Buyer and Seller Program
Your deductible is $50,000. For each of the following action and additional disclosures made and completely
executed by ALL the Buyers, Sellers and Agents the your deductible is reduced by the indicated amount:

1. Using the appropriate CAR Real Estate Contracts Forms (not modified single family residential contract forms)
fully completed including but not limited to phase one environmental report, estoppel certificates and the like, and
allowing your manager review same prior to execution thereof $15,000.
2. Using CAR Form Buyer Material Issues $10,000.00
3. (Professional Publishing form) - RED FLAGS INSPECTION CHECKLIST attached to the TDS, if appropriate,
(CENTURY 21 Alpha form) PERMIT DISCLOSURE ILLEGAL Modifications and/or Additions attached to
the Purchase Contract, if appropriate, (CENTURY 21 Alpha form) “AS IS” in their present condition with all
faults Addendum, if appropriate, and (Professional Publishing form) CONSENT TO DUAL AGENCY, if appro-
priate $5,000.00
4. (CENTURY 21 Alpha form) - Zoning and Use Disclosure (CENTURY 21 Alpha form) attached to the purchase
contract $5,000.00.
5. (CENTURY 21 Alpha form) Exchange Tax Advisory attached to the listing agreement and the Tax Counselor
Contingency Clause, CAR SES-11 and/or CAR BES-11 as necessary attached to the contract $5,000.00.
6. The use of CENTURY 21 Alpha’s Attorney or any other experienced attorney approved by EDWARD
V.ZIMBRICK reviewing ALL the documents with fees paid from the gross commission and results of said
review reported to Edward V. Zimbrick prior to Buyer removing any contingencies will lower the deductible
an additional $10,000.00.

CAUTION:This type of transaction requires skill other than those for single family owner occupied properties. Always
discuss the transaction with Edward. V. Zimbrick prior to execution thereof via Phone at 408.629.1101 or

In the event you elect to incorporate all of the above into a transaction your deductible is ZERO. The office will pay the
entire deductible if you comply with the above. The choice is yours.
NOTE: (All necessary forms provided by the office on WinFORMS – USE THEM)

In addition, a property may have a mixed use of owner occupied and non owner. In that event both owner
and non owner deductible programs will apply. Be extremely careful with mixed use.

The undersigned hereby understands the above deductible program and acknowledges receipt of a
copy hereof.
