LETTER OF UNDERSTANDING THIS LETTER OF UNDERSTANDING OF AGRICULTURAL

LAND IS MADE ON THIS 12TH & IN THE YEAR 2013.

DAY OF FEBRUARY MONTH

BETWEEN

Sairung Developers and Promoters Pvt Ltd, H a v ing addressed 5 0 1 / 5 0 2 C o r p o r a t e p l a z a ; Senapati Bapat Road Pune 16. Through its Authorized Signatory Mr. K. R. Malik, Age: - 51.Years, Occ: business ; (HEREINAFTER referred to as the "VENDOR" (which

expression shall unless excluded by or Repugnant to the context include his heirs successors administrators and assigns) PARTY OF THE FIRST PART. AND Mrs.Manisha Pilankar Age :42. Years Occupation : Service R/o. :Abhay nivas new paragaon Tal Hathkangle Dist Kolhapur. (HEREINAFTER referred to as the "PURCHASER" (which expression shall unless excluded by or Repugnant to the context include his heirs successors administrators and assigns) PARTY OF THE SECOND PART.

WHEREAS all that is piece and parcel of agriculture land situated at Village : Dattawadi In project named Sairung city admeasuring area 0H2.5R That is 2691sqft which is more particularly described in the Schedule-I hereunder written.

2. AND WHEREAS the Party of the Second

3. AND WHEREAS the Party of the First Part has decided to sell

Plot No. F-77 admeasuring an area 2691Sq.fts. I.e. 0 H 2.5R, to the Party of the Second Part at the price Rs. 82700/Hundred (Rupees Only) Eighty on Two the Thousand and Seven and terms conditions

Hereinafter mentioned.
4. AND WHEREAS the Party of the First Part has given to the

Party of the Second Part of all documents relating to the said land and the Party of the Second Part has inspected the same and satisfied about the marketability and the title of the said land.
5. AND WHEREAS the Party of the First Part has agreed to sell

land bearing Plot No. F-77. Admeasuring area 2691. Sq.ft. i.e. 0 H 2.5R to the Party of the Second Part at the price Rs. 700/- (Rupees SEVEN HUNDRED Only) and on the terms and conditions hereinafter mentioned.
6. AND WHEREAS the Party of the First Part has given to the

Party of the Second Part of all documents relating to the said agricultural land and the Party of the Second Part had inspected the same and satisfied about the marketability and the title of the said land from their Advocate.
7. AND WHEREAS the Party of the Second Part is being ready

and willing to get the Letter of Understanding executed, the Party of the First Part has agreed to execute Letter of Understanding of the agricultural land which is favor of the Party of the Second Part. more particularly described in Schedule written hereinafter in

NOW THEREFORE THIS LETTER OF UNDERSTANDING WITNESSETH AND IT IS HEREBY AGREED BY & BETWEEN THE PARTIES HERETO AS FOLLOWS :

1.

That the Party of the Second Part hereby agrees to purchase from the Party of First Part and party of the first part do hereby agree to sell the land which is more particularly described in Schedule II hereinafter mentioned.

2.

That the Party of First Part agreed to sell the said Agricultural land more particularly described in the Schedule to the Party of Second Part at a consideration of Rs. 18,83,700/- (Rupees Eighteen lakh eighty three thousand seven hundred Only) and Party of Second Part agree to purchase the said land.

3.

That the Party of Second part paid Rs. 18,83,700/(Rupees Eighteen lakh eighty three thousand seven hundred Only) to the Party of First Part as consideration of Schedule land by different cheques as per payment schedule II hereinafter mentioned.

4.

That the Party of the First Part hereby assures unto the Party of the Second Part that the Party of the First Part has absolute and clear legal title in respect of Schedule and have rights to sale land described in Schedule II hereinafter mentioned.

5.

That the Party of the First Part hereby assure unto the Party of the Second Part that the said land or any part thereof is neither a subject matter of any acquisition or requisition nor has received any notice that effect till today. That the said agricultural land is not a subject matter of any dispute or pending litigation.

That the Party of the First Part hereby assures unto the Party of the Second Part that the said agricultural land is free from all encumbrances.

7.

That the party of the first part hereby agreed to sell the said plot out of the land to the party of the second part or its nominees, and the sale deed will be executed in favor of the part of the second part or its nominees within the period of 8.months from execution of this Letter of understanding of the party of the second part.

8.

That the purchaser had already paid Rs. 18,83,700/(Rupees Eighteen lakh eighty three thousand seven hundred Only) as total full and final consideration as per details given in below payment schedule and nothing remains balance Only stamp duty registration charges legal charges and transfer of revenue records in the name of the party of the second part would be paid at the time of execution of sale deed.

10. That party of the second part shall not construct any
temporary or permanent structure on 10ft strip from one side for common road purpose which is the prime condition of this Letter of association Schedule of the Property SCHEDULE

All that piece & parcel of Agricultural land in Village :Dattawadi, Taluka Mulshi Dist. Pune, bearing Plot No 77 Admeasuring an area 2691 Sq. fts. i.e. 0H 2.5 R.
