RENEWAL AGREEMENT OF TENANCY

This Agreement of Tenancy is made at Karachi, this ________ day of ___________.

MR. HISAM-UD-DIN QASMI S/o MUHKUM-UD-DIN QASMI, Muslim, adult, resident of House # C-83, Bazar Area Malir Cantt Karachi, holding NIC No. 455043-694679-5 hereinafter called OWNER of the First Part:

LT. COL JAVED IQBAL S/O HAYAT MUHAMMAD KHAN, Muslim adult, resident at Flat No. 43-D Askari-IV Karachi, holding NIC No. 42201-4379817-5, hereinafter called the TENANT of the SECOND

PART: (Both expression shall wherever the context so permits, mean & include their heirs, executors, administrators, successors, and assigns)

WITNESSETH AS UNDER
Whereas the OWNER is the sole and absolute OWNER of Upper Portion House No. C-83, Bazar Area Malir Cantt. (240 S.q Yard), hereinafter called the SAID PREMISES And Whereas the OWNER has agreed to let the SAID PREMISES, to the aforesaid TENANT on the MONTHLY RENT of Rs. 22,000 (Rupees Twenty Two Thousand Only), on the following terms and condition:

One Lac and Twenty Thousand Only), which will be treated as FIXED SECURITY DEPOSIT refundable to the Tenant at the time of entire vacation of the SAID PREMISES (without interest) after deducting dues, damages, charges, if any.

Page-2 2. That the TENANT Shall pay the Monthly Rent to the Owner by 10 th day of each month in advance according to the English Calendar 3. That the OWNER has handed over the vacant peaceful possession of the SAID PREMISES to the TENANT, this AGREEMENT OF TENANCY, shall come into force with effect from the above mentioned date and shall be valid for eleven (11) months only i.e. effect from _____________ and expiring on _________________. 4. THAT the TENANT shall use the SAID PREMISES, for his own [Residential Purpose Only] and shall not sub-let the SAID PREMISES, to any other person(s). 5. THAT the TENANT would pay the Electricity Bill according to Meter reading Sui-gas charges Water, Conservancy Charges, Union fee, Telephone Bill if any, to the concerned authorities or to the OWNER and the OWNER shall pay all Government Taxes, Property Taxes, etc., from his/her own sources and own expenses. 6. THAT the TENANT shall not make any alteration, etc., of any kind in the SAID PERMISES:, any damage, to fitting & fixtures, etc. would be payable by the Tenant. 7. THAT if the OWNER wants to get the SAID PREMISES, Vacated from the Tenant then be will have to give one month(s) notice to the tenant and vice-Versa. 8. THAT the TENANT will be ejected from the SAID PREMISES, if he fails to pay the MONTHLY RENT for continuously three (03) month(s) on the notice of fifteen 15 Days from the OWNER. 9. That this Agreement of Tenancy can be renewed by mutual consent of both the parties for further eleven (11) months period, and 10% Monthly Rent shall be enhanced after Every Year(s). 10.
