Phn loi cc quan im thm nh Theo phn tch ti chnh, kinh t, phn phi thu nhp hay x hi. Theo quan im ca cc c nhn hay t chc: ch u t, nh cung ng NVL, ngi dn, ngn hng, Chnh ph, c quc gia. m bo c ph chun v thc hin thnh cng, DA phi hp dn nh u t v c nhng ngi thc hin c lin quan.

Quan im ti chnh: nh gi li ch v chi ph ca DA trn quan im ca cc bn c lin quan quyn li v mt ti chnh (nh u t, ch n, ngn sch chnh quyn) s dng gi ti chnh. Quan im kinh t: nh gi li ch v chi ph ca DA trn quan im ca x hi, xem c nn kinh t nh mt n v hch ton s dng gi kinh t. Quan im phn phi thu nhp: ng trn gc tc ng ca DA n cc nhm i tng lin quan trong x hi, tr li cu hi: ai c, ai mt.

Quan im ti chnh: Dng thu ca nh u t t DA l s tin thu ph thc t. Dng thu ca ch n l li vay v n gc. Dng thu ca ngn sch Chnh quyn l thu. Quan im kinh t: Nh c cu mi, ngi dn tit kim c thi gian i li, pht trin ngnh du lch hay kinh t a phng Tt c c th quy thnh tin l dng thu ca DA.

Dng ngn lu u tin: Dng ngn lu ca ton b d n = Dng ngn lu tng u t (TIP Total Investment Portfolio) = Dng ngn lu t do (FCF) = Dng ngn lu cha b chia. N cha ni ln c cu ti chnh d n, cha phn bit ngun vn t u n. Dng ngn lu th hai: Dng ngn lu i vay v tr n vay = Dng ngn lu n ca d n. D n vay nm 0, tr dn vn v li nm 1. 1 Ngn hng (A)


Nh cho vay (hay ngn hng) quan tm trc tin l dng ngn lu th nht, tc ngn lu ca ton b d n, do: (i) Ngn hng c u tin thu trc t dng tin do DA mang v. (ii) nh gi c s an ton ca s vn vay. Quan im ca ngn hng cn gi l quan im tng u t.

1 Ngn hng (A)


Ngoi ra, ngn hng s xt n t l an ton tr n (DSCR Debt service coverage ratio) DSCR nh gi DA c to ra dng tin p ng nhu cu tr li hng nm v n gc hay khng. Cng thc: DSCR (ln) = Ngn lu hot ng rng/Ngn lu n gc v li vay L thuyt: DSCR > 1 DA to ra dng tin thc hin cc ngha v n. Thc t, ngn hng thng yu cu DSCR >= 1,2. Cng c nhng ngn hng yu cu DSCR t 1,15 1,35.

Gii thiu chi ph vn


Chi ph vn ca d n phn nh chi ph c hi ca ngun ti chnh c s dng ti tr cho d n. Trong thm nh d n v mt ti chnh, sut chit khu p dng cho vic chit khu ngn lu ca d n trong tng lai v hin ti chnh l chi ph vn m ch d n phi tr huy ng vn cho d n.

Khi khng c thu thu nhp DN: WACC = re*E/(D+E) + rd*D/(D+E) = re*%E + rd*%D (1)

Nguyn tc chit khu ngn lu


Ngn lu thuc v ch s hu phi c chit khu vi sut chit khu bng chi ph vn ch s hu. Ngn lu thuc v ch n phi c chit khu vi sut chit khu bng chi ph n vay. Ngn lu ca c d n (bao gm ngn lu ch s hu v ngn lu n vay) phi c chit khu vi sut chit khu bng chi ph vn bnh qun trng s (WACC). Ngn lu d n c c trn c s tnh n li ch l chn thu ca n vay (tc l chng ta khu tr li vay tnh thu thu nhp) th chi ph vn s dng phi l WACC trc thu (1). Nu cha tnh li ch l chn thu ca n vay th ta phi s dng WACC sau thu (2).
