The Palos Verdes Peninsula has had an interesting history in relation to colleges and universities. In the 1920s, UCLA had studied Palos Verdes as a potential location for the relocation of their campus from north Vermont Avenue in Los Angeles. Palos Verdes developers had offered to donate 1,000 acres in the Peninsula Center area. In the early 1960s, a new state college was planned at the top of the Peninsula, and briefly held classes as Palos Verdes State College in the Peninsula Center until Cal State Dominquez Hills was constructed. In 1947, a small private independent junior college was founded on the Peninsula. Enrollment reached a peak of only about 100 students. The first graduating class in 1949 was fourteen students. Palos Verdes College occupied the present day location of Rancho del Mar High school, next to the entrance to Rolling Hills near the intersection of Crenshaw and Crest roads. This site was an air force barracks installation during WW II. Elaborate plans for a permanent location at the top of a hill overlooking the valley location of the temporary campus were drawn up but never built. Elin and Kelvin Vanderlip were early patrons of the campus, however fund raising for the campus struggled over the years. One fund raising effort started was the Palos Verdes Homes Tour, which continues today as a fund raising event for the Palos Verdes Art Center. The campus became a four year college in 1954, but the campus finally closed down in 1955. Marymount California University (MCU) is an independent, coed residential college located in the Miraleste area of Rancho Palos Verdes. Marymount was the first Catholic junior college in California and began as a liberal arts college for women in Los Angeles in 1948. In the mid-1960s discussions began on admitting women to the undergraduate program at Loyola University. The affiliation of Marymount College and Loyola University began in 1968 when Marymounts four-year program relocated to the Loyola University campus in Westchester, Los Angeles. In 1968, Marymount opened its two-year program on the Palos Verdes campus. The merger of Marymount College and Loyola University was completed in 1973 forming Loyola Marymount University. The Marymount Palos Verdes California College remained incorporated as a separate two-year program having received accreditation in 1971. In 1986, the name changed again to Marymount College Palos Verdes. The college began to offer four year bachelor of arts degrees in 2012 as well as masters degrees in certain studies, which prompted its name change to Marymount California University. Currently, firstand second-year students take core courses at the Palos Verdes campus. Upper division and graduate courses take place at the urban Waterfront Campus in San Pedro.

Though he found his interest in real estate independently, Rodman is grateful to be able to work with family. I am lucky to have a great mentor constantly around to help me learn the business and get past new challenges. With every transaction comes a new, unpredictable challenge, and the best way to deal with that is with the guidance of someone with experience. The challenging part is reminding myself that he is a colleague with much more experience than me, and to be learned from. At times, I find myself thinking like a son, that his methods may be outdated, but I find that his experience usually proves me wrong in my doubts. Rodmans specialty is Redondo Beach neighborhoods. He grew up in Redondo Beach and Merit Real Estate has always been based there, seen as a sort of neighborhood expert. Each area in the South Bay has its own unique identity, but what we all have in common is the lifestyle. We are the best kept secret of LAwe have the LA scenery and weather, without the LA lifestyle. We move at our own pace, and embrace more of the laidback, beach lifestyle, contrary to what most would think of the LA area. Right now in Redondo Beach, the real estate business is constantly in flux: Interest rates are all over the place. They have been going up and down unpredictably over the past couple months and that has led to a recent slowing of the market. I dont think this is necessarily a bad thing. In 2013, multiple offers on properties became the norm. Impulse buyers came out of the woodwork, as the cost of financing was at record lows. Now, the serious buyers who are still in the game regardless of rate fluctuations will be able to make a move on a property they want, and not have to deal with 10+ competing bidders, as was so common.

Bryce Toney knows how lucky he is. He walks just steps to work each morning as the owner of Curious, a home decor and novelty shop, excited for what the day will bring. I love what I do. It is important to pick a community that fits you and your style, Toney said. I like the way Hermosa Beach runs and the type of people that come in here. Beach people just move slower. Right in the heart of Hermosa Beach at 128 Pier Avenue, Curious opened in 2008. The shop, full of eye-catching items and displays, has accessories, bath and body products, books and fun stationary. I think it is really important for a place like us to be near the pier, Toney said. I want us to have quality retail stores here that fit the community, financially, creatively and aesthetically. The store also sells handcrafted furniture created by Toney. Making everything from chairs to side tables right in the store, he also constructs bookshelves, dressers and farmhouse tables. While Toney likes to use recycled wood when possible, he often works with pine when making new things. With prices for the furniture as low as a few hundred dollars, Toney gets plenty of interest in his pieces from locals. Hes even worked with other businesses in Hermosa Beach (The Source, Gum Tree and Wicked) to create custom furniture for their stores.

Luckily the style I like suits this community. It fits the lifestyle here. It is affordable furniture. It is rustic and handcrafted, said Toney. Toney and his team at Curious travel the country to stock the store with unique items. Theyve bought things in small cities like St. George, Utah and found great thrift store items throughout North Carolina. Curious also works hard to find local artisans to sell things in the store. Traveling makes us find cool things. Id rather it be a new product or see if I can make it myself, Toney said. Traveling is the biggest asset for finding things for the store. I like finding things off the grid. Also putting time and effort into every display at the store, Curious has things clearly separated. Toney jokes that the first floor is the fun side, while the second floor is the serious side with all of the furniture. On that fun side is a camper that Toney took apart and then reworked to make into a retail space. Understanding the value of the dollar, Curious makes it a priority to offer items at reasonable prices. So much so, that every price already includes tax. It is great to walk into a beautiful shop, but if you cant afford anything, it feels like an art gallery, Toney said. We try our best to make it affordable. The culture of the store is pretty reasonable. You can afford it, it has a nice look and even the colors fit the community.

Lumpy couches. Deflated air mattresses. Hard floors. These are just a few of the troubles that occur in homes across the country anytime someone becomes an overnight guest. Its a problem that Peter Hertel and Sebastian Klarhoefer noticed every time they visited or hosted family and friends for the holidays. You often have only a little space, but have so many people staying in your home. Sofa beds can be so uncomfortable and you sleep so badly on them because you are missing the quality of the mattress, said Klarhoefer. With that thinking in mind, the designers decided to create a comfortable and compact bed without any hardware or gizmos, calling it the GUEST bed. Coming up with the design in 2006, Hertel and Klarhoefer Industrial Design began selling the bed in 2007. Made of solid wood from Europe or North America, the stacking bed is available in beech, maple, American cherry, walnut and white glazed oak. Customers can also decide how to configure the bed based on the amount of space they have available,

choosing between a twin or a double. We are interested in the materiality of things, that is why we work very early on with materials and prototypes in a one to one scale, Klarhoefer said.We always try to create products of high quality. We also want it to have function and make products independent of design trends. While the company is based out of Berlin, each bed is manufactured by a small family-run business in southeastern Germany and then sold by Zeitraum, a Bavarian furniture brand. Getting the most interest for the GUEST bed in Switzerland and the United States, it is currently available at stores in New York City and Philadelphia. Maybe its reduced design with elegant lines make it unique, Klarhoefer said. It looks so simple and clean. The only luxury is the natural beauty of the solid wood.
