NATURE OF BOOKING 1.1 This is a provisional booking for a Flat mentioned overleaf in the project being developed by SJP Infracon Ltd. 1.2 The provisional booking do not convey in favour of applicant any right, title or interest of whatsoever nature unless and until required documents such as Sale Agreement / Sale Deed / Allotment Letter, etc., are executed. 2. REGISTRATION & OTHER CHARGES 2.1 Registration Charges, Stamp Duty and incidental expenses there to as applicable at the time of registration shall be extra and is to be borne by the applicant. 2.2 Other Statutory taxes as applicable from time to time shall be extra and are to be borne by the applicant. 3. MODE OF PAYMENT 3.1 Payment shall be accepted in form of DD/PO/RTGS/NEFT/CHEQUE (at par) in favour of SJP INFRACON LTD. payable at Noida/New Delhi. 3.2 DD / PO / at par Cheque is subject to realization. 3.3 Applicant should insist for a duly signed receipt from an authorised official of the company. 4. DELAYED PAYMENTS 4.1 Interest at the rate of 2% per month shall be charged on all delayed payments but company reserves the right to cancel the booking of unit without any prior notice. 5. HOUSING LOANS 5.1 The purchaser at his/her discretion and cost may avail housing loan from bank / financial institution. The company shall under no circumstances be held responsible for non-sanction of the loan to the purchaser for whatsoever reason. The payment of installments to the company shall not be linked to the housing loan availed / to be availed by the purchaser. 6. CANCELLATION CHARGES 6.1 In case of cancellation either of booking or agreement, the cancellation charges shall be 20% of the total amount received. 6.2 Refund shall be made to the purchaser within 90 Days from the receipt of cancellation letter with valid reason for cancellation. 7. ADDITIONS & ALTERATIONS 7.1 No alterations or changes in design or specification from the customer will be entertained. Customer is free to make any changes (except structural) inside his flat walls only after possession & registration of the same. 8. POSSESSION 8.1 The company shall deliver the possession of the completed Flat to the purchaser only on payment of all dues to the builder and registration of deed. 9. CHANGES IN DRAWINGS / DESIGNS 9.1 Due to any unforseen requirements of authority, company, has every right to change the design/s and specification/s. 10. Any Tax / Cess liability arising in future shall be borne by the customer. 11. OTHER TERMS & CONDITIONS 11.1 Other terms & conditions mentioned in Sale Agreement / Deed shall apply. 11.2 In case, the flat is completed before the scheduled date of completion, the entire balance outstanding as on such date of completion shall become due and payable, notwithstanding the installments and dues dates mentioned herein. 11.3 Price list and payment plans can be changed without notice at the sole discretion of the company. However there shall be no escalation for the booked flats. 11.4 In case of down payment plan, if the purchaser fails to pay the installments in the promised time frame, the payment plan will be automatically considered as FLEXI / CONSTRUCTION LINKED PLAN whichever applicable. Also the DOWN PAYMENT rebates or any other discounts will be taken off. 11.5 In Flexi Payment Plan, if the payment is not made in the stipulated time, the payment plan shall automatically be changed to CLP plan, thus the rate difference occurred shall be borne by the allottee. 11.6 The first transfer is free of charge and would be allowed only after 30% of the payment has been received. However in case of family (Spouse, Own Children, Real Brother/Sister) transfer minimum condition of 30 % would not be applicable subject to proof of relationship. 11.7 Service tax as applicable would be charged extra. 11.8 The applicant shall immediately inform the company about any change in the contact details, viz. telephone no., mailing address, etc. 11.9 If any charge is levied by Govt. / Authority in future, the same shall be borne by the allottee. 12. Company has full right to reject any application without assigning any reason.
