Low interest rates (many at or below 6%), reduced asking prices, motivated sellers
willing to negotiate, and lots of inventory (buyers have several homes from which to

Yet another benefit to buying now is made available to first-time home buyers. A
federal tax credit of up to $8,000 for purchasers who have not previously owned a
home within the last three years make this the right time to become a homeowner.
The Federal American Recovery and Reinvestment Act provides for an $8,000 tax
credit to all first-time purchasers of residential properties in the calendar year 2009.
The income limit for qualifying buyers is $75,000 for individuals and $150,000
for individuals filing a joint return.
There are no tax repayment requirements for purchases from January 1, 2009
through November 30, 2009. However, if the property is sold within three years of
purchase the entire amount of the tax credit will be recaptured upon sale by the IRS.
