We!would!like!to!meet!with!you!to!discuss!a!large,!multiMfamily,!residential!project!
being!proposed!for!the!northeast!corner!of!Preston!Road!and!Northwest!Highway.!!

We!are!the!representatives!of!13!neighborhood!associations,!reaching!out!to!you!on!
behalf!of!thousands!of!homeowners!living!just!north!and!south!of!Northwest!
Highway,!from!Midway!Road!to!NorthPark!Center.!We!are!also!current!and!former!
elected!officials!from!this!area.!At!the!request!of!our!Councilwoman!Jennifer!Gates,!
you!have!agreed!to!take!on!the!responsibility!of!determining!the!appropriate!
number!of!apartment!units!that!can!be!built!on!this!3.5Macre!parcel!of!land!(as!we!
understand!it,!there!are!36!units!there!now;!current!zoning!allows!up!to!93!units!if!
50!percent!were!oneMbedrooms,!40!percent!were!twoMbedrooms,!and!10!percent!
were!threeMbedrooms;!the!developer!initially!proposed!building!295!units!using!that!
same!bedroom!mix.)!!

We!would!appreciate!it!if!you!would!host!a!public!town!hall!meeting!in!our!area!
before!the!developer,!Transwestern,!submits!a!formal!zoning!request!to!increase!the!
density!on!this!property.!We!hope!that!a!representative!of!Transwestern!will!attend!
the!meeting.!Our!neighbors!and!members!would!like!to!both!ask!questions!about!the!
proposed!development!and!provide!feedback!to!you!about!the!many!challenges!of!
living!in!residential!neighborhoods!located!on!and!around!one!of!the!busiest!state!
highways!in!Dallas.!

Once!you!have!selected!a!date!and!location!that!is!convenient!for!you,!we!will!
distribute!the!details!to!our!constituents.!Since!this!zoning!case!is!well!known!and!of!
great!interest!to!a!large!number!of!people,!we!would!recommend!a!venue!that!can!
accommodate!up!to!600!people,!such!as!Lovers!Lane!United!Methodist!Church!or!
Park!Cities!Baptist!Church.!!
