Another year has flown by and St Kitts continues to flourish.As in any Community of 200 people there will always be a diversity of thought, but I am delighted at the level of tolerance and friendship within our home. A couple of months ago we said good bye to our former managers Phil and Judy. For reasons best known to them they decided to return home to Mackay to their family. We wish them well in their future life. In their place we welcome Geoff and Heather Norris who join us from shaky Christchurch where they previously ran a Motel.Geoff and Heather are happy to be here and they hope to make St Kitts their home for a long time. Make sure that you meet them.!

Following last years paint job, we have just had a follow up wash down and touch up from Carl and the team from Higgins.There are a few paint bubbling areas on some of the darker walls and Higgins are monitoring and will repaint under warranty when necessary. Rest assured that the integrity of the paint is maintained; we think that the problem is that retained environmental moisture in the block work is being drawn out by solar activity. Watching, watching. Bulk electricity-progressing, with most people on board. There may be a misconception that the total electricity bill is to be divided equally among everyone as per water bills. No way. We will all have our own bills reflecting our own usage. Except we will have a discount of up to 30%. Watch for another voting paper in the New year to correct a wording discrepancy in a previously passed resolution. The Committee will be looking at a report I have received about replacing all our exterior and basement lighting with LEDs. This will save us a considerable further sum on electricity.More on this in the New Year. The Committee swapped duties with the Managers during the year with the Committee taking over full financial responsibility for the gardens and grounds ,whilst the Managers cover cleaning costs. It is a revenue neutral deal, but gives the Committee control over the gardens. Previous managers standards did not match ours. We had a couple of successful social gatherings to raise money for the Flood Appeal and Breast Cancer Research. Enjoyed by many and lots of new friendships were forged. A feature of the year was the goodwill and friendships across the complex and the co-operation of most people. We enjoy great relations whether we are tenants or owners. Ex tropical cyclone Oswald gave us trouble earlier in the year. Thankfully, those issues have been rectified.

Our gardening committee is active in imaginative colourful plantings, tasteful landscaping and sheer hard work from a exible team of willing volunteers from across the complex. Our aim is to keep St Kitts at the forefront of presentation to make it not only a great place to live, but to enhance real estate values,

The completion of the new Sunshine Coast Private Hospital, and the sight of the new Sunshine Coast University Hospital coming out of the ground has signalled what seems to be a mini sales boom in St Kitts. Over the last few weeks there have been some impressive contracts signed on Apartments that had been on the market for a while. Dont allow your agent to talk you down. Hold the line on price, there is now sales evidence to support your gut feelings. Remember St Kitts has the biggest apartments on the Island, all three bed, all two cars, all air conditioned. This is a prime waterfront location. To back it up we are in a sound financial position with ample reserves.

A word about our Body Corporate Fees (Levies). Our levies are in the mid range of comparable apartments, and are pitched to provide for budgeting many years out. We allow for future paint and roof work, pool refurbishment, lift renovations, and scores of other things.If it was not for an increase in Insurance premiums we would not have had to apply an increase this year. Your Committee is mindful of costs and watches expenditure closely. Our volunteers help in this regard by donating their time and often own money for plants etc. If you wish to donate money for plants,garden sculptures, etc contact me. Across the course of a year your Committee is called upon to make decisions in the collec tive interest. We agonise over some decisions but, in the end we are guided by common sense. The current Committee is John Edds-Chairperson, Lil Wylie Secretary, Dianne Ball -Treasurer,Louise Field,Colin Mildwaters,Frank Ross, and David Sparks. I wish to express my sincere thanks to these people and to all of the members over the years. I think of Paul Hopewell, Ron Brien, Noel McGilvray, Greg Anderson, Robyn Baker, Richard Barram, Keith Hosking,Leann Mackay,Julie Bruynius,Rob Gillam,Wendy Brown, and David Hughes. I am bound to have forgotten someone, and I offer my apologies in advance for any oversight.

A Committee role is often challenging mentally and sometimes physically. It takes up time and involves the skills of mediation,compromise and forward thinking.But, at the end of the day, it is a satisfying role that involves you with a diverse range of skilled people. If the occasion arises, dont be afraid to volunteer for a job on your Committee. Of course, Archers Body Corporate provide great support, and our thanks go to Denise Bretherton who stepped into the breach when Alex Keam was on maternity leave. Welcome back Alex, its hard to leave young children, but you need to secure their future as well. Thanks to all at Archers.!

Our Community has a constant turnover of people and we need to highlight a few of our by laws from time to time. We want to turn negatives into positives and your co-operation will help keep us on an even keel. Heres the Dirty Dozen. 1.No pets, including guest pets. Please dont volunteer to mind a cat or dog over Christmas 2. No noise after 10 pm -turn on your air conditioning and shut your doors. Remember that there is a by law to give your neighbours the right to peaceful enjoyment at any time. 3. No visible washing on any level at any time. Keep louvres tightly closed. 4.No junk, boxes, cupboards etc in parking spaces. Cars and bikes onlysurfboards ,kayaks, etc on racks or in the kayak shed. There is an approved steel cabinet storage solution. See me for details. 5. No glass, alcohol etc in the pool area or gym. Keep kids under control. 6. Turn air on in the gym only if the doors are closed. 7. Please return pool furniture to its place after use 8. No residents cars in visitors parks. 9. No bike riding within the complex. 10. Please recycle responsibly-I found the remains of a BBQ chicken in the Bimini recycling bin last week.Please crush all cartons and boxes.If in doubt-pull it out. 11.Please dont flick cigarette butts over the edge onto ground floor decks and dont allow water from pots to overflow. 12.Please dont climb over gates or fences

Thats the end of the gripes; our aim for St Kitts is that of a place for all to enjoy in comfort and harmony. We have a diverse range of people with skills and personalities to match . Lets all make the most of it.
