Premises: The Tenant has exclusive use of the Master Bedroom, bathroom and one
large closet and personal property thereto. The second smaller closet will be used by
the Landlord. The Tenant has shared use of the Kitchen, Living Room, Dining Area and
Garage. The Guest bedroom is for the exclusive use by the Owner.
The following personal property is included: Please see Appendix A. Tenant agrees to
keep the personal property in good condition.
Term and Rent: Month-To-Month: The Term will commence on _______________ and
continue as a month-to-month tenancy at a monthly rental of $1,450.00, payable in
advance on the 1st of every month and otherwise subject to the terms of this
Agreement, as applicable, until either party terminates the same by giving the other
party one (1) month’s written notice .
Payment. Tenant shall pay the said amount of rent together with applicable utilities
to the Owner by means of direct deposit to the Owner's Bank Account with Bank of
America.

Late Charge: In the event that Rent is not paid within 10 days after the due date,
Tenant agrees to pay a late charge of $50.00. The late charge period is not a grace
period, and does not prevent the Owner from exercising any other rights and
remedies under this Agreement.
Parking: One covered parking space provided in the garage. The other side of the
garage is for the exclusive use of the Owner and is not meant for any shared storage
by the Tenant. Tenant will receive one (1) garage door remote operator to be used for
the duration of this Agreement. The remote operator shall be returned in the original
form as it was received upon termination of this Agreement.
Assignment and Subletting: Tenant shall not sublet all or any part of Premises, or
assign or transfer this Agreement or any interest in it, without prior written consent of
Owner. Tenant shall not have a “designated occupant” resident at the Condo.
Insurance: Tenant’s personal property and vehicle are not insured by Owner or by
Owner’s Association, against loss or damage due to vandalism, fire, theft, rain, water,
criminal or negligent acts of others, or any other cause. Tenant is to carry Tenant’s
own insurance to protect Tenant from any such loss.
