Kondhwa's central location and good infrastructure make it an appealing residential destination, says Sadiya Khan
ondhwa is among Pune's most recently developed residential areas, and is said to be a fast growing suburb in Pune. Availability of land at cheaper rates, and proximity to both the city and suburbs and availability of social infrastructure makes it a sought after destination for investment in real estate. "I have been living in Kondhwa since the past four years and I have seen radical changes in this area," says Madhura Jain, a Kondhwa resident. "In the past, roads were pathetic and there were no facilities for travel but now this place has become a central area. We can go anywhere in Pune by bus. Pune

Municipal Corporation (PMC) has provided good frequency . The bus stop is very close to my place so my daughter does not have any problem in travelling to her college, Pune College of Arts, Science and Commerce." Israr Shaikh, another resident says, "The reason for the appreciation of the realty prices at Kondhwa was due to the good infrastructure like well maintained roads. Many malls have come up like Tru Mall - this is one of the famous malls in Kondhwa and it is opposite my building. There are other retail outlets like Mantra, Subhiksha, Salasar Shopping mall and also Spencer." In recent times,

Kumar Properties has residential projects like 'Kumar Palmgrove' and 'Kumar Palms', which is under development. Even Kumar Builders has come up with their prestigious residential projects in Kondhwa known as Kumar Sansar and one of the resi-

tial projects in Konark Indrayu Enclave Phase I that are being completed. Konark Indrayu Phase -II is under construction. We introduced our first project in Kondhwa known as 'Konark Pooram' in 1991, and it was the first township to come up in Pune. Most of the buildings and complexes are residential in nature. There are only a few commercial projects. Vishal Chothni, Marketing Executive from Karia Builders says, "There is one project known as Konark Indrayu Plaza - a commercial complex. Apart from this, there are residen-

amenities that the builders are providing to customers. Today almost every builder constructs buildings according to the consumer's choices by providing good amenities and good lifestyle." According to Ravi Varma, President, Estate Agents Association of Pune: "The current residential property rates in Kondhwa are Rs.2500 - 4500 per sq. ft. Ten years ago, the property prices were very low - around Rs. 500-600 per sq. ft because at that time there was nothing devel-

oped and this place was not in demand." Verma points out that the facilities in the area are growing; for instance, he says, "Delhi Public School, VIT (Vishwakarma Institute of Technology), Sinhgad College of Engineering, Cambridge school and colleges and Balaji Law college are some of the few educational institutes in Kondhwa." According to Kavita Shingade, Sanskruti Estate Agency , "Proximity to Magarpatta city , which has software companies like IBM, EDS, Patni and BPOs like E.X.L's presence has made Kondhwa worth investing in. Many people prefer to buy their flats in Kondhwa also due to the emerging educational institutes, so the prices in future will be high. Real estate prices are going up due to such social infrastructure." Shingade also points out that the area appeals to those who want a calm locality . "Sixty per cent of the buildings are constructed by Oxford Builders. Gera Builders, Karia Builders, Clover Homes, Brahma Builders, Nyati Group and Kumar Properties are constructing their residential and few commercial complexes in these area," she adds. With more malls and other facilities coming up in the area, Kondhwa's popularity as a residential destination is bound to grow in the future.

Performance levels
According to a report of the Federal Emergency Management Agency (FEMA) the building performance levels are of four different types and are as follows: G Earthquake Resistant [ER] Fully Operational: The building performance level will sustain no damage and will be suitable for use during and immediately after a major earthquake. Typically, however, it will not be economically practical to design for this level of performance under severe levels of ground shaking, except for buildings that house essential services.

G ER Immediate Occupancy: This building performance level will sustain minimal structural damage and some nonstructural damage, it will be safe for use immediately after a major earthquake. Many building owners may wish to achieve this level of performance when the building is subjected to moderate levels of earthquake ground motion. In addition, some owners may desire such performance for very important buildings, under severe levels of earthquake ground shaking. G ER Life Safety: The building performance level is designed with the aim of saving lives and the building structure will sustain extensive damage during the earthquake. The building may not be safe for continued occupancy until repairs are

done. Repair of the structure is feasible, but it may not be economically attractive to do so. This performance level is generally the basis for the intent of code compliance. G Collapse prevention level: The structure sustains severe damage. The lateral-force resisting system loses most of its preearthquake strength and stiffness. Loadbearing columns and walls function, but the building is near collapse. The building is unsafe for occupancy . Repair and restoration is probably not practically achievable. This building performance level has been selected as the basis for mandatory seismic rehabilitation ordinances enacted by some municipalities, as it results in mitigation of the most severe life-safety hazards at relatively low cost.
