needful repairs, or alterations of said premises which said Lessor may see fit to make, and shall not permit the same to remain vacant or unoccupied for more than two consecutive weeks without notifying the Lessor of such vacancy. Lessee shall interfere neither with the apparatus nor general appliances installed on the premises. Lessee shall use said premises, and the fixtures and appliances thereon, in a careful manner, and shall commit and suffer no nuisance or waste therein, or upon the grounds surrounding the same, and shall keep said premises in a clean and healthy condition and in accordance with the ordinances of the city of Duncan and the regulations of lawful authorities. Lessee shall be liable to Lessor for any and all damages caused to said building, its fixtures, appliances, or grounds by the misuse or neglect thereof by the Lessee or his failure to observe any of the provisions of this lease. Lessee agrees to pay for the repair of drain or toilet due to clogged plumbing from misuse. Lessee shall comply with and conform to all reasonable rules and regulations the Lessor may make for the use and protection of said premises and the general welfare and comfort of the occupants thereof. If Lessee fails to pay the rent when due, and payable, according to the covenants aforesaid, or violates, or fails to perform any of the covenants and conditions on his part to be kept and performed, Lessor shall have the immediate right to cancel this lease , without notice to the Lessee, to re-enter and take possession thereof, and to expel Lessee or his assigns there from all without waiver or prejudice to any further rights or remedies allowed to Lessor under the provisions of this lease and the law. And the receipt of rent, or any other act of Lessor in apparent affirmance of the tenancy, shall not operate as a waiver of the right of Lessor to cancel this lease for any breach of any of the covenants or conditions herein. CONDITIONS AND PROVISIONS Lessee agrees upon termination of this lease that professional steam cleaning of all carpet, final water bill if it applies, and any outstanding late fees, will be do on final day of lease. There will be a $50.00 late fee charged if rent is not received by the 5th of the month. . Lessee acknowledges receipt (Full Lease Adderss) and agrees to assume full responsibility for same and to replace all missing or damaged articles prior to vacating.
