1.01

DESCRIPTION OF WORK A. The work covered by this specification shall be governed by the contract documents. Provide all labor, materials, equipment and services necessary to furnish, deliver and install all work of this section as shown on the drawings, as specified herein and/or as required by job conditions. The work includes, but is not limited to, the following: 1. Three (3) Passenger elevators (1000 kg-13 passenger) capacity Machine room above, Geared traction, at 2.5 Meter / Sec - PE-01, PE-02, and FE-03 2. All clearances, workmanship, construction, design and materials shall be in accordance with the requirements of the latest Specifications for Electrical elevators and dumbwaiter, published by Kuwait Fire Brigade for Fire Protection Systems, ASME A17.1 and EN81 Code and all Codes or Rules of the City or Country having legal jurisdiction, and the Codes hereinafter named. The ASME and EN81 Elevator Code shall take preference except where other Codes having jurisdiction include more stringent Rules or conflict with the ASME Code. Reference Standards: 1. 2. Where an item of equipment is a standard item, copies of the manufacturers' catalogue or brochures may be accepted provided that all relevant information are show in the catalogue or brochures.

PERMITS, TESTING AND INSPECTIONS A. B. Comply with the requirements of Division 1. File necessary drawings for approval of all authorities having jurisdiction, obtain and pay all required fees for permits and inspections, etc., which may be required for the execution of his work. Copies of all permits shall be forwarded to the Engineer. Obtain, arrange and/or pay for any necessary permits, tests and inspections. Furnish all test instruments and materials required at the time of final inspection. Perform inspection and testing of elevators and dumbwaiter in accordance with the applicable codes. After hour tests of systems such as emergency generators or fire service shall be conducted at no extra cost to the Owner.

CONSTRUCTION FACILITIES AND TEMPORARY CONTROLS A. Delivery, Storage and Handling 1. Deliver materials to the site ready for use in the accepted manufacturer's original and unopened containers and packaging, bearing labels as to type of material, brand name and manufacturer's name. Delivered materials shall be identical to accepted samples. Store materials under cover in a dry and clean location, off the ground. Remove delivered materials which are damaged or otherwise not suitable for installation from the job site and replace with acceptable materials.

Temporary Elevator 1. The Contractor shall provide, for the use of an elevator during construction, temporary car enclosure, required guards and protective barriers, power lights, and any special labor related to such temporary service. The Contractor shall also assume all charges connected with testing and maintenance required for temporary service. Temporary protections, COP, and all equipment shall be restored to a "like new" condition at the Contractor's expense prior to acceptance of the work by the Engineer.

CONTRACT CLOSE-OUT A. Guarantee and Warranties 1. Warrant the equipment installed under these specifications against defects in material and workmanship and correct any defects not due to ordinary wear and tear or improper use or car which may develop within one year from the date each elevator is completed and placed in permanent operation and accepted by the Engineer. This section shall apply separately to each unit as completed and placed in operation. This warrantee shall be written and issued at the completion of each unit prior to final payment.

OPERATING AND MAINTENANCE DATA A. B. C. Furnish neatly bound instructions giving the method of control and operation, together with data on all switches, relays and other devices as will be needed for serving and for ordering replacements. Furnish bound instructions and recommendations for maintenance, with special reference to lubrication and lubricants. Furnish sets of complete and legible "as-built" field wiring diagrams, layouts and straight line diagrams showing the electrical connections, functions, and sequence of operation of all apparatus connected with the system both in machine room and in Hoistway, together with photographs or cuts of controller repairs parts with part numbers listed.

MAINTENANCE A. B. C. D. E. F. Provide full protective maintenance on the specified equipment for a period of twelve (12) months from the date of final acceptance of the entire installation. Include callback service between regular examinations at no extra cost to the Owner. Response time shall not exceed two (2) hours. Maintenance work shall be performed by personnel under supervision and in direct employ of elevator manufacturer and installer. Provide interim maintenance on the units that are completed and put in service prior to the overall project completion. Perform maintenance work during off peak hours, as directed by the Engineer. Maintenance shall include systematic examination, adjustment and lubrication of all elevator equipment and apparatus, including repair or replacement of electrical and mechanical parts of elevator equipment and apparatus. Repair equipment whenever required and use only genuine standard parts produced and manufactured for equipment concerned. Supply all necessary lubricants, cleaning materials and repair parts required to keep installations in good working order during maintenance periods. Adequate stock of spare parts for maintenance or repair work and minor callback service repairs shall be stocked within the confines of the building in areas designated and assigned by the Engineer. Additional parts of other equipment required for maintenance and repair of the systems may be stored at the Contractor's facilities with the understanding delivery of same for emergency procedures must be made within four (4) hours to the job site. Other materials and equipment normally not stocked by the Contractor locally must be available within twenty-four (24) hours for delivery to the job site from remote facilities and/or Suppliers Elevators 14200-5

If the requirements for stockade of parts as defined herein are not met on any item, the Contractor shall immediately notify the Engineer in writing as to the circumstances and provide a confirmed delivery date for the required materials and equipment. Spare parts and materials for preventative maintenance on site shall be cataloged and inventoried.

FIXED HOISTWAY EQUIPMENT A. Guide Rails, Inserts and Brackets 1. 2. 3. 4. 6. B. Provide machine standard T section guide rails with tongue and grooved joints for the car. Use not less than 25mm thick steel machined fishplates to form rail joints. Connect rails to fishplate with four (4) bolts. Brackets shall be used to support the rails from the Hoistway framing. The rails shall be attached to the brackets by heavy clamps or clips. Provide divider beams and immediate rail support brackets as required for all elevators and attach the same to Hoistway walls as approved by Engineer. Provide any additional structural support required for the installation of the elevators and dumbwaiter, without any additional cost to the Employer

Buffers shall be supported from the pit floor level with all required blocking and bracing steel members. The buffers shall be tested by a qualified test laboratory and approved as complying with the Code. The buffer marking plate shall indicate the manufacturers name, identification number and stroke.

C.

Normal and Final Terminal Stopping Devices 1. Provide normal terminal stopping devices to stop the car automatically from any speed obtained under normal operation within the top and bottom over travels independent of the operating devices, final terminal stopping device and the buffers. Provide final terminal stopping devices to stop the car and counterweight automatically from the speed specified within the top clearance and bottom over travel. The terminal stopping devices shall have rollers with rubber or other approved composition tread to provide silent operation when actuated by the fixed cam in the Hoistway.

Interlocks, Contacts and Unlocking Devices 1. Equip each elevator Hoistway door with a positive interlock which shall prevent the operation of the elevator unless all elevator doors are closed and maintained closed when elevator is away from the landing. The interlocks shall also prevent the opening of a Hoistway door from the landing side unless the car is within the landing zone and is either stopped or being stopped at that level. Design interlocks so that they are not easily accessible from the landing side. Provide electric contacts on top and side exits to prevent the operation of the elevator when exits are open.

Hoistway/Car Door Hangers, Sheaves and Tracks 1. Provide a sheave type two-point suspension hanger and track for each Hoistway and car door. Sheaves shall be hardened steel, with polyurethane tire, with not less than 75 mm in diameter with sealed grease packed precision ball bearing. The up thrust shall be taken by a roller mounted on the hanger and arranged to ride on the underside of the track. The track shall be of formed cold rolled steel or cold drawn steel and shall be rounded on the track surface to receive the hanger sheaves. The track shall be removable and shall not be integral with the header.

Stop Switches: Provide a readily accessible switch for stopping and maintaining the elevator out of service in pit, on top of car, in machine room, in overhead sheave rooms and in car operating panel. Hoistway Entrance Structure 1. 2. Frames - The frames shall be constructed of 14 swg stainless steel No. 4 finish mitered and welded unit frames having ground smooth corners; 50 mm wide square profile. Doors - The doors shall be constructed of 16 swg sheet steel, not less than 30 mm thick, reinforced to accept hangers, interlocks or door closers. Equip all Hoistway landing doors with one-piece full height non-vision wings of material and finish to match hall side of door panels. Entrances shall bear one (90) minutes label of an approved testing agency. Provide each door panel with two removable laminated plastic composition guides, arranged Elevators 14200-10

Lulwa Residential Tower Salmiya - Kuwait 113/2005 to run in sill grooves with a minimum clearance. The guide mounting shall permit their replacement without removing the door from the hangers. A steel fire stop shall be encased in each guide. 5. 6. Provide rubber bumpers at the top and bottom of each section of door to stop them at their limit of travel in opening direction. Sills - Provide extruded aluminum sills with the nosing approximately 25 mm deep and running the full length of door travel. The sills shall be at least 10 mm thick. The wearing surface shall be of a non-slip type with the door guide grooves providing a minimum clearance for the guides. Rigidly secure the sills to the building construction by means of steel sill support brackets or blocking with necessary metal shimming or adjustments. Sill angles shall be provided by this contractor. Provide door unlocking devices in the door panel at all landings so that an authorized person can open any landing door when the car is elsewhere. The keyhole shall be fitted with a ferrule in a material and finish that matches the door. Track Covers - 14 swg steel cover plates shall extend the full travel of the doors. Covers shall be made in sections for service access to hangers, sheaves, tracks and interlocks. The sections above the door opening shall be movable from within the elevator car. Cover fastening devices shall be non-removable from the cover. Fascias - 14 swg steel fascia plates shall extend at least the full width of the door and be secured at hanger support and sill with oval head machine screws. Reinforce fascia to allow not more than 10 mm of deflection. Provide fascia plates where the clearance between the edge of the loading side of the platform and the inside face of the Hoistway enclosure exceeds the code allowed clearance. Dust Covers - Provide 14 swg dust covers to extend 150 mm above any header not protected by fascia. The dust covers shall extend to a full width of travel of the doors, return to the Hoistway wall at a 15 degree angle and be firmly fastened. Remove oil, dirt and impurities and give a factory coat of rust inhibitive paint to all exposed surfaces of hanger supports, covers, fascias, toe guards, dust covers and other ferrous metal. Set entrance plumb in the Hoistway and in alignment with the guide rails completely independent of the surrounding walls. Set sills and frames prior to the erection of the walls. Protect finished surfaces at all times during delivery, storage and installation. Repair finishes which become marred, scratched, abraded, chipped or otherwise not acceptable to the Engineer.

Ladders, Guard Rails, Screens and Guards 1. 2. 3. 4. Provide all miscellaneous metal items located in the pit in accordance with the Code and include all guards and accessories required. The design, fabrication and installation shall be in compliance with all applicable codes. Submit drawings, showing details of the assembly for Engineers approval. Provide all steel with two (2) shop coats of paint.

MOVING HOISTWAY EQUIPMENT A. Top of Car Station 1. Mount an inspection station on top of car. This device shall be activated by a switch located in car operating panel and shall include:

An additional 18 watt florescent fitting with suitable impact resistant cover.

When the station is operational, all operating devices in the cab shall be inoperative.

Guide Shoes 1. Provide roller guide shoes with adjustable mounting base, rigidly bolted to the top and bottom of each side of car frame. a. Roller guides shall consist of set of sound reducing neoprene wheels in precision ball bearings held in contact with the three finished rail surfaces by adjustable stabilizing springs. The bearings shall be provided with grease fittings for lubrication. Equip roller guides with adjustable stops to control post wise float. Fit the top car roller guides with galvanized, 16 swg steel guards.

Car Frame and Platform 1. 2. The car frame shall be made of steel members, with a factor of safety as described in the ASME Code. The car platform shall consist of a steel frame with necessary steel stringers, all securely welded together. The frame and platform shall be so braced and reinforced that no strain will be transmitted to the elevator car. Provide platform with two (2) layers of 3/4" marine grade plywood. Cover the underside of the car platform with sheet steel. Provide steel thresholds having non-slip surface and guide grooves made of extruded aluminum for the elevators. Recess platforms to receive 30mm thick Granite flooring. Sound isolate the elevator platforms. The support frame shall carry rubber pads on which the platforms shall rest without any connection to the steel frame. Refer to drawings for overall cab heights.

Door Operation 1. 2. Mount a high speed operator on top of car to operate the car and Hoistway door simultaneously. Provide a 3 phase induction motor with a VVVF drive system using a pulse width modulation. A digital closed-loop system shall monitor and control the door speed and performance profile. Maintain the proper tension in the governor rope with a weighted tension sheave located in the pit. Springs used to develop the tension are not acceptable. Provide rope grip jaws, designed to clamp the governor rope to actuate the car safety upon a predetermined over speed downward. Rope grip jaws directly coupled to the governor mechanism so as to float with governor movement shall not be permitted. Centrifugal type governors shall trip and set rope jaws within 60 degrees of governor sheave rotation after reaching rated tripping speed. Design the governor rope tripping device so that no appreciable damage to or deformation of the governor rope shall result from the stopping action of the device in operating the car safety. Provide an electrical governor over speed protective device which, when operated, shall remove power from the driving machine motor and apply the brake before or at the application of the safety. The setting for the over speed switches shall be as prescribed in the ASME Code Locate and enclose the switch to insure that excess lubrication will not enter the switch enclosure. Seal and tag the governor with the running speed, tripping speed and date last tested.

Counterweight 1. Counterweights shall consist of a steel frame welded or bolted together and necessary steel sub-weights. These sub-weights shall be held within the frame by steel angle stops or by not less than 2 tie rods passing through holes in all weights. The rods shall be equipped with locknuts, secured by washers and cotter pins at each end to keep the sub-weights in place and prevent rattling. a. b. c. Flexible metal conduit with ground wiring may be used for short runs from main Hoistway wire way to interlocks, fixtures, limit switches and between control panels, motors and brakes. Provide traveling cables with polyvinyl chloride and flame resistant outer cover. Pre-hang the cables for at least 24 hours with ends suitably weighted to eliminate twisting during operation. Provide at least 10%, but not less than two (2) spare conductors, in travel cables and in all Hoistway risers. Provide six (6) pairs of 18 gauge shielded cables in traveling cable for each car. Terminate them to barrier-type terminal strip behind elevator return panel at one end of cable and within a machine room security junction box at the other end. Provide a video coaxial cable, type RG59U, in traveling cable for each car. Leave 3.0 m of slack in the cab ceiling space on one end and 1.0 m slack in a machine room security junction box. Where the main elevator disconnect devices are not located in the machine room or they are not in the view of the hoist machines, provide necessary auxiliary disconnect means to meet the requirements of the Code.

Full Duplex Selective Collective Operation - PE-01 and FE-01: Provide Full duplex selective collective operation with the two cars arranged to operate from a single riser of hall push buttons 1. When there is no demand for elevator service, park one car at the Lobby Floor and the other shall be a "free car", parking at the floor last served. Park both cars with doors closed. The "free car" shall normally respond to any registered hall call except: a. A hall call registered at the Lobby Floor shall be answered by the car parked at the Lobby Floor. A hall call registered below the Lobby Floor shall be answered by the car parked at the Lobby Floor. A hall call registered at the Pool level shall terminate PE-01 from the group temporarily until unloading and automatically landed at a designated floor whence the elevator shall group the full duplex selective collective operation with FE-01.

Individual Selective Collective Operation - PE-01 1. 2. Provide simplex selective collective operation from two risers of hall push button stations. The registration of one or more car calls shall dispatch the car to the designated floors in the order in which the floors are reached by the car, irrespective of the sequence in which the calls were registered. The car shall also respond to registered hall calls in the same direction of travel. Car and hall calls shall be canceled when answered. When traveling in the up direction, the car shall stop at floors for which car calls or up hall calls have been registered. It shall not stop at floors where a down hall call only has been registered, unless the stop for that floor is in response to a registered car call, or unless the down hall call is at the highest floor for which any call has been registered. Likewise, a down traveling car shall not stop at a floor where only an up hall call has been registered unless the stop for that floor is in response to a registered car call, or unless the up call is at the lowest floor for which any call has been registered. When the car has responded to the highest or lowest call, and calls are registered for the opposite direction, the car shall reverse direction automatically and respond to those registered calls. If the car has no car calls registered and arrives at a floor where both up and down hall calls have been registered, the car shall respond to the hall call corresponding to the direction of car travel. a. If, after making its stop, a car call is not registered and no other hall calls exist ahead of the car corresponding to its original direction of travel, the doors shall close and immediately reopen in response to the hall call for the opposite direction.

Independent Service 1. Arrange elevator controls to permit the car to be removed from the group system and to operate in response to car calls only. Control Features 1. 2. Anti-Nuisance Feature: In the event car loading or operation is not commensurate with the number of car calls registered, all car calls shall be canceled. Load Weighing : Provide means for weighing passenger load. Design control system to provide dispatching in advance of normal intervals and to provide landing call by-pass when the car is filled to approximately 65% of full-capacity load. Settings shall be individually adjustable from 60-80% of full load. When car arrives at terminal landing or reverses direction of travel, all previously registered car calls shall be automatically canceled. When car arrives at landing where both up and down hall calls are registered, it will answer the call in the direction of travel. If no car call is registered, car shall be assigned to respond to call registered for opposite direction; car doors shall close, immediately re-open and respond to the call. Hall lantern operation shall always correspond to direction of service. When an elevator parks in its zone with the door closed, after an adjustable time period (0-5 minutes with 15.0 second increments), the car lights and fan shall be automatically turned off. The activation of a smoke detector in any elevator lobby, other than at the designated level, shall cause all cars that serve that lobby to return nonstop to the designated level. The activation of a smoke detector in any elevator machine room shall cause all elevators having any equipment located in that machine room, and any associated elevators of a group automatic operation, to return nonstop to the designated level. The activation of a smoke detector in any elevator Hoistway shall cause all elevators having any equipment located in the Hoistway and any associated elevators in a group automatic operation, to return nonstop to the designated level. If the smoke detector at the designated level is activated, the cars shall return nonstop to an alternate level approved by the enforcing authority. FE-01 shall be arranged to operate as a firefighter car and be provided with a dedicated communication system in accordance with the requirements of Code and local authorities. Provide firefighter operation in accordance with requirements of Code and local authorities.

Special Features: In each car, install Life Safety System speaker furnished under Division 16 and provide all necessary wiring and interfacing between the elevator system and the Life Safety System as required. Automatic Re-leveling: Equip the elevators with a floor leveling device which shall automatically bring the car to a stop within 16mm of floor with any floor for which a stop has been initiated, regardless of load or direction of travel. Provide an automatic re-leveling device which shall be arranged to automatically return the elevator to the floor in the event the elevator should creep down a predetermined distance below floor level. This device shall be operative at all floors served, whether the Hoistway door or car door is open or closed, or whether the emergency stop switch has been thrown, provided there is no interruption of power to the elevator. Emergency Power Operation 1. Arrange elevators to automatically return nonstop to a designated floor at full speed on emergency power. Bypass any elevator that fails to operate within a pre-determined time. After all cars return to the designated floor and park with their doors open, make a second attempt to automatically return any cars that were bypassed. a. b. 2. Provide all wiring and conduit to interlock elevators to allow any one of the elevators to operate at a time. Coordinate the automatic sequential lowering operation of the elevators with the Engineer.

When all elevators return to the designated floor, no more than one (1) elevator shall be selected to provide limited elevator service to the building. If the elevator is inoperative, select another car to serve the building. Provide manual selector switches to override the automatic operation and select any elevator to operate on emergency power. Provide an LED indicator light adjacent to the manual selection switches to easily identify which elevators are selected to run under emergency power. When normal power is restored to the building, the elevators operating on emergency power shall stop at the next available floor and be automatically removed from service. Emergency power shall then be disconnected and normal power shall be applied to the elevators. Initiation of normal to emergency and emergency to normal power transfers shall be from transfer switch sensing circuit. The sensing circuit will be a dry contact and will be brought into the machine room. The Contractor shall interconnect and interlock all elevators to this sensing circuit. An emergency power transfer signal generated from a particular ATS shall effect only the elevator bank related to that ATS.

Provide a separate UPS battery backup system for the Elevator Management Information System to provide for uninterrupted monitoring and control of the elevators during loss of normal power. The system shall be designed so that it will be unnecessary to "re-boot" the elevator systems during a normal power loss condition.

MACHINE ROOM EQUIPMENT A. B. Hoisting Motors: Provide a 3-phase alternating current induction motor, 1150 RPM, 80 starts per hour, continuous rated, Class H insulation. (All as per Manufacturers details) Machine Beams 1. Provide support beams, angles, plates, bearing plates, blocking steel members to support machine, governors, dead end hitches, and deflector sheaves. Note the location of the structural machine beam supports and advise if the top of support is not adequate for the machine beams. Fit each rope, cable and tape opening with 75 mm high, 16 gauge minimum galvanized guard. Mount deflector sheave in machine room as shown on drawings.

Geared Traction Machine 1. Provide the worm-geared traction machine with the motor, brake, gears and demountable drive sheave mounted in proper alignment on a common bedplate. The worm shall be accurately machined from steel and provided with a single end, double race ball bearing thrust. The worm gear shall be made from a phosphor bronze rim, accurately cut, fitted and bolted to a cast iron spider. The drive sheave shall be a demountable casting from the best grade of metal with a Brinnell hardness of 215 to 230, and shall be machined with grooves, providing maximum traction with a minimum of cable and sheave wear. Provide means for lubricating the machine. The gear housing shall have a gasketed hole to inspect the gear. Provide machine with an electromechanical brake. The brake shall be spring applied and electrically released. Swivel type brake shoes shall be applied to the braking surface simultaneously and with equal pressure by means of helical compression springs. Design brake electromagnet for quick release to provide smooth and gradual application of brake shoes. Span the distance between the car and counterweight with an accurately grooved deflector sheave. Mount deflector sheave to bedplate in machine room. Provide sheave guards to prevent ropes from jumping off grooves.

Provide "noise filter" between Hoistway wiring and controller/dispatchers to eliminate interference. Optically isolate communication cables between units. Elements between the hoisting machine (unitized base) and machine support beams shall be similar to triple (3) layer ribbed neoprene pads, separated by appropriate steel shims as manufactured by Mason Industries. CAR ENCLOSURES DESIGN BASIS A. Wall Panels: 16 swg stainless steel panels (finish No. 6) from floor to canopy construction with reinforcing as required to prevent sagging and to resist wind loads created within the shaft. Panels shall be flat. All bends shall have absolutely minimum radii. Panels are to be bolted together with lock washers. Prior to bolting, joints are to receive a sealant bead which shall not be visible after bolting. Provide ventilation holes at the base as directed by the Engineer. Suspended Ceiling and lighting: design to be approved by the Engineer. Ventilation: Two speed exhaust fan to provide at least 1.0 air change a minute at low speed and 1.5 air changes a minute at high speed. Mount fan securely to top of car and isolated to prevent vibration and noise within car. Entrance: The entrance columns shall be integral with the fixed front return panels. Cab Doors: Constructed of formed 16-gauge stainless steel (finish No. 4), hollow metal flush construction. Door panels reinforced for power operation and insulated for sound deadening. Opening sizes as shown on drawings, standard 1" thick construction. Handrails: Double row of 25 mm x 100 mm stainless steel (finish No. 4) bars at 300 mm and 750 mm above floor on all walls. Mount rails 300 mm on centers and arrange them to be removable within car. Accessories: Stainless steel pad hooks and protective pads. All code mandated markings shall be directly engraved to the car operating panel as directed by the Engineer.

AUTO DIAL TELEPHONE A. B. Provide an automatic dialing, hands-free telephone in the car station. The system shall be in compliance with the local handicapped requirements. The telephone shall be turned on by pressing the emergency alarm or stop switch in the car panels. It shall automatically dial a programmed number to alert the security personnel that there is a problem in the elevator. Provide a programmable time clock switch mechanism which shall allow the system to dial a second programmed number for after hours and weekends. The system shall have a ring back feature to allow calls to be placed to the elevator. It shall answer the incoming call automatically and shut off after an adjustable programmed time. Provide an audible and visual signal to indicate that a communication link has been established. Provide a circular drill hole pattern in the car operating panel faceplate located above the car call buttons. Ni Cad batteries shall ensure operation under al conditions. Install the instrument in the elevator and wiring within the Hoistway, terminating the wiring in the elevator machine room. A suitable and identified junction box in the machine room shall be installed. All connections from the junction box to the security rooms main telephone system and all electrical work shall conform to Division 16 requirements.

Lulwa Residential Tower Salmiya - Kuwait 113/2005 Submit separate prices for a full maintenance service for all the elevators and dumbwaiter included in the Specifications, based on a five (5) year contract in accordance with the following: 1. The service agreement shall commence at the termination of the maintenance period included in the base Specifications and shall continue for a period of five (5) years thereafter. Either party may terminate this agreement either at the end of the first five years or at the end of any subsequent year by giving the other party ninety (90) days written notice. The maintenance work shall be performed by elevator men directly employed and supervised by the manufacturer and installer of the equipment who are experienced and skilled in maintaining elevators and dumbwaiter similar to those to be maintained under this agreement. 24-hour emergency call back service shall be available at all times and be included in the cost of the contract. Response time shall not exceed 2.0 hours. Except for emergency minor adjustment call-back service, all work shall be performed during the regular working hours of regular working days of the trade. If, at any time, it should become necessary, and only when so authorized by the Engineer to perform any portion of the work other than emergency call-back service during overtime hours, the Contractor shall be reimbursed at the established billing rates for the difference between regular and overtime labor. Contractor shall maintain all parts of the elevators and dumbwaiter consisting of, but not limited to, machines, motors, pumps, valves, brushes, controllers, selectors, worms, gears, thrusts, bearings, brake magnet coils, brake shoes, windings, rotating elements, contacts, coils and resistances for operating and motor control circuits, magnet frames, leveling devices, cams, car and Hoistway door hangers, tracks and guides, door operating devices, hall lanterns and all other elevator operating, signal and accessory equipment complete.

The maintenance work shall consist of the following: 1. Supplying, repairing and replacing of all parts of every description made necessary by wear and tear at the Contractor's cost. Only parts that are correctly designed and suitable in all respects shall be used. The Contractor shall have and maintain on hand locally a supply of spare parts sufficient for the normal maintenance and repair of the equipment. The following items of elevator equipment are excluded: car enclosures, Hoistway enclosures, Hoistway doors, door frames and sills, fluorescent light bulbs. Repairing and/or replacing all electrical wiring and conductors, extending to the elevator from the mainline switch or circuit breaker. Mainline switch fuses are excluded. Keeping the guide rails clean and properly lubricated, except when roller type guides are involved no rail lubrication shall be used. When necessary, the Contractor shall renew guide shoe gibs or rollers as required to ensure smooth and quiet operation. All oil reservoirs shall be kept properly sealed to prevent leakage. Keeping the exterior of the machinery and any other parts of the equipment subject to rust properly painted and presentable at all times. The motor windings and controller coils are to be periodically treated with proper insulating compound.

The Contractor shall not be required to make renewals or repairs necessitated by reason of negligence or misuse of the equipment by persons other than the contractor, his representatives and employees, or by reason of any other cause beyond the control of the contractor, except ordinary wear and tear. The contractor shall not be required under this agreement to install new attachment as may be recommended or directed by insurance companies or Governmental Authorities. This service shall be performed solely by the manufacturer and installer of the equipment and shall not be assigned or transferred to any agent of subcontractor. The labor portion of the price shall be increased or decreased by the percentage of increase or decrease in the straight time hourly cost for the month within which falls the anniversary of the commencement of the service as compared with such straight time hourly labor cost on the date of the Contract.

PART 3 - EXECUTION 3.01 INSPECTION A. B. Study the Contract Documents with regard to the work as shown and required so as to insure its completeness. Examine surface and conditions to which this work is to be attached or applied, and notify the Engineer in writing, if conditions or surfaces are detrimental to the proper and expeditious installation of the work. Starting the work shall imply acceptance of the surfaces and conditions to perform the work as specified. Verify, by measurements at the job site, dimensions affecting the work. Bring field dimensions which are at variance with those on the accepted shop drawings to the attention of The Engineer. Obtain the decision regarding corrective measures before the start of fabrication of items affected. Cooperate in the coordination and scheduling of the work of this section with the work of other sections so as not to delay job progress.

INSTALLATION A. B. C. Install the elevators and dumbwaiter, using skilled workmen in strict accordance with the final accepted shop drawings and other submittals. Comply with the code, manufacturer's instructions and recommendations. Coordinate work with the work of other trades for proper time and sequence to avoid construction delays and to insure right-of-way of system. Use lines and levels to ensure dimensional coordination of the work. Accurately and rigidly secure supporting elements within the Hoistway to the encountered construction within the tolerance established. Erect guide rails plumb and parallel to a maximum of 3 mm (plus or minus 1.5 mm). Install rails so that joints do not interfere with brackets. Set entrance plumb in Hoistway and in alignment with guide rails prior to the erection of the front walls. Arrange door tracks and sheaves so that no metal to metal contact exists. Reinforce Hoistway fascias to allow not more than 13 mm of deflection. Pack openings around oil line with fire resistant, sound isolating glass or mineral wool. Install elevator cab enclosure on platform plumb and align cab entrance with Hoistway entrances. Remove oil, dirt and impurities and give a factory coat of rust inhibitive paint to all exposed surfaces of struts, hanger supports, covers, fascias, toe guards, dust covers and other ferrous metal. Pre-hang traveling cables for at least 24 hours with ends suitably weighted to eliminate twisting. Provide isolation pad between platen head and car structure. Mount operating fixtures with tamperproof screws. Coordinate fixture material and finishes with The Engineer. Adjust elevators and dumbwaiter to meet the performance requirements.

Provide and install motors, switches, controls, safety and maintenance and operating devices in strict accordance with the submitted wiring diagrams and applicable codes and regulations having jurisdiction. After installation touch up, in the field, surfaces of shop primed elements which have become scratched or damaged. Lubricate operating parts of system as recommended by the manufacturer.

PROTECTION AND CLEANING A. B. C. Adequately protect surfaces against accumulation of paint, mortar, mastic and disfiguration or discoloration and damage during shipment and installation. Upon completion, remove protection and thoroughly clean work and have it free from discoloration, scratches, dents and other surface defects. The finished installation shall be free of defects. Before final completion and acceptance of the building, repair and/or replace defective work, to the satisfaction of the Engineer at no additional cost.
