February Property sales were 13, down 31.6% from 19 in February of 2012 and 44.4% higher than the 9 sales last month. February 2013 sales were at their lowest level compared to February of 2012 and 2011. February YTD sales of 22 are running 33.3% behind last year's year-to-date sales of 33.

The Median Sales Price in February was $900,000, down 18.2% from $1,100,000 in February of 2012 and down 44.6% from $1,625,000 last month. The Average Sales Price in February was $1,170,154, down 18.5% from $1,435,839 in February of 2012 and down 48.0% from $2,249,222 last month. February 2013 ASP was at the lowest level compared to February of 2012 and 2011.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The February 2013 MSI of 8.5 months was at its highest level compared with February of 2012 and 2011.
