HOUSE RENTAL AGREEMENT

This agreement is made on the DATE between LANDLORD NAME IC# (Hereinafter
called THE LANDLORD) AND TENANT NAME IC# (Hereinafter called THE
TENANT).
Whereas the LANDLORD is the registered proprietor of the HOUSE address of
ADDRESS together with the furniture, fittings, etc inside the HOUSE.
NOW IT IS HEREBY AGREE AS FOLLOWS:
1. THE LANDLORD lets THE TENANT rent the HOUSE with the usage of
LANDLORD furniture: 1 x double decker bed frame and 1 x table for 3 years
commencing on DATE and expiring on DATE yielding and paying therefore the
monthly rental of Ringgit Malaysia RENTAL FEE only (RM ) excluding Utilities
Bill** such rent to be paid in advance on the

day of each calendar month.
** Utilities Bill (Water and electricity) should be paid by THE TENANT.
This Agreement may or may not be extended after the short term stay expired, after
discussion from both party, THE LANDLORD and THE TENANT.
2. THE TENANT HEREBY COVENANTS WITH THE LANDLORD AS FOLLOWS

a) To pay a sum of Ringgit Malaysia RENTAL FEE only (RM) being the 2 months
rental deposit as advance upon signing of this agreement. The deposit is to be
hold by THE LANDLORD as security against breach of any condition of this
agreement. Such deposit shall be refundable at the end of the term less deduction
for damages caused by the negligence of THE TENANT and of any breach of this
agreement.
b) To pay a sum of Ringgit Malaysia RENTAL FEE only (RM) being the monthly
rental fee.
c) To use and manage the HOUSE and the furniture therein in a careful manner and
to keep the interior of the HOUSE in good and tenantable condition except
normal fair wear and tear.
d) Not to do or permit to be done upon the HOUSE anything which may be unlawful,
immoral or become a nuisance or annoyance to neighbors.
e) To use the HOUSE for a private residence only and not to assign, sublet or
otherwise part with possession of the HOUSE or any part thereof without the
written consent of THE LANDLORD.
f) Not to make any alteration structural or otherwise to the HOUSE without the prior
consent in writing or verbally of THE LANDLORD, such consent not to be
unreasonably withheld.
g) Not to bring or store or permit to be brought or store in the HOUSE or any part
thereof any goods which are of a dangerous obnoxious inflammable or hazardous
nature.
AND PROVIDED ALWAYS AND IT IS HEREBY AGREES AS FOLLOWS:
a) If the rent hereby reserved or any part thereof shall be unpaid for FIVE (05) days
after becoming payable (whether formally demanded or not) or if any covenants
or stipulations on THE TENANTs part therein contained shall not be performed
or if at any time THE TENANT shall become bankrupt then and in any of the said
case it shall be lawful for THE LANDLORD at any time hereafter to re-enter and
re-possess the HOUSE or any part thereof and thereupon this agreement shall
absolutely cease and determine but without prejudice to the right of action of
THE LANDLORD in respect of any breach of THE TENANTs covenants herein
contained.
b) After THE TENANT has occupied the demised for the requires period of time
agreed, the deposits of a sum of RM shall be refunded to THE TENANT, 4
weeks after THE TENANT has left the property:
- less outstanding utilities bill
- less deduction for damages caused by the negligence of THE TENANT except
normal fair wear and tear
- and of any breach of this agreement.
c) Photocopy of IC of THE TENANT is required by THE LANDLORD.
