Getting Services Set Up in Your New Home

In Chicago it can take weeks to get an appointment for installation of basic services like electricity, cable, internet, etc. Therefore, as soon as you know your move-in date call and make appointments for all of your utilities to be installed. Its no fun to live in a house or apartment for 3 weeks with no TV or internet! Also, check with your landlord to see if there are certain companies you are required to use. For instance, some larger buildings are Comcast buildings or AT&T buildings only and you dont have a choice of provider.

Parking in Chicago

If you have a car and have parking in your building, lucky you!! Parking is a coveted commodity in Chicago. If you have a car, but your apartment or home does not have parking, check out CraigsList. Neighbors will often rent out their extra parking spots for a monthly fee, ranging from $125 - $200 usually depending on where you live in Chicago. If you cant nd anything in your neighborhood listed on CraigsList, try walking around your new hood. Many homeowners will tape advertisements to their garage doors or fences advertising their extra parking spots. If that fails, Google parking garages near your new home. Most parking garages have monthly pricing available as well. The parking garages are more secure and some are covered, however, they are often more expensive as well.

Registering Your Car In Chicago

Moving to Chicago for the rst time? If so, you have 30 days from your move-in date to purchase and display a City Vehicle Sticker. Or if youre planning to purchase a vehicle in Chicago, you have 30 days from the date you bought your vehicle (or, if received as a gift, the date you received your vehicle) to purchase and display a City Vehicle Sticker. City Vehicle Stickers are issued annually and are valid as soon as they are applied to the windshield. In other words, as soon as you get your new City Vehicle Sticker, remove your old sticker and replace it with the new one. City Vehicle Stickers expire on June 30th of each year. I highly recommend you add the Annual Residential Parking Permit to your City Vehicle Sticker, which is a feature that can be added to a City Vehicle Sticker at the time of purchase. This feature costs $25.00 and provides residential zone parking privileges for as long as the City Vehicle Sticker is valid. This is very helpful if you ever plan on parking on your street, even if just for a few minutes. A sticker with the Annual Residential Parking feature can only be purchased by a resident who lives at an address that is located within a residential parking zone for passenger vehicle, large passenger vehicle or small truck. For $25 per year, its worth being able to occasionally park on the street and avoid expensive tickets as this city LOVES to give out tickets! They are 54 cents each (sold in books of 15 only) and allow guests to park in your neighborhood for a 24 hour time period. Very helpful to have when you have friends over so they dont get a ticket.

I cannot say strongly enough how important it is to get renters insurance. If the building youre living in burns down, the landlords insurance will only cover the building, not any of your personal belongings in the building or the additional expenses youre going to occur while displaced. Thats why its important to have renters insurance. Its generally inexpensive and worth it in the long run. I also recommend getting a safety deposit box and storing valuable paperwork in the safety deposit box such as your passport, birth certicate, marriage certicate, etc. Just in case your home is burglarized or destroyed. YOUR RIGHTS AS A TENANT

Chicago is a very pro-tenant city with many laws in place to protect you. I recommend reading the Residential Landlord and Tenant Ordinance which can be found at http://www.tenants-rights.org/residential-landlord-tenant-ordinance/ Its boring, but very important. A few highlights from the ordinance: - Your landlord should give you two days notice if he/she plans to enter your unit, unless its an emergency. - Your landlord must return your security deposit to you, along with any interest, within 45 days after the date that you vacate the dwelling or within 7 days after the date that you provide notice of termination of the rental agreement - Within seven (7) days of being served a foreclosure complaint, an owner or landlord of a premises that is the subject of the foreclosure complaint shall disclose, in writing, to all tenants of the premises that a foreclosure action has been led against the owner or landlord. - Your landlord must provide smoke detectors, sprinkler systems, standpipe systems, re alarm systems, automatic re detectors or re extinguishers where required by the municipal code. - Your landlord must provide hot and cold running water. - Your landlord must supply window screens where required by the municipal code. - Your landlord must exterminate insects, rodents or other pests. - You have the right to ask that your locks be rekeyed at the start of your tenancy and the landlord has to comply and pay for the lock change, unless it is an owner occupied building with four or fewer units. - You have the right to sublease your apartment should you need to move out. The Chicago Residential Landlord Tenant Ordinance provides that a landlord is required to accept a reasonable sublease without requiring you to pay a fee.
