Main zones There is a Local Centre around the Homai train station. The most common residential zone is the Mixed Housing Suburban zone with some Terrace Housing and Apartment Buildings and Mixed Housing Urban zones closer to the Homai Local Centre. The zoning in Wiri is made up of Light Industry, Heavy Industry and Quarry Special Purpose zones. 277 Browns Rd is zoned General Business and the Vodafone Events Centre is zoned Mixed Use (which allows for a mix of residential and commercial development). Main overlays The Proposed Auckland Unitary Plan aims to provide the right balance in protecting what makes Auckland special, while enabling the new homes, jobs and economic growth that Auckland needs. The plan provides protection through a combination of specific zones (such as for coastal or rural areas) and overlays on other zones (such as heritage or view protections). The main overlay in this area is the Heavy Industry Air Quality overlay. Main changes from draft Auckland Unitary Plan following engagement As a result of community feedback and elected representative input, the following key zoning changes have been made for the notified Unitary Plan: the block of land bordered by the South Western Motorway, Druces, Kerrs and Great South Roads has been changed from Terrace Housing and Apartment Buildings zone to Mixed Housing Suburban zone parts of the Quarry Special Purpose zone in Wiri has been changed to Light Industry zone the Special Purpose zone for the Vodafone Arena site has been extended and the remainder of the site has been changed from Light Industry zone to Mixed Use zone the Single House zone in Goodwood Heights has been changed to Mixed Housing Suburban zone a Special Purpose zone has been introduced for schools.
