In DTCP approved plots in Bangalore, there is no question of title or third party as Government acquires land and land vest with government. Allotment and other things are the aspects that you should focus. You need not worry about documents like land deed, plan approval etc.
1. What is DTCP Approval?
Any development with regard to land and building has to be authorized by the Director of Town and country Planning department of the government. Planning Permission is the permission to be obtained under the Town and Country Planning Act 1971 before carrying out any development in the land / building in both plan and non- plan areas. 7. How do I get Building plan approval and how long does it take?

9. How do I get get a Land use Change and how long does it take?
Reclassification forms (duly filled) along with the required documents as mentioned in the website is to be submitted to the concerned Local Body or Local Planning Authority/ New Town Development Authority, after due scrutiny the same would be forwarded to Government for orders by the Directorate.
