DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS: This Deed of Sale made and executed in the City of Surigao this 16th day of June 2013, by and between: SIDELICK L. LEE, of legal age, Filipino, single, and with residence and postal address at Surigao Extension, P. Reyes Street Barangay Taft, Surigao City, Surigao del Norte, hereinafter referred to as the VENDOR: - and DENIESE C. CORNYHO, of legal age, Filipino, single, and with residence and postal address at No. 124 Purok 4, Cordita Compound, Brgy. San Juan, Surigao City, hereinafter referred to as the VENDEE;

WITNESSETH: WHEREAS, the vendor is the true and lawful owner of a parcel of land, including any and all improvements existing thereon, situated at No. 81 Purok 3, Tani Compound, Brgy. San Juan, Surigao City, covered by the Transfer Certificate of Title No. 6010 of the Registry of Deeds of Surigao City and which property is specifically described as follows: TCT No. T-6010 A PARCEL OF LAND (Lot No. 81 Purok 3, Tani Compound, Bgy. San Juan, Surigao City (LRC) Pcs-5141, being a portion of the consolidation of Lot 80 and 82, Psu-112287 Amd., LRC (GLRO) Rec. No. N-17511), situated in the Tani Compound, Brgy. San Juan, City of Surigao, Surigao del Norte. Bounded on the NE., points 3 to 6, by Lot 79; on the S., points 6 to 1 by Lot 83; on the SW., points 1 to 2, by Lot 85; and on the N., points 2 to 3 by Lot 123, all of the Tani Compound. Beginning at a point marked "1" on plan, being N. 51 deg. 36' E., 1321.76 m. from B.L.L.M. No.1, Brgy. San Juan, Surigao City, Surigao del Norte. WHEREAS, the vendor offered to sell the above-described property to the herein vendee, and the latter has agreed to purchase the same.

WHEREAS, for and in consideration of the sum of PESOS: FIVE HUNDRED THOUSAND & 0/100 (P500, 000.00), Philippine currency, receipt of which in full is hereby acknowledged by the VENDOR to his full and complete satisfaction, the VENDOR hereby SELLS, TRANSFERS AND CONVEYS in a manner absolute and irrevocable unto the VENDEE, his heirs, successors and assigns, the described property, together with all the improvements thereon. NOW THEREFORE, for and in consideration of the said amount of PESOS: FIVE HUNDRED THOUSAND & 0/100 (P500, 000.00), receipt of which in full is hereby acknowledged by the vendor to his full and complete satisfaction, the VENDOR hereby SELLS, TRANSFERS AND CONVEYS in a manner absolute and irrevocable unto the VENDEE, his heirs, successors and assigns, all its rights, title and interest in the above-described property, free from any and all liens and encumbrances. IN WITNESS WHEREOF, the parties have hereunto set their hands this 16th day of June 2013, in Surigao City, Surigao del Norte.
