City of Bar
Bar is a coastal town with the biggest number of sunny days in a year and the greatest potential on the Adriatic Sea. It is a port town, a town of olive trees and an area with numerous spots of tourist interest and large potential. Bar is situated in the southern region of Montenegrin coast, at the foot of Mount Rumija (1,600m), at 426 northern latitude and 196 eastern longitude and altitude of 4m. It is 180 km far from the Strait of Otranto. The surface area of the municipality, with Bar as its center, is 505 km. According to the 2003 census, its population is 40,037. The climate in Bar is Mediterranean, Mediterranean-Continental in the mountain region. Average winter temperature is 9.1C, while average summer temperature is 20.7C. Bar has almost 270 sunny days or 2500 sunny hours during the year, which makes it the sunniest city of the Mediterranean. Average rainfall is 1715 mm and the most frequent winds are storm and south wind. Bar has more than 46 kilometers of coast, with 20 beaches of 9 kilometers in total length. Maximum depth of the sea is 430m and the average water temperature in July is 23.2 C. Salinity is 38.2%, transparency 5m and tide wave 30-48cm. The surface area of 128 km of Skadar Lake (total 370 km) belongs to Bar Municipality. The area around Bar abounds in Mediterranean vegetation. There are about 85000 olive trees and almost 40000 fruit trees in Bar. An olive tree near Old Bar is more than 2000 years old. Bars Riviera is quite spacious, stretching from Cape Stolac and Cove Chanj - Pearl Shore across Spich and Sutomore, Susanj, Bay of Bar and Veliki pijesak to Busha and Cove of the Petrovics. Indented coastline and many natural springs made numerous smaller and larger beaches from Chanj Pearl Shore to Utjeha, mostly covered with sand and more than 9000m long.

If you are coming to Bar by car, from Petrovac, you will stop in Chanj - Pearl shore where you can see the Pearl Shore Beach, 1100 m long and 55000m in surface, covered with layer of the finest sand of different colors as its name says. You can take a boat from Pearl Shore to the Queens Beach, which is 350 m long, accessible only from the sea. It is a jewel of Montenegrin Riviera, fenced with a natural hill of high sediment cliffs. Its unusual beauty and very clean water made it a favorite place of Montenegrin Queen Milena (18471923) during her visits to the summer residence of her husband King Nikola in Bar. By sea, Pearl Shore is 33 km far from Velika Plaza in Ulcinj and 25 km from Valdanos Bay. It is 20 km far from Budva, 35 km from Podgorica Airport and 50 km from Tivat Airport. General Concept

General concept
Location Sunny Side is situated in the undeveloped slope terrain, with a view to the Adriatic Sea and has very good natural conditions, which makes it an extremely attractive area. The area covered by the Plan is situated on the slope of 6 122 meters above sea level. Location area is 8.20 ha. together with the Pearl Shore resort and residential area of Miii, it enables a quality valorization and planning of a unique tourism offer. Spatial development of the planning area includes the construction of the tourist complex that will have quality modern tourism offer, with the use and valorization of spatial and environmental advantages of the area. New tourist center will provide a rich and regionally integrated offer and enable the increase of local and international tourism demand. Sunny Side project envisages the construction of a tourist complex with a condo hotel or residential area with villas and apartments. Additionally, construction of main and supplementary tourism facilities is planned, as well as sport and recreation facilities. Concept that defines Sunny Side complex is very successfully adjusted to the specific terrain slope, with suitable forms and materials that are in harmony with the environment. Developed area, free public space and green park areas are also in harmony. Terrain characteristics have conditioned specific access roads, green pedestrian zones, promenade and squares, as well as specific public areas with their microclimates. Two long promenades are planned on the isohypses, with a view to the sea and the horizon. These promenades will connect all important complexes in this area with a system of small squares, stairways and terraces, ensuring continuity, good connection with other complexes and intensive contact with the sea. These promenades are important because they create an enjoyable place for resting and socializing in the typical Mediterranean manner of using common town areas. Great attention given to the form has determined the construction material. Montenegro has a long tradition of using stone for construction of houses; therefore this project envisages the use of stone for wall coatings, which will be combined with white facades and segments in wood.
