In September 1938, a bond issue was passed that called for construction of a 1,485-foot breakwater
north of the Redondo Beach pleasure pier to construct a boat harbor with the assistance of the Works
Progress Administration (WPA).
The proposed breakwater was begun in 1939 but only partially fnished. The short breakwater

In September 1938, a bond issue was passed that called for construction of a 1,485-foot breakwater
north of the Redondo Beach pleasure pier to construct a boat harbor with the assistance of the Works
Progress Administration (WPA).
The proposed breakwater was begun in 1939 but only partially fnished. The short breakwater
changed the fow of the current along the shoreline resulting in extensive beach erosion and the destruction

The real estate housing market isnt quite recovered yet, but inventory is lower than it has
been since 1999, business analysts at Forbes Magazine say. Homes stay on the market
for a shorter period of time and current listings are quickly exhausted. Despite home
values still being lower than in 2007, prices are steadily creeping back up as buyers, and
sellers, realize that the demand is high and the available houses are few and far between.
This is good news if youre a seller, but means youll be facing stiff competition in the
short-term if youre currently looking to buy a home in Californias South Bay.
Take heart, however: sellers will begin putting their homes up for sale more often as their
confdence in their home values, and in the economy in general, increases. When home
values go up, current homeowners will be able to afford to upgrade to new developments,
meaning that more houses will become available to new buyers. Unfortunately, some
homeowners still owe more on a mortgage than the current value of their home, so they
cant afford to make a move right now. However, the low inventory and the driving forces
of a healthy, active economy and strong new demand from new buyers will soon take
care of that. Look for a slow but steady increase in prices over 2013.

Local Luxury-Priced Rentals
While you may have read that in late February the legendary and palatial Beverly House
in Beverly Hills, where famous scenes from flms like The Godfather have been shot,
became available to rent for $600,000 a month (it includes a two-story library and was
the last home of William Randolph Hearst), there are plenty of high-priced luxury rentals
right here in the South Bay in which to indulge your vacation fantasies (or realities). One
in particular is currently the highest-priced luxury rental in our community: A Hermosa
Strand vacation home.
Just this March, this private residence on The Strand was listed with a $30,000 a
month lease. This intended vacation rental has a three-stop elevator, 4-car garage,
fully-equipped gym, and a ground foor patio that opens onto The Strand and the
Hermosa beachfront. The property is accessed behind a non-descript alley, which
provides additional privacy for those who want to enjoy every moment of theyre in
this sumptuous home, listed by Susan Sweeney at Shorewood Realtors.
If this is too pricey, even for your refned tastes, there are other (slightly) less
extravagant (but still lavish) high-end leases available:
The Redondo Beach Waterfront Green Redevelopment
El Segundo developer CenterCal Properties has revealed its plan to revitalize the Redondo Beach harbor and
pier. The plans include total refurbishment of the pier itself as well as new shops and retail areas and possible water
features (like fountains!) and a second Shade Hotel location, with 54 rooms, right on the beach. The plans promise
to keep the Redondo Beach pier open, inviting and green, including the hotel, which will have many eco-friendly
considerations such as solar paneling and reused wood. CenterCal also wants to change the current Seaside
Lagoon, making it more of a natural estuary than the constructed and chlorine-flled pool it is now and with an
additional adjoining park and play area for kids and families that will be open year-round.
The Redondo Beach City Council vote on the fnal design and plans this week, but are serious about giving the go-
ahead for CenterCal to begin the much-needed building renovations because of concerns like rising sea levels that
threaten the integrity of the current pier. Also on the agenda is tackling the traffc on Torrance Blvd. at the piers
entrance and the need for bike and pedestrian access lanes that are so important to maintaining foot traffc fow
and enjoyment for locals. In a community meeting and plan-unveiling on Saturday, Feb 23rd 2013, Fred Bruning,
CEO of CenterCal, said, Its kind of a sacred site and if were going to do this, we should do it right or not at all.
The Redondo Beach City Council will vote on these designs this week.
844 Rincon Lane in Palos Verdes Estates at $20,000 a month is currently the second
most expensive residential lease in the South Bay. This Italian villa has over 6,000
square feet of living space on a huge lot on a quiet cul-de-sac with smashing views.
Italian-themed dcor, such as matte-fnished Venetian plaster, distinguish the interior.
Theres a full second kitchen with wine refridgerator and pocket doors that open up
the entire room to the jaw-dropping infnity edge pool that literally blends in with the
ocean, overlooking the Queens Necklace view. This property is listed by Raju Chhabria
of Shorewood Realtors.
665 17th St in Manhattan Beach, listed by Manoj Narang of 3 Leaf Realty, is only
$15,000 a month and provides 6 bedrooms, 5 bathrooms, and a private cul-de-sac on
one of Manhattan Beachs most coveted streets in the Tree Section.
If hills and ocean views are more your style, it is only $20,000 a month to lease this
East Packsaddle house in Rolling Hills, which offers breathtaking ocean views from
Catalina to Malibu through the foor-to-ceiling windows. If that wasnt enough of a
reason, how about having your own vineyard in the backyard? The home on East

Gary Elminouf founded Beach City Brokers in 1989 and now fnds homes, and
loans, for South Bay community members (and those who want to become community
members!). His insight into new construction and spec building in the beach cities
provides clarity on the low number of available properties right now.
When you stop building, he explains, which is what happened here in the beach
cities about 4 or 5 years ago, it diminishes the demand for more new constructions.
The foreclosures and short sales have pretty much dried up, which was a percentage
of the inventory. Also, when everyone is comfy and confdent that we are at the bottom
of the market, which was probably a year ago, and interest rates have bottomed out,
sellers are on the fence wondering if they should sell now or wait a year or two for the
market to go up even higher. Thats what were faced with right now. I think we have
a cycle that is going to last another two or three years, an up cycle, if history repeats
itself, which I am sure it will.
Of course, its not always easy to tell when were at the bottom of the market. You
have to look at whats behind you, according to Elminouf, to see patterns. One year
ago, every property, including commercial investments, was selling for ten percent less
than they are today. It defnitely pushes values up when we know were no longer at
the bottom.
Beach City Brokers has defnitely been affected by these shifts in the market.
Almost 30-50% of all our sales are off-market sales, says Elminouf. Luxury real estate
has been picking up so fast that they never hit the market. For half the properties in
escrow that I have right now, a sign never went up.
Because business is booming again, Beach City Brokers is opening a second offce
in Riviera Village in Redondo Beach. With close to 50 agents, the original offces have
simply become too crowded! But more importantly, insists Elminouf, our passion
and love of the Riviera Village is why we want to do our business thereYouve got
great shopping and restaurants, but you dont have the density issue of the other
beach cities. Along with the potential upcoming development on the waterfront,
which in the next decade will be a great improvement to the city of Redondo Beach,
along with the projects of downsizing or removing the power plant and developing
parks and mixed-use areas, these are going to be great assets. The city is currently
trying to obtain a single leaseholder for the pier and marina, and I think theyre close
to putting a deal together.
When it comes to the new Redondo Beach pier plans, he doesnt believe in
compromise. The only way we are going to make everything better for everyone,
including our children, is if everyone wins, Elminouf insists. If its not a win-win,
nobodys happy. The city has been working on these plans for 20 years, and growth
has been squashed. Parks are nice, but they dont create income. We should have
some parks throughout this development, but unfortunately you cant just have parks.
It wont create jobs, it wont create any growth.
Possible additions to Redondo Beachs pier, like a Ruth Chris Steakhouse, and
maybe a new aquarium, are going to revitalize and upscale that area. Defnite additions,
like the new Shade Hotel, are already stirring excitement in locals. These are all signs
that Redondo Beach is the up-and-coming beach city, he says. Its not as trendy, but
you get a relaxed, beach-community feel.

First built as the vacation home of William Wrigley Jr., Mt. Ada was constructed
in 1919 and fnished in 1922. Wrigley reportedly chose this particular location for its
unsurpassed views of Avalon Bay with magnifcent surroundings and because it
received the frst sunlight of the morning and the last sunlight of the late evening.
The home was designed and built by David M. Renton, general manager of
the Santa Catalina Island Company at the time. Renton, who was infuential in the
early development of Catalina Island, also managed construction of the Catalina
Casino Ballroom and was known for the development of Craftsman-style homes in
Pasadena, among many other local projects.
The structure was built in a Georgian Colonial style and given the name of Mt.
Ada, named after Wrigleys beloved wife. The home was originally designed using
her own ideas, involving three stories, a Turkish bath, billiard room, organ chamber,
and a refrigerating room. There were also six bedrooms, a sunroom, and an elegant
terrace porch. However, many of these original design details were modifed or
removed entirely such as the entire third foor of the home.
The home stood 350 feet above the ocean and provided expansive views of
Avalon Bay, the town of Avalon itself, and the mainland off in the distance. The
Wrigleys reportedly made two annual visits to Catalina Island in the summer and
winter, with each visit lasting between four and ten weeks. Many distinguished
guests of that time period enjoying visiting with the Wrigley family, including
Herbert Hoover, Calvin Coolidge, and the Prince of Wales.
After Mr. Wrigleys death in 1932, Mrs. Wrigley continued to visit their treasured
home regularly until 1947 when she suffered a stroke. She died in 1958 and the
property was then managed by the Santa Catalina Island Company and occasionally
used for meetings and events by local organizations.
In 1978, the property was donated to the University of Southern California and
was used by the University as a conference center for the next several years. In
1985, the home was leased to its present operators and became The Inn on Mt.
Ada. The residence was carefully restored in an effort to bring the property up to
current building standards and to provide the amenities of a luxurious inn. Several
freplaces were added and a new roof was installed. The unique, historic qualities of
the home were gently preserved and it was completely redecorated with antiques
similar to the homes original furnishings.
Today, the view is just as serene and unsurpassed as it was when the Wrigleys
frst set eyes on their completed vacation home in 1922. Guests travel from near
and far to enjoy staying at the Inn at Mt. Ada and see a piece of history.

The Dunthorpe House belongs to a prominent orthodontist and his wife who have a strong interest in
modern architecture and art and wanted to enhance their private residence with spaces that better
refect their interests and personalities.
Enter James Bloomer, of COLAB Architecture. He designed their new living and dining area with an
emphasis on natural light while maintaining a minimalist architectural aesthetic in line with his clients love
of modern art. The open-plan rooms literally come alive with the couples art collection; their sculptures
and paintings become indistinguishable from the furniture and functionality. All of the furniture was
custom-designed and painted.
Bloomers favorite part of this living area is The Space Between, by which he means the stairway. While
one may not normally consider a stairway a living space, it is one of the most commonly-traveled and
occupied spaces in a multi-level home. The Dunthorpe House stairway was custom designed by Bloomer
and manufactured by an artist/steelworker to be a celebration of movement with the openness of the
rails and treads. The slight and sensual curve to one side adds to the subtle allure which beckons you to
ascend to another level.
The stair can be very pragmatic in its use, Bloomer insists, a way to travel from one level to another,
or it can be a place to stop and sit on a step as you enjoy a glass of wine and stare endlessly at the new
painting on the wall. Its a place where you become the painting: a Nude Descending a Stair.

Two years ago, John Rylands life was turned upside down. Working in the
advertising business for 11 years, he was laid off, unsure of what his next move
would be.
Enter Classifed Moto. Ryland was able to turn his hobby of fxing up old
motorcycles into a successful business in Richmond, Virginia with wife Betsy.
However, Ryland didnt stop there. He also began making one-of-a-kind lamps from
motorcycle parts.
It was so liberating to take a new step in my career and go in a completely
different direction, Ryland said. I always loved the idea of creating pieces from
something that someone discarded and didnt want. It is fun to bring things back
to life.
Visiting junk yards throughout the year, Ryland usually stays within a three to
four hour radius of Richmond and brings the bikes back to his small garage to
begin the process of disassembling each motorcycle and making each lamp.
Right now, Classifed Moto offers six different kinds of motorcycle lamps with
bakelite sockets ranging in price from $99-$429, depending on the size. Each lamp
has a different mix of motorcycle parts welded together that include: brake rotors,
camshafts, transmission shafts and gears, shock absorbers and springs.
Leaving the dings, nicks and scratches as signs of each lamps exciting past,
Classifed Moto cleans and polishes each part, showcasing its simple, yet elegant
design. Every bike we use has a story, Ryland said. It has spent 30 to 40 years
on the road. People really recognize the character of each bike.
Getting interest from people in both the motorcycle and design world, Rylands
lamps have been a big hit all along the West Coast and in New York City. Selling the
lamps online has also been a huge boost to Classifed Moto, with people from more
than 50 different countries visiting the website every day.
Trying to keep up with the demand for his designs, Ryland is hoping to open a
shop with a cafe and gallery in the next year in the Richmond area. I really didnt
expect the business to take off as quickly as it has, Ryland said. I cant believe it,
but it has been so much fun.

For a double-income couple with no kids, the narrow lot on a quite walk street
in Hermosa Beach was the ideal spot to build their dream home:
An inverted foor plan to capture expansive ocean views,
an architecturally distinct yet livable space to accommodate their passion for entertaining.

An Internet search led the couple to Steve Lazar, owner of Lazar Design + Build in Manhattan Beach.
From the frst meeting, Lazar says, the couple was clear that they wanted a home built for adults.
They entertain a lot, but they also wanted a place that they themselves could enjoy, notes Lazar.
This style of home is perfect for empty nesters or gay couples, but it could still work for a family.
With three stories on a skinny 30-by-80-foot lot, the effcient design wastes not a single inch of the
3,600 square feet of living space. Case in point: The frst foor of the transitional-style house was
designed around a pool table. The room more than doubles in size when folding glass doors are
opened to create an indoor-outdoor space where guests can mingle before or after hitting the beach.
Sleek African mahogany cabinets hide a dishwasher and refrigerator, and walnut countertops make
for easy food or cocktail preparation in what is effectively a full kitchen.
Polished cement foors throughout the ground level create a stylish yet unfussy space where a spilled
glass of red wine would be a non-issue. And a spacious frst-foor bathroom that doubles as a wet
room, complete with a ceiling-mounted shower fxture and sloped draining foor, eliminates any
worry about tracking in sand.
We liked the whole indoor-outdoor, open-space concept, says the homeowner. Designing the
space without having to think about accommodating kids freed up the design process. The frst
foor could be reconfgured as a kids recreation room if the home were ever sold.

FEELING, HE SAYS.
All of the design features make it a
nice space to be, and sometimes its
hard to get that right.
An adult-focused home layout is not common in the family-friendly South Bay,
according to Lazar, although a prospective client recently approached him about
designing a rock-star, single-guy pad. But he wanted a home that, if in fve years
he got married, could be more than just a bachelor pad.
The homes main entrance is on the second level in an airy, vertical space with
tall windows that offer views of the sky and trees, preventing the modestly
proportioned foyer from feeling cramped or boxed in. Reclaimed wood was used
on the entryway foor and foating stairway leading to the top level.
Lazar explains that the second foor can be viewed as two different wings,
separated by the foyer. On one side is the master suite. A room large enough to
accommodate a king-sized bed and smaller furniture harkens back to a time when
bedrooms were simply thata space to accommodate a bed. But once again, the
key operating word is effciency. A generous his closet is positioned just off the
bedroom, whereas the spacious hers closet is accessible through the master bath.
A deck large enough to ft a chaise or two faces the ocean, offering natural light
and a feeling of openness to counterbalance the two smaller windows on adjacent
walls, designed with privacy in mind.
In the master bath, ingeniously designed drawers replace the traditional below-the-sink
cabinets. The drawers are crafted so that they wrap around the sink fxtures, creating
storage compartments in what typically is wasted space. Caesarstone countertops
lend a contemporary feel and complement the African mahogany cabinetry.
Across the foyer is what can be considered a guest wing that houses two bedrooms,
each with an ensuite bath, a laundry room and a multi-purpose, open living area
just off the foyer. If you work out of the home, you can use this space as a waiting
area for visitors or clients, instead of just having them stand by the front door,
Lazar states. If you have kids, this could double as a TV room. Or you can use it as
a lounge area for houseguests.
Each guest room boasts one brightly-colored wall to add interest and dimension
to otherwise modestly-sized rooms. The painted walls are covered in the same
clapboard siding that appears on portions of the homes exterior and in the ground
foor indoor-outdoor living room. The siding carries the beach-house vibe yet
avoids falling into the trap of appearing kitschy or staged. The owners chose the
color scheme for the guestrooms and baths, a collaboration that Lazar welcomed
since he still had the fexibility to add unique design fourishes. One of the guest
baths features deep-orange terrazzo tile chosen by the homeowner, which Lazar
had cut into long rectangles that run from the foor to the walls and into the shower
enclosure. The vertical lines of the tile create a sense of movement and depth in
what would otherwise be a basic bathroom.
The signature element of the home is on the third level, a vast, open space that
redefnes the proverbial great room. A bridge at the top of the stairs separates
the kitchen wing from the living area. Both spaces are joined by a back wall that
runs the entire length of the third foor. The wall starts with built-in cabinetry in
the kitchen area, continues with vertical windows along the center, and ends in an
angled glass wall that opens onto large deck with a spectacular view of the Santa
Monica Bay.
Although there is much to love about the house, the third level is the owners favorite
part of the home. It has a warm, very livable feeling, he says. All of the design
features make it a nice space to be, and sometimes its hard to get that right.
Despite the space challenges of the narrow lot, Lazar designed the third foor in
such a way that it feels open yet maintains a level of privacy. Clerestory windows
carry the indoor-outdoor living space theme, and vertical, rectangular windows are
strategically placed to avoid looking into neighbors homes.
Lazar was also able to work around some of the less scenic aspects of the
immediate surroundings. Just off the kitchen, pocket doors open onto an enclosed
patio, which he outftted with wooden shutters that hide the top of a utility pole
and utility lines. At the opposite end of the patio, the shutters can be opened to
capture a south-facing ocean view.
Hospitality was clearly the driving force in the design of the third foor. On one side
of the kitchen range, a seamless door opens to reveal a utilitarian kitchen where
dirty dishes can be stacked during a partyand remain out of view. Stairs lead
from the kitchen to a rooftop deck with a perpetual-motion swimming pool, where
visitors can take in even more stunning views.
As the owner notes, the home is a perfect example of livable architecture. Lazar
adds, You could easily host 100 guests on this level and everyone would still feel
comfortable.

With so many dining options in the South Bay, restauranteur Michael Zislis had a
simple concept for Circa, his newest restaurant in Manhattan Beach. It is just a place
to meet friends for a drink, Zislis said. It brings something new to Manhattan Beach
with its great food and great energy.
Located at 903 Manhattan Avenue, Circa has been open for a little over a month,
serving innovative food and cocktails in a relaxed, rustic environment. Zislis has
brought together consulting chef Octavio Becerra and executive chef Bryon Freeze
to create bold dishes and Julian Cox and Josh Goldman to concoct the cocktail
menu as beverage directors.
With smaller plates called morsels ranging in price from $6-$10 and larger
plates with garden, sea and land options between $12-$34, everyone can fnd
something to enjoy.
Offering favors from Italy, Mexico, Korea and many others countries, Circas
steamed buns with crispy pork belly, quail egg and spicy scallion relish ($10) and
whole crispy baja sea bass for two with pea tendrils, peanuts and sichuan pepper
sauce ($34) are already big favorites. Los Angeles is like a melting pot of the world
and that is really what Circas dishes are all about, Zislis said. People love to be
challenged and that is what we are doing.
The drinks are just as imaginative, with not only interesting ingredients, but
interesting names. Order a Richard Pryor and youll get a mix of five-year-old
el dorado rum with smoked coke ($9) or a Janes Addiction with vodka, lemon,
fino sherry and seltzer ($10). Spinning their own tonics in a centrifuge and
creating different ice shapes for specific drinks, Circas cocktails may take a
little longer to make, but Zislis says the wait is well worth it. The drinks are
intoxicating in a craveable way, Zislis said. They definitely make you want
more than just one.
When it comes to the decor, Circa has a very industrial feel, with exposed brick
walls, dark woods and gear tables and mirrors. Big leather couches and persian rugs
also create a warm, casual atmosphere. You can have both a dining and a lounging
experience at the restaurant, operating partner Luis Villaneda said. It is almost like
you can be in your own living room.
As word continues to spread about the newest restaurant in downtown
Manhattan Beach, everyone involved with Circa is excited for what the future holds.
While we are a new restaurant, we are always striving to offer the best
food and drinks and are getting there with so many talented, creative people,
said Zislis.
