GENERAL SPECIFICATIONS FOR CIVIL WORKS AND INSTRUCTIONS FOR CONTRACTORS.

1. All rates quoted shall be inclusive of all materials and labour. 2. Earth work excavation for footing shall be quoted for a depth of 2.m and shall be as per the architectural and structural drawings. Additional rate for additional depth may be quoted separately . soil condition is hard/laterite soil. 3. PCC mix shall be 1:4:8 unless specified in drawing. 4. All steel works and RCC concrete grade shall be as per structural drawings . 5. All cement and steel used at site shall have ISI mark. 6. Wall thickness after plastering shall be 20cm /12cm as per drawings. 7. Cement mortar mix shall be 1:6 for masonry works unless specified . 8. Bricks / solid blocks for masonry works shall be pre-approved by owner / architect. 9. All RCC work, masonry work and wall plastering etc. shall be in true plumb and level . 10. Plastering mortar mix shall be 1:5 for walls and other vertical surfaces , and 1:4 for ceilings and underside of slabs and 1:3 for terrace top plastering. 11. Necessary slope for draining of water shall be given in terrace top plastering . 12. Water proofing chemicals shall be added for terrace floor concreting works , terrace top plastering and sunken slab castings 13. Water proofing Chemicals and method of water proofing shall be approved by architect / owner. 14. All wooden door frame and shutter work shall be inclusive of locks ,hinges, holdfast, tower bolts and handles .the samples of which shall be approved by the owner/architect. 15. Sample door frames and shutters shall be supplied by the contractor and shall be approved by the owner / architects before further works are proceeded. 16. S.S hand rail samples shall be approved by owner / architect before starting of construction . 17. F R P door shutter and frame for toilets shall be of good quality and sample shall be approved by owner/architect before construction . 18. All interior plastering works shall have 2 coats of white cement wash of any approved manufacturer . 19. All exterior painting works shall have 2 coats of white cement of approved manufacturer . 20. Window grills shall be coated with 1 coat of metal primer and 2 coats of enamel paint of approved colour and manufacturer . 21. Vitrified tiles shall be of minimum size 60x60cm and shall be laid in clear water level and samples shall be approved by owner/architect before laying , suitable colour co-ordinate joint Fillers shall be used for tile joints . 22. Contractor shall keep of all drawings at site ,one set of copies issued by the architects office ,for reference . 23. Any change in construction from the approved drawings given to site shall be done only with the written consent of architects /owner. 24. Qualified site supervisors shall be employed by the contractor at site .

25. Instructions given in structural drawings and architectural drawings shall be clearly read and implemented at site . 26. All doubts regarding drawings and specifications shall be cleared with the architect/owner before starting each item of work . 27. Each completed items of work done at site shall be recorded in a measurement book with area / volumetric measurements and copy of which shall be submitted to the owner .every week and shall be counter signed by the contractor / contractors representative. 28. Any matter of dispute shall be raised during meetings with the owner / architect and cleared through discussions. 29. All matters regarding, water, electricity, retention money, penalties, taxes etc. shall be discussed and finalised with the owner before quoting of rates. 30. Contractor shall take care of necessary safety precautions at site including workers insurance. 31. Contractor shall work in co-ordination with other contractors like electrical, plumbing, fire, lift and sewage treatment even though such contractors are appointed by the client directly.
