Michael Weinstein Platform to Serve on Ovation Board

1. I will commit to making myself available to hear the concerns of all Ovation
residents and will share your concerns with the Board and provide you with
feedback. You can either email me at mweinstein@global-nurses.com or call me

2. Recommend at the homeowners annual meeting the size of the Board be increased
from 5 to 7 members and the four highest vote getters at the Annual meeting be
placed on the Board. I believe by expanding the size of the Board the residents
will be able to have greater input in the overall operations of the Ovation.
Expanding the size of the Board will bring new ideas to make our community even
better.

3. Recommend the Board have term limits not to exceed 4 consecutive years, unless
there are no nominees who are interested in serving on the Board. After a Board
Member has left the Board for one (1) year they can be voted back on the Board
for up to another four (4) consecutive years.

4. Recommend that in order to serve on the Board the owner must live in the
Ovation as their primary residence. It is critical the Board have members who live
in our community and have a first hand knowledge of the operations of the facility
and the residents have access to our Board members.

5. Recommend there be four (4) meetings of the homeowners per year at which
business can be approved by the home owner’s as long as there is a Quorum. If
there is not a Quorum then these can be informational meetings for the home
owners. I recommend the meetings be held in March, June & September with the
Annual meeting in December.

6. Recommend at the March Quarterly Meeting the Mgt. Company and the Board
give a presentation on the current status of leases approved and pending. I
recommend prior to the meeting the residents be given the current list of leases
approved by the Board and the pending list of leasing requests in order of priority.

7. Recommend the requirements for owner’s who live in the units be modified.
Currently only individuals who are on the deed are permitted to live in the units. I
am aware that other HOA’s do not have this restriction and it does not seem to
cause a problem for them. I would like to suggest that immediate family members
defined as “Mother, Father, Children and Grandparents” be permitted to live in
the condos without their names having to appear on the Deed.

8. Expand the definition of “Hardship Leasing Permits” to include those residents
that can show they are in danger of going into foreclosure. It seems to me in these
extremely difficult economic times and it is in the owner’s interest to keep
foreclosures at the Ovation to a minimum. In the 16 months that I have lived at the
Ovation the number of foreclosures has increased dramatically and this is
significantly driving the values of the properties down at the Ovation. According
to GMAC Realtors there have been at least 13 foreclosures YTD and there may
have actually been more according to them. Because appraisals are now being
performed with the 3 most current months of data including foreclosures this has
been dropping the values of the appraisals down significantly and the banks are
approving sales of foreclosed units at 50% to 60% of the values from just one year
ago. Again other HOA’s in our community are doing this and exceeding their 25%
thresholds in an attempt to keep their condo unit values up. They have told me
these are annual hardship leases and they believe they may have to renew these
hardship leases for a two (2) or three (3) years until the condo market starts
turning around.

In summary it would be an honor and pleasure for me to serve on the Board of Director’s
of the Ovation.
