The property is Grade II* listed and sits within a Conservation Area and within an Archaeological Priority Area. The existing use of the property is understood to fall within Class B1 Offices of the Town and Country Planning Act (Use Classes) Order 1987 (as amended).

The property has an historic character and is considered to be one of the finest examples of a Jacobean Manor house to survive in London. This status is reinforced by a Grade II* Statutory Listing. Eagle House was constructed in 1617 for Robert Bell, one of the founders of the East India Company and Master of the Worshipful Company of Girdlers. The house was purchased in 1790 by Thomas Lancaster as Wimbledon School for Young Nobleman and Gentlemen. It was then re-named Nelson House School following a visit Lord Nelson in September 1805. It remained in this use until 1887 when purchased by Thomas Graham Jackson who restored the residential use and historic character.

English Heritage installed a blue plaque on Eagle House to commemorate the life of Arthur Schopenhauer, the German philosopher who resided in Eagle House as a pupil in 1803. The current owner has regularly carried out substantial restorations to the property since it took it over in 1988.
