Asset intensive industries face the harsh realities of operating in highly competitive markets and dealing with high

value facilities and equipment where each failure is disruptive and costly. At the same time, they must also adhere to stringent occupational safety, health and environmental regulations. Maintaining optimal availability, reliability and operational safety of plant, equipment, facilities and other assets is crucial for an organization's competitiveness. The functions of asset management are taking a fundamental turn where organizations are moving from historical reactive (run-tofailure) models and beginning to embrace whole life planning, life cycle costing, planned and proactive maintenance and other industry best practices. Some companies still regard physical asset management as just a more business-focused term for maintenance management - until they begin to realize the organization-wide impact and interdependencies with operations, design, asset performance, personnel productivity and lifecycle costs. This shift in focus exemplifies the progression from maintenance management to Enterprise Asset Management.

Why Enterprise Asset Management Important?

Competitive pressures force organizations to minimize asset total cost of ownership and streamline their asset management operations (these typically involve myriad activities ranging from inventory, parts and labour management to contracts and vendor management for new works). As downtimes become increasingly expensive, both in terms of lost production capacity and unfavourable publicity, organizations are compelled to maximize their asset productive life cycles via optimal maintenance programs. In the event of asset failure, quick response time is critical. In recent years, stringent industry-specific environmental health and occupational safety regulations are being enforced by government oversight agencies, with industrial owners and operators responsible for compliance. Asset registers, risk registers, work planning and scheduling, life cycle costing and systematic methods for problem identification, root-cause analysis and continuous improvement are increasingly seen as prerequisites for a robust asset management system. By providing a platform for connecting people, processes, assets, industry-based knowledge and decision support capabilities based on quality information, TOMMS (EAM provides a holistic view of an organization's asset base, enabling managers to control and optimize their operations for quality and efficiency.

Case Study
The diesel-fired power generation plant with a capacity of 168MW operating since 2003 More than 40 AES people working in Sri Lanka Currently, AES Kelanitissa has the capacity of producing 168MW of electricity and the plant uptime is a top priority. Thus, making a maintenance program like TOMMS an essential part of ensuring it. We've used TOMMS Enterprise Asset Management (EAM) to help maintain AES Kelanitissa," relates Mr. Kamal, Team Leader Maintenance. "We use the work order, preventive maintenance, and purchasing and inventory modules. The system obtains maintenance input, produces work orders, and tracks work in process. It also provides a variety of reports, including work status, equipment availability, and cost and repair histories. Each piece of information is important when creating and executing a predictive, proactive maintenance program. "When I arrive at work in the early morning, I receive the work orders that the night shift operators have written concerning any broken equipment. My first task is to send out maintenance orders to our technicians to repair these parts or equipment. They will report back to the TOMMS system what corrective measures were taken, what parts were used, and how long it took to fix the problem. When finished, the system lets them know where to go and what to do next." Preventive maintenance is very important at AES. Once a month, the system generates an order to perform both vibration and oil analyses on the power skids, including the turbines, generators and their gearboxes. AES knows what the levels should be. Based on the results of readings, AES may or may not need to take one of the units down and change bearings or realign the skids before a failure occurs. The purchasing module generates POs for both stocked and non-stocked items, special orders and services. It tracks open POs and generates a list of those that are past due. Most importantly, working in consort with the inventory module, the system assures that PGV has parts and equipment when needed, including sufficient stock for scheduled projects. In addition, the utility always knows what stock levels are. "We also use Equipment History a lot," Mr. Kamal adds. "These histories are very valuable. With this information, if something comes up, we can refer to what has happened with this piece of equipment in the past. Is this the first time? Is this a continuing problem? How did it get fixed before? Was that successful and for how long? The answers to these questions allow us to determine when it is most cost effective to fix something or replace it."

AES built, owns and operates AES Kelanitissa, a diesel-fired 168 MW power plant that satisfies 10% of Sri Lankas energy consumption needs. Located in the capital city Colombo, the plant serves the area via the Ceylon Electricity Board (CEB), a utility company owned by the government of Sri Lanka. In February 2005, AES responded to the tsunami crisis in Asia by activating the AES Disaster Relief Fund, collecting donations from AES people around the world and directing resources to the local community in Sri Lanka.

Lakdhanavi Power Plant Purchase TOMMS (EAM) to maintain their 300MWatt Combined Cycle Power Plant in Muturajawela in Sri Lanka. The Lakdhanavi Plant was commission in August 2008 and since then we've used TOMMS Enterprise Asset Management (EAM) to help maintain Lakdhanavi Power Plant (LPP)," relates Mr Shankar Rao, Senior Commission Manager. " After a couple of years of using TOMMS, it has increased visibility into some important areas and weve been able to use that information to improve our performance. These improvements have been brought about by using TOMMS to measure the departments Mean Time To Repair (MTTR) and Mean Time Between Failure (MTBF). These are important engineering performance metrics that were rather cumbersome to record in earlier versions says Shankar. Using this information we are driving reductions in machine downtime and engineers attendance time on jobs. LAKDHANAVI LIMITED

The Lakdhanavi Limited build , own, operate and maintain a Combined Cycle 300 MW Thermal Power plant at the land filled reclaimed area site of Kerawalapitiya in the Gampaha District. The power generated by the plant will be transmitted through the national grid owned by the Ceylon Electricity Board (CEB).
