INSTALLATION
RECOMMENDATIONS:
Before installing GreenGlass gyp-
sum sheathing, read page 3 of this
document regarding handling
Framing members shall
more than 1/8" from the plane of
the faces of adjacent framing.
Fasteners:
Drive fasteners ush with the
surface of the panel. Do not coun-
tersink fasteners. All fasteners
must penetrate into the framing
member. Locate fasteners a
minimum of 3/8" from the edges
and ends of the sheathing. Use
either nails or screws to attach
GreenGlass gypsum sheathing to
framing members. Please consult
Temple-Inland for specic shear
resistance data.
Joints:
Install GreenGlass gypsum
sheathing so that end joints
are staggered on horizontal
applications. Ends and edges of
GreenGlass gypsum sheathing
should t tightly against one
another. Refer to the project
specications for control joint
recommendations.

GreenGlass gypsum sheathing features a mold- and moisture-resistant gypsum
core sandwiched between naturally mold- and moisture-resistant berglass-mat
facers, and incorporates the TemShield mold-protection system in the core.
This provides excellent exposure durability for up to 12 months (see warranty
details on our website). In addition, the high recycled content of GreenGlass
gypsum sheathing can contribute greatly toward valuable credits in green-building
rating systems.

While President Obamas American Recovery and Reinvest-
ment Act includes more than $60 billion in clean-energy
investments intended to jump-start our economy and
result in more clean-energy jobs, todays outlook is less than
encouraging. Much of the news is focused on the down
economy, often-grim construction statistics, job loss and
downright bad news. So today, I thought Id ofer a glimmer
of hope, a reminder of some of the positive strides in our in-
dustry and a sampling of good green stories thatve recently
made headlines.
Many green building groups around the country are
moving in the right direction, emphasizing growth and
continued success of green building.
To start, the City of Las Vegas recently announced the ex-
pansion of its Green Building Program to include incentives
through a rebate program to stimulate new green building
construction and provide energy-ef ciency retrofts to exist-
ing buildings.
The Green Building Initiative (GBI) announced the avail-
ability of two new personnel certifcation programs for
green building practitioners: Green Globes Professional
(GGP) and Green Globes Assessor (GGA).
NSF International announced a new eco-ef ciency
protocol, NSF Protocol 352 (NSF P352), for the validation and
verifcation of eco-ef ciency analyses.
More than 1,600 green building professionals signed
up to participate in the LEED Credentialing Maintenance
Program (CMP) in the frst three weeks of its August launch,
according to the Green Building Certifcation Institute

The USGBC, whose own headquarters recently earned a
LEED Platinum certifcation, announced that it has fnally
stepped up its commitment to improved building per-
formance with the launch of the Building Performance
Initiative, designed to put in place a comprehensive data
collection efort from all buildings that have achieved LEED
certifcation and implement an appropriate analysis meth-
odology of that data.
So, there is good news to be had, especially in the green
industry. Stay positive, and stay focused on green.

The 2009 Greenbuild International Conference and Expo is
just around the corner, scheduled for Nov. 11 - 13 in Phoe-
nix, Ariz. And its gonna be hot! Former Vice President Al
Gore is this years keynote speaker, and nine-time Grammy
winner Sheryl Crow will be performing at Chase Field as part
of the Greenbuild Opening Keynote & Celebration!
The Greenbuild lineup also includes standout speakers,
a residential summit, green building tours, more than 100
educational sessions, additional workshops and events, and

IMPLEMENTING A SHADE OF GREEN IN A CORPORATE INTERIOR.

in todays green culture frequently
encounter what is becoming an
all-too-familiar dilemma: dealing
with a clients misperception and as-
sumption that their of ce space can
earn LEED certifcation by simply
requesting it.
While tenants who lease of ce
space are eligible for LEED certifca-
tion, LEED for Commercial Interiors
(CI) was designed to work hand-
in-hand with LEED for Core and
Shell (CS) certifcation. Though the
newest LEED system (3.0) launched
in 2009 incorporates signifcant
changes, this fact remains. Still,
pervasive misconceptions exist,
particularly when it comes to how
and when to go about achieving
LEED CI certifcation.
Following the site selection and
lease negotiation process, it is not
uncommon for clients to mention
their desire for LEED certifcation as
an afterthought. Oh, and we want
it all LEED certifed, too,theyll say
at the end of the programming
phase or, worse, when construction
documentation has already begun.
Although well intentioned, clients
are typically not well versed in the

importance of site selection, the energy system
commissioning process, or the prerequisites and re-
quirements necessary to achieve LEED certifcation.
Clients interested in occupying a green space
have more options to consider if the TI project
involves new construction or the leasing of entire
buildings. Consider a company that just took over
two foors of a multistory brownbuilding with
outdated energy systems: Is the option for green
still on the table? Is greenonly one color, or are
there actually shades of green?
ENVIRONs Commitment
This was the case with ENVIRON, an Irvine, Calif.-
based global environmental consulting frm
that has had a long-standing commitment to
environmental sustainability. This commitment is
more than just a line item in the company mission
statement; it is a refection of the companys core
values. When ENVIRON learned that the cost to
upgrade the outdated building systems was an
extra $150,000, the company decided to forego
formal LEED certifcation and, instead, develop
its own green scorecard for its newly leased
21,785-square-foot of ce space. With a budget
of just $35,000, ENVIRON worked with H. Hendy
Associates to identify afordable green products
and vendors and implement simple cost-efective
green strategies (i.e., the low-hanging fruit) to help
the company achieve its goals for sustainability.
The best part was that ENVIRON didnt have to
use any of the $35,000 it had budgeted to imple-
ment green features. The chart to the top right
explains some of the sustainable designs and
cost-saving measures implemented in the interior.
Successful Tenant Improvements
In an ideal world, the decision to implement
sustainability in an of ce design would always be
addressed in the early stages of a project. If your
design team is fortunate enough to be involved
in the site selection or lease negotiation process,
it is much easier to educate a client upfront about
green leases and the many LEED certifed or certi-
fable building options that exist in todays market.
Green of ce leases, for instance, protect the
fnancial interests of both the owner and tenant
of a high-performing building and ensure that
the building is properly maintained and operated
ef ciently over time. Green building owners know
that efective operations not only deliver signif-
cant cost savings but also an even more valuable
social currency in an increasingly environmentally
conscious business environment.
At a time when demand for green real estate
has reached an all-time high and the economic
recession has afected building occupancy rates
in every market, owners of brownbuildings are
struggling to remain competitive. As a result,
these owners are becoming more open to the
idea of honoring client requests for green retrofts
and other green amenities.
Negotiable lease terms might include replac-
ing standard building fnishes with sustainable,
renewable or low-VOC-emitting fnishes and
carpeting; providing storage and collection of
recyclables and e-waste such as computers and
monitors; installing high-ef ciency plumbing
equipment, valves and fxtures in common rest-
rooms; replacing of ce lighting with energy-ef -
cient systems; installing non-toxic, low-mercury
lamping in fxtures, and installing submetering for
each tenants energy systems. Other simple green
measures might include having the building
owner contract with a green cleaning company,
establish a no-smoking policy and install perma-
nent entry mats to reduce indoor pollution.
Of course, not all building owners are in a posi-
tion to upgrade major systems to ones that are
more energy ef cient. However, the smaller green
amenities the shades of greenoptions are
often a smart way to help clients achieve their
goals for sustainability.
The success of a tenant improvement project
with LEED intent is entirely dependent on a
designers ability to clearly educate the client
upfront about the process and requirements
necessary to obtain certifcation. New require-
ments under LEED 2009, for example, may
drastically afect a clients site selection process
and project timetable. A new category called Re-
gional Priority, for instance, provides incentives
to address geographically specifc environmen-
tal issues. Other prerequisites like the Minimum
Program Requirements category may afect the
site, building or city in which the client chooses
to relocate. In order to apply for LEED certifca-
tion, a building:
Must comply with environmental laws;
Must be a permanent building;
Must be a reasonable site boundary;
Must comply with minimum FTE and foor
area requirements;
Must comply with minimum occupancy rates;
Registration and certifcation activity must
comply with reasonable timetables and rating
system sunset dates;
Must allow USGBC access to whole-building
energy- and water-usage data;
Must comply with minimum building-area to
site-area ratio.
Other aspects of LEED 2009 that will change
include creating a unifed and consistent point
scale across all rating systems of 1-100, with
identical points needed to earn the various
levels of LEED (certifed, silver, gold, platinum).
Additionally, the new requirements change the
allocation of points between credits. The new
distribution is based upon potential environ-
mental impacts, human benefts of each credit,
and it considers such global issues as the overall
reduction of CO
2
emissions.
As interest in sustainable corporate interior de-
sign increases, it has become more important than
ever for designers to familiarize themselves with the
LEED rating system and requirements. Regardless of
whether your client opts for formal LEED certifca-
tion or for shades of green,there are always ways
to help your client come to a viable solution.

ENVIRON opted to purchase and reuse of ce furnishings and artwork from a previous ten-
ants space. Furnishing the of ce with repurposed furniture helped the company cut costs,
conserve energy, and reduce waste and pollution.
FLOOR PLAN
The company chose an open space plan that allowed for natural daylight to penetrate deeper
into the of ce space.
CONSTRUCTION
ENVIRON incorporated ways to recycle construction waste in order to minimize disposal in
landflls or other waste disposal facilities. Storage and collection spaces were also provided
onsite for the collection of future recyclables.
MATERIALS
Material specifcations included FSC-certifed wood and low-VOC (volatile organic com-
pound) emitting carpets, wall and ceiling insulation, paints, adhesives and sealants.
LIGHTING SCHEME
ENVIRON installed energy-ef cient lighting, including dimmers and automated occupant sensors, in
every room. Individual workstations were lit using direct task lighting, not costly overhead lighting.
FINISHES
Sustainability eforts were supported by the use of renewable surface fnishes such as
bamboo and cork fooring.
EXTRA FEATURES To encourage employees to ride bicycles to work, the company installed showers in the restrooms.

hat do you get when you combine an estimated
9,372 used aluminum cans, seven rolls of worn-out
carpet, 23 trees killed by emerald ash borers, some
used furniture and various other discarded items?
In the case of the new headquarters of the Me-
chanical Contractors Association (MCA) of Greater
Chicago, located in the suburb of Burr Ridge, Ill.,
you get a recycled masterpiece of a green building. Not only does the
building employ a wide array of sustainable technologies but it also
serves as a green showplace, illustrating that a building that saves energy
and protects the environment can also be pleasing to the eye.
The building did not start out as green. Once association of cials selected
a building for their new headquarters, work began to integrate sustainable
technology into the structure. The building was built out from an existing
unoccupied shell, and recycled content was used whenever possible during
construction, furnishing and decoration. The new headquarters is registered
as a LEED CI building, and the certifcation process is now under way with a
gold rating expected. When the new MCA of Greater Chicago headquarters is
certifed, it will be the frst LEED-rated building in Burr Ridge. For years, the as-
sociation had been based in a downtown suite,said Stephen Lamb, executive
vice president of MCA of Greater Chicago, and we would hold educational
programs for our member contractors in convenient locales throughout the
metro area. But it soon became clear that we needed to centralize our eforts.

and the direction our industry is taking, he said.
The teaching area in the facility is state-of-the-
art and an excellent learning environment,said
Keith Rahn, faculty advisor for MCA of Greater
Chicagos student chapter at Illinois State Univer-
sity. Rahn is also an instructor with the associa-
tion and taught the frst class, Understanding
Mechanical Systems, in the green headquarters. I
see the trend in green building continuing to in-
crease,he added. A lot of architects and owners
are looking to head in the green direction.
Member contractors of MCA of Greater
Chicago work with the pipe ftters and service
technicians of United Association Local Union
(LU) 597 to build powerhouses that generate
electricity; install and service heating and air-
conditioning systems in homes and commercial
buildings; and install piping wherever it is
needed, from oil refneries to food-processing
plants. LU 597 and the Green Construction Insti-
tute provide classes in sustainable technology
for the unions apprentices and journeymen.
Welcome In
In the new MCA of Greater Chicago head-
quarters, green building features can be
found throughout the structure. Not only
does the building work in harmony with
nature, Bulley said, but the people working
and training inside enjoy the comfort of a
healthy indoor environment.
Visitors to the new green headquarters enter
through vestibule doors made from recycled
material and walk over entryway mats designed
to attract and hold dust and dirt. The double set
of doors also helps to save energy.
The wallpaper, ceiling tiles and kitchen foor
tiles are some of the major items made from
recycled material,Bulley said. The carpets are
composed of many smaller sections, so if a high-
traf c area wears out, sections can be removed
and replaced with minimal efort and waste.
The counters in the kitchen area are
composed of shredded, recycled aluminum
encased in a tinted clear low-VOC coating.
Even the furniture is reused and restored. The
millwork in the main serving area is made from
wood salvaged from ash trees that had to be
cut down because they were infested with
emerald ash borers. Typically, the trees are cut
down and burned. But since the infestation is

in the bark, we were able to use that wonderful


wood, Bulley said. The headquarters also has
its own recycling center, and 94 percent of the
debris from the build-out was recycled.
The buildings HVAC system was designed to
optimize indoor air quality. Paints, sealants and
epoxies used throughout the building were se-
lected because they are low-emitting products,
which contribute to better indoor air quality by
releasing minimal or no toxins over time.
In the restrooms, lights go on automatically
when visitors enter. The low-fush urinals use
only one pint instead of one gallon, and the wa-
ter closets use only 1.28 gallons. Motion-sensitive
faucets turn on when visitors are ready to wash
their hands, and high-fow dryers eliminate the

need for paper towels. The buildings water-con-
serving plumbing was donated by Sloan Valve.
The permanent walls of the building have been
flled with Icynene, an energy-saving foam insula-
tion that was sprayed into place once electrical and
plumbing services were installed. The foam then
expanded to fll all gaps in the walls, sealing the
building envelope and providing a superior level of
thermal, draft, moisture and sound insulation.
The building uses high-ef ciency light-emitting
diode (LED) lighting with a system that measures
the light currently available and then self-adjusts.
The use of glass in the buildings design allows for
ef cient use of natural light. Occupancy sensors
turn of lights after visitors leave. These measures
save 30 percent over traditional lighting.
In the buildings workspaces, 85 percent of
the interior walls are modular. These movable
walls can be produced and installed with less
impact on the environment and then either
reconfgured or moved with little waste.
And to Top It All Off
What does it take to top of an innovative green
building? Nothing less than a white roof, which
refects sunlight so it does not warm the building
or the surrounding area. This decreases the need
for air conditioning. Traditional dark surfaces con-
tribute to an unwanted urban heat island efect.
The green headquarters of MCA of Greater
Chicago is complete for now. It would be a
mistake to say the building is fnished,Bulley
said, because, really, it will never be fnished.
Sustainability is an ongoing process, and we will
continue to improve upon the building as green
technology progresses. With each passing year,
it will keep on getting better and better.

Rooftop Solar Centerpiece
However, the centerpiece of Chapmans
green renovation initiative was a new 47- kW
(DC) photovoltaic (PV) solar power array
installed on its rooftop. Comprised of 208
panels, the SunPower SPR-225 system is
designed to produce 55,000 kWh of clean
power per year. In the 11 months since its in-
stallation, the system has already generated
49,000 kWh. With an estimated total annual
power consumption of 55,000-60,000 kWh,
the new system is currently supplying nearly
all of the companys electrical power needs.
The PV system is grid-connected and
sends excess power back to the utility dur-
ing times of peak production. Chapman
estimates its electricity cost savings in the
first four to five years will approach $50,000,
or $10,000 per year.
Based on the grant it received from the
Massachusetts Technology Collaborative as
well as federal/state tax credits and incentives
combined with its reduced electrical load,
Chapman anticipates the system will pay for
itself in fve years. With an estimated 40-year
lifespan, the PV system may potentially pro-
vide Chapman with 35 years of free power.
Beyond Solar Power
Although the entire roof surface totaled
only about 15,000 square feet, the facility
consists of three buildings grouped together
with separate single-ply roofing systems
ethylene propylene diene monomer (EPDM)
and thermoplastic polyolefin (TPO). Both
membrane roofing systems were manufac-
tured by Indianapolis-based Firestone Build-
ing Products Company, LLC and installed by
Roberto Bros. Roofing, Wakefield, Mass.
To further enhance green building
principles, three sections of the PV system
were installed above a new, highly reflec-
tive white Firestone UltraPly TPO single-ply
roofing system. The two remaining sections
of the PV system were installed over an ex-
isting EPDM membrane that was top-coated
with Firestones white AcryliTop coating,
which exceeds the EPAs ENERGY STAR
requirements for energy efficiency.

years ago and it was still in good shape,
so a reflective acrylic coating was added
to help block out UV rays and reduce
cooling loads.
The high solids, acrylic-based coating
provides roof membrane protection to pro-
long roof life cycles and reflect solar radia-
tion. Applying a light-colored coating over
a dark-colored roof also can help reduce the
thermal shock stress associated with large
temperature variations on rooftops.
The roofng system on the other sections
consisted of 60-mil Firestone UltraPly TPO
membrane fully adhered over two layers of
two-inch-thick Firestone ISO 95+ GL polyiso
insulation. Although the roof decks are adja-
cent to each other, the project involved two
separate installations.
On one portion, Roberto Bros. recovered
an existing built-up roofing system with the
TPO system. On the other area, Chapman
reframed the deck to enclose the structural
steel that carries the PV array, and Roberto
Bros. then installed new polyiso insulation
and the fully adhered TPO membrane.
Thermoplastic single-ply roofing mem-
branes are the fastest growing segment
of the commercial roofing industry. TPO
roofing membranes have gained broad
industry acceptance for their many envi-
ronmental, performance and installation
advantages. In addition to its excellent
reflective properties, Firestone UltraPly
TPO membrane offers superior ozone and
chemical resistance. It also contributes to-
ward earning LEED Sustainable Site credit
7.2 (SSC 7.2) and has earned the ENERGY
STAR label.
Products that carry the ENERGY STAR label
have been certified by roofing manufactur-

creased reflectivity lowers the roof tempera-
ture during air conditioning and reduces the
amount of heat conducted into the building,
thereby reducing cooling costs.

Chapmans LEED application and directly
contributed to the success of the project,
specifically earning half a point for Sustain-
able Sites, Credit 1 Option E: Heat Island

Hands-on Approach
Once the EPDM and TPO roofing systems
were complete, Chapman staffers both
field and office personnel volunteered
to participate in a modern day barn raising
to gain practical training in PV installation.
Chapman used the PV roofing installation
as an opportunity to help its employees, as
well as the local community, better under-
stand sustainable construction.
A rooftop observation deck enables
Chapman to give visitors an up-close look
at the new green roofing systems. Similarly,
Chapmans new first-floor lobby includes
a digital display highlighting the electrical
generation and the many cost-effective
sustainable materials used to help meet the
LEED Platinum status.
The project has been the perfect train-
ing ground for employees and has become
a learning lab that deepens everyones
understanding of LEED requirements and
sustainable construction. It encourages all
employees, including the companys 24 LEED
Accredited Professionals (AP), to put into
practice what they learned in company-spon-
sored seminars, LEED AP exam study groups
and on the jobsite. Similarly, it is a huge ben-
eft to clients because Chapman can better
illustrate the advantages of looking beyond
initial costs and, instead, consider the impact
of a building throughout its life cycle.
Recently, the company added a Sustain-
able Product Resource Center, open to the
public and industry, where it installs and
evaluates numerous green product offer-
ings before making any recommendations
to clients or architects. Chapman also plans
to add a small garden roof area on the
eastern edge of the building. The landscap-
ing will provide areas of sedum and native
planting in both sun and shade conditions.
While Chapmans LEED Platinum reno-
vation project was no small undertaking,
it squarely demonstrates the companys
philosophy and commitment to sustainable
construction practices. More important, it
validates a desire to inform and educate em-
ployees as well as other building profession-
als about the benefits of going green.

Completed in the spring of 2008, the cool and green roof demonstration/
research project of Ann Arbor, Mich.-based architecture and design frm
A3C took place atop its UrbEn Retreat. The project was implemented
with the assistance of Firestone Building Products and in collaboration
with Prof. Moji Nawab of the University of Michigans Sustainable Design
Research Lab. The planting of 2,500 plugs in the loose-laid portion of the
green roof was completed in May 2008, with the assistance of a dozen
local master gardeners.

THE ROOF PLANTING INCLUDES 25-PLUS PLANT VARIETIES AND 2,500-PLUS PLUGS AND PLANTS THAT WERE HAND PLANTED. THE THERMAL PERFORMANCE OF THESE GREEN ROOFS AND OF THE DIFFERENT
COLOR-COATED MEMBRANE ROOFS WILL BE RECORDED AND ANALYZED.
The Subjects
The roof consists of three diferent types of membrane roofng. The south end and
northwest corner of the roof are 60-mil black EPDM. The northeast corner of the roof is
a specially coated TPO, and the center section of the roof is a green roof with a 60-mil
white TPO roof membrane and a 45-mil slip sheet/root barrier. Four-and-a-half inches
of closed-cell polyurethane was installed on top of the wood decking with a top layer
of a 1/2-inch paperless gypsum product on the insulation. The combined R-value
of the roof is R-30, which is 50 percent more than the current ASHRAE prescriptive
requirement for the state of Michigan.
The EPDM in the northwest corner was divided into four strips. The northernmost sec-
tion was left black, while the next section to the south was coated grey. The next southern
section was then colored buf, while the southernmost section was coated white. The roof
coating material is designed to absorb less invisible near-infraredradiation (NIR), creating
a cooler roof with a higher solar refectance. These cool coatings lower roof surface tem-
peratures, reducing the need for cooling energy, as evidenced in the graphs.
While research studies on the thermal performance of cool roofs have been done
for Minnesota and Maryland, we are not aware of any done in Southeast Michigan
that take into consideration the local lake-efect weather which results in only 2.5 days
of clear sky per month during a typical winter. The 2007-2008 winter was colder and
snowier than our typical winters, but it also had a few more clear-sky days. It was also
our intent to study the diferences between cool roofs, and between cool roofs and
green roofs of varying depths during a full year.
Live Roof/Hortech provided a 4-inch pre-vegetated tray system, and Xero Flu pro-
vided a 2.5-inch matt system. We worked with Jorg Breuning of Green Roof Services in
the design of the extensive and semi-intensive loose-laid systems. Atwell Hicks William
Knighton assisted with plant selection.
Data Collection
A total of 18 sensors were installed so each area could be monitored, and each area
has a primary and backup sensor. Sensors are installed just under the membrane,
just above the deck and just below the roof structure within the conditioned space.

Data is collected at 4-minute intervals. This
data is regularly downloaded and converted
to spreadsheets to allow both numerical and
graphical comparison. (Data from the start of
the four seasons has been provided.)
Data from the frst day of summer 2008
showed the outdoor temperature went from
60 degrees in the early morning to 75 degrees
during the afternoon. It was a partly cloudy day,
as evidenced by the spikes in the temperature.
During that time, the temperature under the
black roof membrane added 23 degrees of ad-
ditional heat versus the outdoor temperature,
going from 60 degrees to 98 degrees. The grey
and buf roofs had temperature highs of 85 and
80 degrees. The white roof reduced the thermal

load to basically the outdoor temperature,
resulting in only a 5-degree rise in temperature.
Under the shallow green roof adjacent to
the cool roof strips, the temperature went
from 60 to 68 degrees never adding a
thermal load at all. It actually helped keep
the building cool. Similar results were seen
in spring and fall as well. The winter chart
shows that the green roof did help keep the
roof warmer than the cool roof. This is prob-
ably in part due to the snow, which accumu-
lates on the roof and the green roof acts as
a thermal mass between the snow and the
roof membrane.
Results
After a full year of recording the performances
of the diferent cool roofs and diferent-depth
green roofs, we found that the green roofs
performed better than the white cool roof with
regard to cooling. But because of the amount
of insulation, the thermal load due to the roof
was negligible between the cool white roof
and the green roof. That said, we would always
recommend a green roof if budget or structure
allowed. Green roofs provide a wider range of
benefts beyond thermal performance includ-
ing stormwater runof quality and quantity, and
extending the life expectancy of the membrane
roof as well as intangibles like aesthetics.
Green roofs can also act as a desirable gathering
spot, especially if you have a gathering/meeting
spot overlooking the park-like green roof as we
do in the UrbEn Retreat.

PLUS
As green building strategies evolve to keep
up with increasingly stringent building en-
ergy codes and standards, so do cool roofs.
A roof, as any other building component,
can be selected to best serve a particular
purpose, such as weather resistance or
thermal regulation. Cool roofs are optimally
designed to minimize the transfer of heat
from the sun to the interior of a building.
A cool roof is defined by the radiative
properties of the roof s outer layer, or more
specifically, by its solar reflectance and ther-
mal emittance properties. Solar reflectance
is a measure of the portion of initial solar
radiation that is immediately reflected off
the roof surface back in the atmosphere
without heating the roof itself. Thermal
emittance is a measure of the solar energy
that the roof re-emits, or re-releases into
the atmosphere as infrared light, after being
initially absorbed. The remainder of the solar
energy, that which is neither reflected nor
re-emitted, is transferred to the building
as heat or is convected by ambient breezes
into the surrounding atmosphere, heating
the surrounding air. The amount of solar
energy transferred to a building can there-
fore be influenced by the roof design and
construction. (See Figure 1.)
Thanks to advances in materials technol-
ogy, white roofs are no longer the only type of
cool roof available. Cool color pigments have
been developed to ef ciently refect solar
energy (light) in the Near Infrared (NIR) spec-
trum, whereas standard colors tend to absorb
NIR energy. The NIR spectrum is invisible to
the human eye, so two seemingly identical
colors in the visible spectrum can perform dif-
ferently in the NIR spectrum. With vast color
and material choices, selecting an aestheti-
cally pleasing roof design while maintaining
cool roof performance is now possible.
Beyond Energy Bills
In addition to reduced building energy
consumption from diminished air condition-
ing requirements, cool roofs have numerous
indirect benefits, including cutting green-
house gas emissions, alleviating the urban
heat island effect, reducing smog, as well as
various public health benefits.
Cool roofs reduce greenhouse gas emis-
sions by conserving electricity and reducing
power plant production demand incurred
from air conditioning use. Creating electricity
not only wastes a great deal of energy in the
conversion process, but also produces CO
2
,
particulate matter and other air pollutants.
Cities can be 2 degrees to 8 degrees
warmer than surrounding environments due
to the large areas of dark surfaces, consisting
mainly of roads, parking lots and dark-col-
ored roofs. The extra heat absorbed through
dark surfaces during the day is convected
away by ambient breezes, raising air temper-
ature averages; this phenomenon is referred
to as the urban heat island effect. Cool roofs
help mitigate the intensity of the urban heat
island effect by reducing heat absorption
and transfer to the surrounding air.

Lower ambient air temperatures resulting from cool roof appli-
cations also reduce the production of smog, a process accelerated
by warmer temperatures. Reduced greenhouse gas emissions and
smog production benefit public health by reducing the prevalence
of asthma and other respiratory health conditions aggravated by
air pollution.
Codes and Programs
As building technologies improve, building codes and programs have
evolved to enforce strategic green building design and construction
practices. The following section provides an overview of some cool
roofing codes, green building programs, rebate programs and tax
credits. For more information, please visit www.coolroofs.org.
Two primary organizations, the International Code Council (ICC)
and the American Society of Heating and Air-Conditioning Engineers
(ASHRAE), have developed National Model Energy Codes. These
codes are not mandatory or enforceable until a jurisdiction adopts
the documents as part of regulation or law.
In the United States, many states and jurisdictions have adopted
these codes, while others like California have developed their own.
Cool Roofs in Energy Codes: Californias Title 24, The California
Energy Commissions Building Energy Efficiency Standard, includes
a cool roof prescriptive requirement. A new version goes into effect
on Jan. 1, 2010. It includes prescriptive requirements for low-slope
and steep-slope roofs and for residential and non-residential building
applications. The table in Figure 2 provides a brief overview of Title
24 requirements, but please note that there are many exceptions. For

Green Building Programs: In 2009, the U.S. Green Building Council
updated its Leadership in Energy and Environmental Design (LEED)
program. LEED 2009 includes several structural changes to the rating
program as well as changes to individual credits. LEED 2009 includes
new point allocations for the various credits. There are now a total of
100 possible points for a given project (as opposed to the 69 points
possible in previous versions). The cool roofing credit is still worth a
single point and is available for every LEED program offered, includ-
ing LEED for Schools, LEED for Existing Buildings, LEED for Core and
Shell, and LEED for Homes.
Rebate Programs: As the green building movement sweeps
the country, more utilities across the United States are providing
incentives for cool roofs. States with current utility rebate programs
include Arizona, California, North Carolina, South Carolina, Colorado,
Florida, Idaho, New Jersey, New York and Texas. Please check with
your local utility company to find out if it has a cool roof rebate pro-
gram in your area.
Rating Programs: The Cool Roof Rating Council (CRRC), an inde-
pendent nonprofit organization that has developed and administers
a third-party rating system for the radiative properties of roofing
materials, provides unbiased and credible ratings that are available
online in the Rated Products Directory (www.coolroofs.org/products/
search.php).
The CRRC does not set minimum requirements for solar reflectance
and thermal emittance. It is up to the code bodies, green building
programs, and utilities to set and define cool roof minimum radia-
tive property requirements. The U.S. Environmental Protection
Agencys ENERGY STAR hosts a Reflective Roof Program that provides
an ENERGY STAR label recognized by consumers as an indication of
energy efficiency. Manufacturers can choose to rate their products
with ENERGY STAR as long as they meet ENERGY STARs minimum
specifications. (See Figure 3.)
Tax Credits: Through Dec. 31, 2010, the IRS will provide a tax
credit for ENERGY STAR metal and asphalt roofing products. The tax
credit is for 30 percent of the cost of the roof, up to $1,500. Please
visit the ENERGY STAR website (www.energystar.gov) for details on
how to receive a rebate.
CRRC as a Resource
CRRC ratings include both initial and three-year aged ratings for
solar reflectance and thermal emittance. For three years, the roofing
material is exposed to natural weathering conditions on three test
farms representing three key climate zones (hot/dry, hot/humid, and
cold/temperate) to determine aged product performance. The CRRC
also has a mandatory random testing program for all rated products
in the directory to ensure accurately reported ratings. Currently,
there are more than 1,390 rated products in the directory.
Nationally recognized, CRRC ratings are often either required or
recommended to meet cool roofing standards for building codes
and programs.
Californias Title 24 requires CRRC ratings, while other jurisdictions
including Austin, Dallas, Houston, Chicago and the state of Florida
have cool roof building codes with minimum radiative properties
that reference the CRRC. Both draft ASHRAE Standard 189.1 and LEED
2009 now reference the CRRC.
Advances in technology now allow cool roofs to come in a variety
of colors and materials, no longer limiting aesthetic and architec-
tural design preferences. Suppliers, manufacturers and architects
using the CRRC directory and educational resources now have ac-
cess to a wealth of product information that can make cool roofs a
viable option for achieving a green building vision. Therefore, when
looking for an effective energy saving building strategy, consider a
cool roof.

Momentum is continuing to drive
the green school building move-
ment further and further, and the
recent passage of some transfor-
mational and much-needed federal
legislation is continuing its accelera-
tion. The latest success of the 21st
Century Green High-Performing
Public Schools Facilities Act, funding
for green school construction and
renovation as part of the American
Recovery and Reinvestment Act
and the Making Green Schools
a Realityresolution, will trigger
a revolution of the school facility
landscape and bring the U.S. Green
Building Council (USGBC) closer
to its mission of green schools for
every child within a generation.
At the beginning of the year,
the U.S. House of Representatives
passed the American Recovery
and Reinvestment Act, allocating
$14 billion for energy-ef cient
modernization and renovation
of K-12 schools throughout the
country. This funding will go miles
toward improving the thousands
of unhealthy and unsafe school
buildings that are sufering from the
efects of age and lack of resources
for renovation.
The 21st Century Green High-
Performing Public Schools Facili-
ties Act, passed in May, provides
school districts with funds for
modernization, renovation and
repair projects. The bill allocates
$6.4 billion toward green proj-
ects and requires the majority of
the funds for school districts to
be used for projects consistent
with identified green building
systems, including the USGBCs
LEED green building certifica-
tion system.
This past month, the U.S. Con-
gress of Mayors (USCM) passed
the Making Green Schools a Real-
ity resolution, which supports
building, repairing and making
operations and maintenance
improvements to school facilities
through the country, using tools
like the LEED green building certi-
fcation system. USCM also urged
Congress to commit additional
funds towards research exploring
the economic, health and environ-
mental benefts of green schools.
Green schools come with many
benefts, and in addition to creat-
ing healthy spaces for Americas
students, teachers and administra-
tors that go to school every day,
a number of recently released
reports peg green building as a
key solution to many of the chal-
lenges America faces today, from a
faltering economy to rising unem-
ployment. A Greener World Media
study found that LEED-certifed
projects are directly tied to more
than $10 billion of green materials,
which could easily reach more
than $100 billion by 2020. And the
Center for American Progress and
the Political Economy Research
Institute at the University of Mas-
sachusetts Amherst found that a
national green economic recovery
program investing $100 billion
over 10 years in six infrastructure
areas would create two million
new jobs. A major component of
the program would include ret-
roftting existing publicly owned
buildings, including schools.
Besides helping to tackle some
of our countrys most press-
ing issues, green schools ofer
signifcant economic benefts. With
rising energy costs and economic
hard times burdening school facili-
ties now more than ever, green
schools use less energy and water
resulting in direct operational
savings, typically around $100,000
annually, which can be invested in
improved education.
USGBC has been working
toward the greening of Americas
schools through the development
of the National Green Schools
Campaign, which is committed
to promoting and supporting
federal, state and local initiatives
that accelerate the green school
building movement, including the
support of Congressional Green
School Caucus, USGBCs 50 For 50
Green Schools Caucus Initiative
and Mayors Alliance for Green
Schools. USGBC also supports the
creation of a White House Green
Schools Taskforce to promote
green schools as a component of
national education, energy and
environmental policy.
Since the USGBC launched its
LEED for Schools green building
certifcation program in April 2007,
the green schools stock has grown
dramatically. As of July 2009, more
than 169 schools had been award-
ed LEED certifcation, and nearly
1,502 more had registered their
intent to seek certifcation. On av-
erage, more than one school a day
registers with LEED and with the
recent leadership shown by policy
makers throughout the country,
the number is bound to grow even

PARTING
The South Terminus of TriMets Portland
Mall Light Rail is being designed as a
turnaround for MAX trains on the new
Green Line in Portland, Ore., as well as a
staging area, substation, and signals and
communication building on a 27,000-
square-foot site. Whats most unique is
the planned 40-foot-tall, curving steel
framework sheathed in photovoltaic
panels and metal coil drapery standing as
a gateway to the downtown.
Within this structural framework,
screened from view, are two basic
utilitarian structures that house technical
equipment serving the rail system. A key
component of the projectto which the
owner is committed and in the process of
seeking grant funding are vertical axis
wind turbines that in combination with
the photovoltaic panels produce a net-ze-
ro project, where all of the energy needed
for operations is generated on site.
Benches of reclaimed granite curbs con-
tain integrated LED indicator lights and
engravings demonstrating the amount of
energy produced on site at any moment.
In addition, by using recycled granite for
pervious paving along with a signifcant
retention pond, no stormwater will leave
the site, eliminating runof into the citys
combined sewage overfow system.
Highly visible from the nearby
Southwest Hills, pedestrians, cyclists,
automobiles and the future southeast
MAX line will pass by this unique site as
they enter and leave downtown. The
pedestrian experience, knitting the site
into the downtown fabric and allowing
for future development of adjacent sites
by Portland State University, were key
urban design challenges. The core design
team, that suggested this signifcant sus-
tainable structure and bold site gesture,
includes Hennebery Eddy Architects
(henneberyeddy.com), Lango Hansen
Landscape Architects and artist Bill Will.
