DEED OF EXTRAJUDICIAL SETTLEMENT WITH WAIVER

KNOW ALL MEN BY THESE PRESENTS: That We, AURELIA PADUA, widow, JOCELYN PADUA-single, MAYBELLE MARIE PADUA-single, GEORGE PADU-single, TERESITA PADUA ARGUELLES-married to Merico Arguelles and AGNES PADUA JAVIER-Married to Terrence Dominic Javier, all of legal age, Filipino Citizens and resident of Baguio City, MARIVIC PADUA PENMAN Living abroad (Hawai, USA) WITNESSETH That we are all heirs who survived the late GUMERSINDO PADUA, being wife and children That the late GUMERSINDO PADUA, died on September 23, 2007 in 2002 Military Cut Off Road, Baguio City which was his residence at that time of his demise, leaving 2 parcels of land, more or less described as follows: A parcel of land with an area of 167 sq.m. situated at Ili Norte, San Juan, LA Union declared under Tax Declaration Number 2009-15-0002-525. A Parcel of land with an area of 378 sq. m. situated in Ili Norte, San Juan, LA Union declared under Tax Declaration No. 2009-15-0002-525. That the late GUMERSINDO PADUA left no known debts or any other obligation which may create any charge or lien to the said properties according to our belief, information and knowledge. That by virtue of the above premises, we hereby transfer extra judicially these properties unto us as he ONLY heirs. That this extrajudicial settlement is subject to the liabilities imposed by Section 1 & 4, Rule 74 of the Rules of Court concerning the right of any other heir deprive of his share as a result of his document

WITHESSETH FURTHER That we, AURELIA PADUA, JOCELYN PADUA, MAYBELLE MARIE PADUA, GEORGE PADUA, TERESITA P. ARGUELLES AND AGNES PADUA JAVIER herby waive all our rights, interests, title or whatever participation we may have over the above described properties in favour of our cousin MILAGROS C. URBINA, OF Legal age and resident of Sta. Cruz, Manila. IN WITNESS WHEREOF, we set our hands this 15th day of February 2013 in Baguio City.
