Description PRELIMINARIES & GENERAL CONDITIONS

General: These Preliminaries are applicable to the whole of the works. If the Tenderer wishes to price any of the items contained herein, then each such item, clause, or subclause must be individually priced. Lump sums covering more than one item shall not be inserted. Preliminary prices shall not be adjusted in the event of any changes to the Contract Price due to variations Where any item, clause or sub-clauses has not been priced, the value of such shall be deemed to be included in the rates for measured items elsewhere in the Bills of Quantities. It is a condition that the selected Contractor will be required to provide the Engineer with a full and detailed Tender breakdown upon being awarded the Contract. This Tender breakdown is to show the actual calculations of the Preliminaries, the labour, plant and material costs of the Works, the build-up of measured rates with oncosts and overheads and any other allowances used to arrive at the Tender Sum. Such breakdown shall be submitted with in 15 days from the date of signing of the contract. The interim payment application shall be issued only upon receipt of such breakdown.

Locations of Site: The site of the works is shown on the Site Plan.

Brief Description of the Works: The Works comprises the Construction, Completion, Maintenance and Delivering up of -1- Residential Main Villa Block (A), Majliss Block (B) & Services Block (C) precast boundary walls around the plot limits, All infrastructure works, paving, roads, car parking and landscaped areas within the plot limits, All other connected electro-mechanical, A/C works all completed as specified and detailed on drawings with Time of Completion 18 (eighteen) Calendar Months including mobilization, permanent services connections and completion Certificate including all related works complete as specified detailed on Drawings and to the approval of the Engineer and Authorities

The Contractor shall allow for providing 8 mm thick plywood or steel site hoarding, painted plain color. Markings shall be made as directed by the Engineer , gates, entrances, etc. for the protection of the site and removing on completion. Hoarding shall be maintained by repainting at regular intervals and replacement as required to replace damaged/deteriorated materials. All such protective measures shall be to the approval of the Engineer. The Contractor shall be responsible for obtaining the Site Boundary Demarcation Certificate from the Client or their Sub-Consultant and to agree the location of the Site Boundary markers. The Contractor shall provide the Engineer with a copy of the Demarcation Certificate The sole right is to the Employer for attach advertisements to any temporary fencing, boarding, screens or the like to erect separate advertising hoardings if so required Site Survey and Setting Out

This shall include for water used by all sub- contractors for testing / commissioning / water leakage test, etc. The Contractor will be responsible for supplying and maintaining equipment including any necessary pumps, storage tanks, distribution pipework, etc., required for the execution of the Works. The Contractor shall arrange and provide for an adequate temporary supply of all necessary electrical power and lighting of the Works, generators...etc including paying all charges for the maintaining Sound attenuated generators at his own expense until handing over the works. This shall include all electrical power / lighting required by all sub-contractors for testing / commissioning Item Any additional lighting for the inspection of the works shall be provided as instructed by the Engineer. The Contractor shall ascertain the position, and protect or divert as necessary all service lines and cables on or adjacent to the site as required and approved by the Engineer. Allow for carefully re-routing to the existing underground pipe lines in working areas including hand excavating trial holes as necessary, include all necessary earthwork supports as required by ADDC and approved by the Engineer. The Contractor shall be responsible for the protection of all existing services within the Site and shall make good any damage to existing services resulting form his carrying out of the Works to the satisfaction of the Engineer and relevant authority .The Contractor shall be responsible for giving notice to the relevant authority where temporary or permanent re- routing of existing services is found to be necessary and shall provide attendance upon any Contractor employed to carry out such re-routing.
