Winona is a baker.

On 28 December 2008, Winona made an agreement to rent a double storey house at Section 7 Shah Alam owned by Farah for Rm1600 a month. The agreement states that the tenancy of the house is from 1 January 2009 to 1 January. Winona has to pay deposits of two months rental along with utilities fees which are RM3200 and RM300 respectively, but she allows the payment to be made in instalments within the period of 5 months. The agreement contended that sub-let is not allowed. However, before they entered into the tenancy agreement, Farah said that Winona can sub-let the house to another person where the maximum number of tenant is 13 people. The house is a fully furnished house with 4 bedrooms and 3 bathrooms, equipped with washing machine, refrigerator, wall fans in each room, a king size bed in the master bedroom, two queen size bed and a single size bed along with wardrobe in each rooms. Tenants are not allowed to sell the furniture in the house. Tenants are not allowed to make alterations, renovations or additions in the construction or arrangement of the house nor to alter the facade of the house, nor to erect build or suffer to be erected or built any additional structure or building whatever without the previous consent in writing of the landlord. The agreement also contended that only women are allowed in the house as the tenant. Payment of rent must be made on the first day of each calendar month. The agreement also contended that Winona must give notice six months before moving out the house or else, Winona will need to pay for 6 a month rent in a lump sum payment for a compensation. The agreement contended that the Landlord will not interfere or ask tenants to move out from the house within the time of the agreement. Tenants also are not allowed to carry an illegal activity in the rented house. After one year of renting the house, Winona only paid RM2000 of deposit money, the balance of RM1500 have not been paid yet. It was also found that 15 people are subletting the house, contrary to the condition of the tenancy agreement. On 7 April 2010, Farah found out that Winona has made a renovation to the house. The house was use a small brothel house. One of the rooms in the house was used by Winona as a place of producing drugs. And Apart from that, the furniture in the house was sold by Winona to cover half of the renovation price for the contractor, only mattresses are found. Farah wants Winona to evict the house as soon as possible but Winona refuses to do so. Advice both parties.
