#1, Leadership: As a small business owner, every member of my team is not only an apprentice but I am also a mentor to these young men and I myself am also under leadership. They have developed considerable skills under my mentorship and bring not only their craftsmanship to the table but also their peace and patience resulting in an unparalleled product! As the lead installer, it is my job firstly to make sure that every contract we have is completed, but secondly that we also as a company bless every client. #2, Knowledge: We have all funds deposited into our business account: from there, I, CPC, Joseph Tozer, control the distribution of finances to my installers and vendors. The reason for this is to guarantee to the client that we will not go over budget and will meet the descriptive list in this contract. It also restricts investors from coming onto the job and making poor design or structurally unsound decisions, resulting in out-of-control spending and poor time management. This is the primary reason for the transfer as we know investors lose more money this way than any other. Having this standard protects both the investor and all the contractors on-site. #3, Expectation: Capitol Peak Construction has developed our product in reaction to years of experience working with builders, home owners, clients, investors and general contractors. You are welcome to add to CPCs work load in the form of a change order, but to change any part of our product you will need a signed product description variance. This will not lower our price once the budgets are set. At best, we can move a few things around to accommodate unforeseen needs. #4, Insurance and limitations: We are insured craftsmen offering a very specific product. This is not the full list of items that are not included, but we do not offer appliances, roofs, furnaces or water heaters, changes to structure, engineering or architectural blue prints. There are limitations to our budget that could result in added charges to your home flip. For example: this budget does not include dealing with rotten decks; some decks are beyond repair and need to be removed. We will do our best to bring up all issues during our first evaluation; however, they are not part of this described budget. The 18.396 is for the description only. Things like cut gas lines, clogged drains, etc, are not part of the description. The job is covered by our 1-2 million insurance policy and please consider this notification that we wave all Workmans comp rights and are liable for our own safety on the job as a company. #5, Structure: We have specifically tailored our company, its size, insurance types, and experiences for this type of contract. Home flippers: if you would like to include prints and design changes to the structure, we will need to bring the home up-to-date with Pikes Peak Regional building department in the form of a change order. #6, Product: Capitol Peak offers a builder-grade selection to its investors. if you have a pre-set exception, please let us know what it is before signing the contract If not, only supplies pre-approved by CPC will be allowed on the job. For example: we only order specific liquid vinyl Kwal paint as our builder-grade selection for the inside of the home. #7, Payment process: 50% down, 25% due upon completion of demo and installation of trim and doors. The last 25% is due once the product description is complete per Capitol Peak constructions description. #8, Overhead: As a debt free small business, I can work toward finishing the home with little overhead and millions in experience! I am not interested in a large business structure and will keep my designs to maintain your returns. I do not believe in maximized production; it has only ever served to create division in the construction industry. What we are offering are beautiful homes by Capitol Peak Construction. Costs: Standard remodel: 18.396 per square foot of the home on any home 1,000 sq ft and up. For smaller homes, I

Product Description: See CPC for all samples!


Bedrooms: Remove trim, doors, shelving, rod, carpet and window. Replace with new shelving, carpet, padding, trim, door, window, paint and light. If needed, we will pre-spray all flooring with a primer to help with pet odor. Repair walls, add new cover plates and door handles. Living/Family room: Remove or refinish all flooring per CPC design, remove and replace all trim and doors; all new hardware for doors. Remove and replace, or refinish entry floor, remove and replace all shelving, repaint the home with one color and white trim and ceilings. We will attempt to replace all windows in the home pending the review of budget on number of actual locations. Dining room: Install new flooring or refinish, new sliding or back door, new trim, paint and lights. Kitchen: Remove all cabinets and install new ones per CPC with uppers and laminate tops, with a new sink and disposal, new handles, flooring, lights and back splash. Outside: Repaint the home as needed and clean ALL property - gutters. Remove trash, repair fence, add latch as needed. All landscaping is per CPCs end budget and is not known until we are through the inside remodel. It is the last of the project that we attempt to fit into the budget. Garage: Repair all walls and prime with paint if dry-walled, add in shelving and epoxy the floor. Kitchen door and garage receivers to be replaced as needed. Please note: the garage budget is tied to the landscaping and overall home. Less cost and/or damage to the home will result in added work outside. Bathrooms: If the tub is in good condition we will re-use it. Demo all walls and floors, new tile floors and walls with a new vanity top and sink, new toilet. Tile is straight-lay to the listellow and above that to ceiling with soap dish. Includes new mirror, trim and door/paint. Drywall repaired and textured. New towel rack, paper holder and paint. Halls, Entry, Recreation & Sun room: Remove and replace trim and doors, add paint and new lights - fans as needed. Repair rails or replace as needed. HVAC room: New door. We do not include water heaters or the HVAC unit. Throughout: Home it to have walls and ceilings repaired per CPC. All new trim, doors, handles and paint. New lighting per CPC design and budget. New plugs and cover plates. New cabinets, tops, faucets, sinks, and showerheads. For all questions, please call Joseph Tozer 719-332-8848. Pending CPC review of budget : All new blinds, remove and re-texturing of popcorn ceilings, fireplace stone or tile work pending review, Refinishing and or repairing of deck and outside structures. New stain to the fence, concrete work and all landscaping is pending the budgets review on-site once a contract is signed and we have a down payment. Note: old floors that are refinished will show old stains. Also, large and/or too many window locations will result in us having to make an on-site judgment call about their replacements. Please walk every home before you buy them to see if they have any extensive mold or roofing problems because that can result in added costs. However, being an experienced builder, I can also compensate on the product design/budget to make room for things like missing gutters and down spouts. The same rule can apply to cut gas lines or plumbing drains, but such changes to the CPC product description will need to be signed for by the client on a product description change form or we will not vary from this contract. Project review: Capitol Peaks financial expense is not open to review, which is why we give a list of descriptions on this contract. We will work to complete the description and will not nitpick over individual costs. We will provide you with samples and work to complete all described surfaces in this contract. We are offering a company product at 18.396 per sq ft If you as an investor have a pre-set price point via the purchase of the home, I would be happy to meet that budget, but to do so please void all product description. I have been on crews helping build our community from supermarkets to air craft hangers high schools homes offices and so much more. Currently outside of the work place, we are making fine calligraphy pens and stained glass pieces, along with the occasional complete overhaul & custom restoration of pianos. Our shop is still growing and it is my hope someday to teach and have a production line out of our home.

Accomplishments:
CPC works with local Builders, Clients & Investors as Production Managers, helping keep costs down and quality up by receiving competitive bids from local licensed Electricians Plumbers HVAC Installers Carpet Roofing and Structural Crews as needed. Making sure that only qualified people are on the jobsite helps us keep the project on-budget and on-time. From there, we competitively spend time shopping and setting up accounts with different venders such as Tile Traders IQ Flooring PFS and many others. We need our products to be competitive; this is why companies like Front Range Cabinets are so useful to work with. From there, CPC completes many of the skilled craftsman trades in-house with a very small crew of highly trained workers. Each of our in-house installers is a tile setter and has experience in hardwood and much more. We only take on apprentices that have mastered at least one trade and have more to offer than simply hard work. Professionalism cleanliness character resolve safety are only a few words I would use to describe them, resulting in saved untold hundreds of thousands! And thousands more of completed projects!

Insurance: Per Colorado State requirements and our 1-2 million in
