HOME PRESENTATION
Having your home listed by selecting a dependable REALTOR may seem to be the only crucial step to having your property sold, you may think, but in order to have a successful transaction there are actually details that can be taken on as a homeowner. Help to increase the number of interested buyers and decrease the length of time placed on the market by following these tips. One important factor that come into play is home presentation. Generally, a buyer would be reviewing a few properties at the same impression of your property is vital. Create the best environment possible for them to imagine making your property their next new home! We have spoken to a few professional home staging consultants and photographers and here are some important tips they have mentioned. Lets work from the outside in and go through the experience step by step! As your guests initially arrive they will travel down the street towards the house and at that moment they are already speculating the environment. ( If this is a condo you could still take the same approach and see where you may improve the environment). Roadside collections and Rubbish Make sure all garbage is clear and out of sight to ensure that the street does not smell like garbage. Clear the weed off the sidewalk and all clutter. Entrance and Yard Many people overlook small details like keeping their lawn clear of ornaments of personal taste or passed seasonal decorations. You want to make sure its all gone to give off a brand new feeling to the buyers and not a place that has been worn in. Instead add potted plants that can liven the yard and make it inviting. Everyone has a different taste so it is better to keep everything subtle and neutral. Another minor detail that is commonly overlooked is the house number plate that is on your door or gate. Do a quick wipe and make sure its shining like brand new when your guests arrive! Front Door Entrance to the house or condo should be clear and spacious; remove any clutter including shoes, jackets or mail and remove all small rugs or mats. Setting Up Inside Mirrors can play a very useful part in creating space and shining light in darker parts of the property. Place mirrors at the end of long hallways to create space and make sure you have all the lights on, including stove lights. Open all curtains and get rid of curtains that are too heavy; heavy

window coverings can make a room feel dark and cluttered. The decor inside should have nothing too personal, like family photos or personal taste of ornaments. All clutter should be kept away but leave out typical home items to help give ideas of the space for the buyers imagination. Pets and Odours The sense of smell can change an entire experience so be sure to have all garbage taken out, dirty clothes cleaned and no trace of food left out. If there are pets, strong spices, or cigarettes in the home, deodorize the property by removing all traces for a few days. Use essential oils to take out the smell , wipe down all walls and possibly wash all curtains. All pet belongings and the pet itself should be kept away on the showing. Strong food spices or foods should not be in the house during that time as well. into everything so make sure clothes have been thoroughly washed, deodorize fabric couches and have carpets professionally cleaned. By keeping windows open at the time of showing it will help eliminate lingering odours. Private Spaces Your private spaces like the bedroom and bathroom should not appear as if you are still personally living in. Imagine when you are viewing a showroom and take that experience into consideration when you are organizing these spaces. No personal objects or belongings should be in sight and cleanliness is generally overlooked. When you have lived in a space for a time your eyes are accustom to the space and may miss out on small messes that others may notice right away. The bed usually is the centre piece in the bedroom so setting the bed with nice throw pillows and duvet covers can really make the room more attractive. The buyers will usually have many questions so if you had already placed in some effort to answer them ahead of time they can utilize more time imagining how they can live in your property. Documents on nearby schools, community centre or the general neighbourhood is a great thing for families to know. History on renovations of the property, pest documentation, approvals for further development will all speed up the whole thinking process on a purchaser. Finally give your buyers space and be scarce in the environment so they can take their time. Chances are the more comfortable they become in the space, the more likely they can really start imagining taking it up as their new home! So good luck on your next property listing and be sure to consult with a REALTOR in taking the right steps. All this effort will make a difference in your process of selling a home!
