This LEASE AGREEMENT is made and executed at Bangalore on this TWENTY FIFTH DAY OF MAY TWO THOUSAND THIRTEEN (25-05-2013) by and between

Mrs DEEPA HADIMANI Aged about 33 years D/o Ramappa Hadimani No 21 2nd Main Road Cholanagar R T Nagar Bangalore 560032 Herein after called the LESSOR of the ONE PART, in favor of Mr. SRINIVAS PRASAD PULLA Aged about 31 years S/o of P. Anjaneyulu No 203 Eco Nana Apartment Near Manatha School Manjunatha Layout R T Nagar Bangalore 560032. Hereinafter called the LESSEE of the OTHER PART. Whereas the Mrs DEEPA HADIMANI is the sole and absolute owner of the schedule property bearing house no 21 1st floor 2nd main road cholanagar R T Nagar Bangalore 560032, more fully described in the schedule hereunder and hereafter called as the SCHEDULE PREMISES Whereas the LESSOR agrees to let out the schedule premises to the LESSEE on the LEASE and the LESSEE is also agreed to occupy the same under the following terms and conditions. 1. That the lessee has paid sum of Rs. 10,000,00/- (Rupees Ten Lakhs only) to the Lessor in the following manner. a) Rs 5,000,00/- (Five Lakhs) by the way of cash on 20-04-2013. b) Rs 5,000,00/- (Five Lakhs) by the way of cash on 24-05-2013. towards Lease amount, which dose not carry any interest but the same shall be refundable by the Lessor should not pay interest for security deposit during the Lease period. .3

-32. That the Lessee should not pay any rent to the Lessor for schedule premises and the Lessor should not pay interest for security deposit during the Lease period. 3. That the Lessee shall pay monthly maintenance charges as desired by the association every month regularly to the association. 4. That the Lessee shall pay the monthly Electricity charges as per bill regularly to the concerned department with out fail. 5. The Lessee and the Lessor have agrees the the duration of Leased period shall be for THREE(03) YEARS commencing from 26-05-2013. 6. The Lessee shall use the schedule premises for residential purpose only not for any other illegal activities. 7. That the Lessee shall not sublet, underlet or part with the possession of the schedule premises with any body. 8. The Lessee shall keep the schedule premises in good conditions. 9. That the Lessor shall pay to the concerned department property tax and other necessary taxes etc, the Lessee is not held responsible for any taxes. 10. The Lessee has agrees to permit the Lessor to enter into the schedule premises for inspection at any reasonable time. 11. The Lessor shall return the security deposit amount at the time of vacating the schedule premises after dedicating any arrear to the lessee at the time vacating and handling over the vacant possession of schedule premises to the Lessor. The Lessee will get the schedule premises painted while vacating the schedule premises 12. If the Lessor or the Lessee wish to terminate lease Agreement before expiry of Lease period either party should issue three(3) months advance notice. However this clause is applicable only on completion of Twenty Four months from 26-05-2013.

All that piece and the parcel of schedule premises baring No 21 1st floor 2nd cross Cholanagar R T Nagar Bangalore 560032, consisting Two Bedrooms, One Hall, One Kitchen, Two attached Bathrooms with amenities of electricity and water. IN WITNESS WHEREOF the LESSOR and LESSEE have set their signature to this LEASE AGREEMENT on this day, month and year of the above mentioned.
