Wash N Play will be a laundromat with an indoor playground in New Hope, MN.
Have you ever been to a Laundromat and watched a mom try to keep control of
three children & wash her families cloths? It's as exhausting to watch, as it is to
accomplish. Our children are sometimes vulnerable in these public places as
they attempt to entertain themselves with laundry carts, talking to strangers,
knocking over other patrons clothes, & trying to stuff each other in dryers.

Wash N Play" is the answer to this problem; a state of the art Laundromat
with unlimited amenities and playground facility attached.
Laundromat's have been a place where low to moderate income families have
spent several hours a week & a great deal of money for years. Many laundry
owners have tried to make their laundromats more family friendly with video
games, pay per ride toys, & vending machines. They hide under colorful signs
like Bubble and Scrub-A-Dub making them seem like amusement parks. These
additions are nice but they cost the customers more money to keep their families
entertained. Wash N Play will revolutionize the laundromat making it safer for
children, recession friendly, & fun!

Services Provided
Wash N Play will offer washing and drying service while enjoying a spa like
atmosphere with lounge seating, food, games, massages, a full indoor
playground, Free Wi-Fi, 4 computer internet caf, 4 TVS, and music to the New
Hope, MN area. Services will include:
A 24 hour full-service credit card, EBT and coin-op laundry offering its
customers washing and drying service with text messaging to our phone
when wash cycle is complete, laundromat to offer self-service pressing
machines. Staff available 24 hours customer service and tri - lingual
signage
A spa like atmosphere with lounge seating, free coffee all day, free morning
donuts, weekend specialty food, vending machines, video games,
massage chairs, a full indoor playground, free Wi-Fi, 4 computer internet
caf, 4 computer internet caf, 5 TVs, and music.
Food demos, product demos, small modern cafeteria dining area,
microwave, school desk, and community room available for rental for
birthdays, small community events, citizenship classes, literacy classes,
etc. Space for local artist to display and exhibit, wall mural work, wall
mounted fish tank and bird aviary.

Management Plan
Wash N Play will be an LLC with one owner, there will be 6 full time employees
(including the owner) and 3 part time employees and will possibly hire two
seasonal employees. Depending on the area a security officer or off duty police
officer may be required. The owner will oversee all financing, marketing, and
other top level decisions. MikQuinlyn will use her degree business administration
and experience in marketing and advertising to steer the business and will relay
her decisions to the manager that oversees the rest of the employees. The
owner and manager will be the face of the company. All employees will be
responsible for cleaning and basic maintenance of the facility. There will be 2
contract employees one will an accountant and the other a machine
maintenance worker. A cleaning service will be hired to insure that the
playground is properly cleaned twice per week.

The owner wil be responsible for all financial, marketing, contract
employees, and top-level management decisions. The owner will spend very little time
working the floor so she and the manager will work together to make ordering decisions
concerrning inventory purchasing.
Main Job Responsibilities:

-Hiring and evaulating all employees
-Hiring all contract and temp workers
-Organizing and maintaining all necessary financial paperwork in preparation for the
contracted accountant
-Organizing and implementing all aspects of marketing and promotions
-Work with the mananger to maintain acceptable inventory levels
-Planning accordingly for future business expectations

Compensation: The owner will receive a monthly salary of $3,000. In addition to her
salary, they owner will be in charge of any company profits and the decision to either
reinvest or draw off funds for extra personal compensation. She will also receive full
health care coverage.
Manager Position Summary: The manager will be in charge of all day to day activity
concerning
the sales floor. It is his or her duty to oversee all employees, generate the work
schedule, deal
with all customer comments and comlpaints, and actively manage all inventory.
Main Job Responsibilites:

-Check inventory daily to asses future ordering needs
-Delegate daily priorities and goals to staff
-Generate weekly work schedules and cover shifts, if necessary
-Perform basic bookkeeping at open and close
Compensation: The manager will receive a monthly salary of $2,500. He or She will
receive ful health coverage as an added benefit.
Lead Playground Attendent

Position Summary: The playground attendent will be in charge of the day to day
activities concerning
the indoor playground. It is his or her duty to oversee all playground maintain the
general
cleanliness of the play area, and deal with all custoer comments and or complaints.

Main Job Responsibilities:
-Support play and personal development by interacting with children in the playground,
leading games and enabling with a wide range of play opportunities.
-Support health and safety in the playground and carry out minor first aid in the
playground if and when necessary.
-Organize and maintain the playground equipment and organise items of lost property.
-Undertake such other duties of a caring nature as may be agreed by the teaching staff.
-Maintain an appropriate awareness of, and work effectively within, the state and federal
policies and procesdures.
-Operate safely in the workforce.
-Promote and safeguard the welfare of the children that fall under your responsibility or
that you come into cintact with.
Compensation: The lead playground attendent will receive a monthly salary of $2,000.

Part time playground attendent will receive $10/hr. All full time playground attendents
will receive full health care benefits.

Employee Benefits: All full time employees (30 or more hours per week) will be offered
full health insurance benefits through Medica Health Insurance at a cost of $??? a
month, with a $1,000 deductible. Owner and manager benefits will bypass the 90 day
period and take affect immediately.

Professional Growth: All personnel will be given a performance review, administered by
the owner, after their first 90 days of employment and every 6 months thereafter. An
increase in wage will be considered based on positive managerial and peer reviews,
and financial state of the business.

Work Environment: Wash-N-Play will provide a physically and mentally safe work
environment for our employees, discouraging discrimination and mistreatment from co-
workers. Wash-N-Play will follow the laws and safety guidelines provided by the Equal
Employment Opportunity Act (www.eeoc.gov). The Equal Opportunity Act and minimum
wage requirement posters will be visible to all employees.

Breaks and perks: Employees working full shifts (six hours or more) will be offered a 30
minute unpaid break, and two 10 minute paid breaks. Employees will be offered
anything on the food menu at half price, and will be offered a free shift drink when
finished with work.

Production Process
Wash-N-Play will strive to provide excellent customer service in an fun and entertaining
environment. One hour before open, the manager and morning playground attendent
will arrive to begin preparation for the day.

While the manager prepares the till and does the morning's basic bookkeeping tasks,
the playground attendant will perform his or her general cleaning and food prep duties.
With any time before open, the manager will meet with the playground attendent to
discuss any specific tasks or goals for the day and any information pertinent to daily
specials, schedule changes, etc.

At open, the manager will begin going about his or her daily tasks monitoring inventory
preparing inventory orders, and helping behind the bar when it gets busy. The
playgrund attendent will open the doors and begin serving customers. When helping
customers, the employees will follow the procedures detailed in our PERT diagram to
help facilitate efficient transactions.

In the late afternoon, the evening playground attendent will arrive and the daytime
playground attendent will count out his or her cash drawer and leave for the day. The
evening playground attendent will restock all dishware, and an extra food items for the
dinner rush. Upon closing, the playground attendent will close the till and deliver
the till to the manager and begin performing his or her evening cleaning duties. While
the playground attendent finishes cleaning, the manager will perform the basic evening
bookkeeping. When the two are finished, they will set the alarm, lock the doors, and
leave.
Facility Layout
Wash-N-Play will be located on 38th Ave south and Hiawatha ave in South Minneapolis.
This location is in the heart of a growing area where several new housing developments
are under construction. It is conveniently located near many popular establishments.
Our space will have a clean yet comfortable feel we hope will make customers more
reminiscent of their own living rooms than the harsh sterile environments of most
Laundromats. We will have a indoor playground, numerous arcade games and
television sets to help customers relax and have some fun while their laundry tumbles
nearby. Our soft lighting and natural light will set the mood for socializing while the soft
pastel and earth tone color scheme will add a comfortable and soothing vibe to the
facility.

The furniture will be very comfortable yet modern, similar to IKEA, there will be dinning
areas along with multiple seating areas to fit the preferences of the customers.
The indoor playground will have a washing and dryer machine theme. It will be
educational and entertaining. There will be a TV that has appropriate programing for
children in the play land that only plays educational children's programs. There will be a
small food court providing a limited menu along with vending machines.


Business Owner Skills & Experience
Wash N Play is a new business venture. MikQuinlyn is a top marketing project
management professional with proven success in her field. MikQuinlyn has extensive
experience in all technologies and managing the execution of communications initiatives for
both external and internal media assets. MikQuinlyn has been a leader and key player of
marketing projects that involve internal and external customers. MikQuinlyn has worked in a
fast, ever changing environment and is a skilled and proven time management and project
management expert. Her experiences and maturity have helped her become an ambitious
and passionate employee.

MikQuinlyn views the world from a different perspective, a big picture perspective.
Her last position as an interactive project manager allowed her to use her project
management skills, communications, and marketing skills to organize and
effectively plan several successful digital campaigns for the Pillsbury and Snacks
divisions at General Mills. At Normandale Community College (NCC), MikQuinlyn
was in charge of the NCC college stores website, e-commerce site and social
media updates. One the side, MikQuinlyn created a themed marketing plan for the
college store for the next year based on a survey MikQuinlyn designed and
implemented to gather student workers opinions of the college store. Her drive,
initiative and quality of work afforded her more responsibility at NCC and in July
2010, MikQuinlyn was placed at the lead of all the marketing efforts for the NCC
college store and called upon by other marketing professionals at NCC for advice
on enhancing their social media presence.

MikQuinlyn accomplished a great deal at NCC and in the work force and has been
rewarded for her work and dynamic work ethic. MikQuinlyn has held positions from
marketing coordinator at Accountability Minnesota, a small non-profit, working as
the entire marketing department from advertising plan to implementation, to working
with Ameriprise Financial, a fortune 500
company, preparing and implementing niche marketing as a marketing coordinator.

MikQuinlyn has learned all aspects of how to create a successful marketing mix
from conception to consumer, because of these experiences MikQuinlyn knows that
MikQuinlyn can fit into any team and prove herself valuable.


Marketing Plan
Wash N Plays target market will be families with children ages 2-12 years old with
salaries ranging from $20,000- 43,000. Our location is located near many retail
stores and large apartment housing where large numbers of our target market
reside. This business will be promoted with sandwich signs that display the weekly
sales and specials. There will be coupon advertisements in local mailers and
coupon books. Postcards will be mailed to the target market using zip code
targeted distribution these will offer specials and deals along with basic advertising
for the location.

Wash N Play will utilize print advertising and yellow pages, write press releases to
get media coverage for our laundry, purchase unused advertising space at deep
discounts, our business card, advertise through our voice mail message,
advertising in church, college and high school newspapers and yearbooks, online
classified ad websites such as Craigslist, local entertainment and tourist
magazines, bulletin boards and chamber of commerce, asking non-profit
organizations and clubs in our area to advertise for our laundromat in exchange for
raising money for them.

Wash N Plays Web: We will display our web site information on anything and
everything, contact information, especially our phone number prominently on every
page of our web presence. We will make online yellow pages part of our media mix.
We will be using customer quotes, testimonials and lots and lots of store pictures!
Additionally we will offer resources or content on our site to give our customers a
reason to keep coming back, along with links to (valuable) industry sites.



Wash N Plays Signs: We will utilize signage to be used to create top-of-mind awareness
and that awareness will be reinforced through repetition. Our sign is a part of our overall
marketing strategy. All our other marketing materials including the name of our business,
our logo, company colors, catch phrase, etc., should be consistent on our sign, our
letterhead, business cards and print ads. We will advertise on bus benches, phone
booths, shopping carts, and neighboring buildings. We will have banners on our vehicle
and park it in a conspicuous location or put magnetic signs on our car doors, we will also
purchase for summer use in the vehicle a sunshade with our advertisements information
displayed.

Eventually we would like to have my vehicle painted or wrapped with promotional ads.
We will promote our business internally and grow our customer loyalty and satisfaction.
We will turn signs that normally have negative standard business messages like "No
Refund or Exchange," or "No checks accepted," into more positive signs that say "Yes,
we do take checks. Yes, refunds are given within 90 days of purchase. Yes, your
satisfaction is guaranteed." We will promote our business with internal signage that
outline our extra services such as Wash/Dry/Fold, internet cafe, vending, commercial
accounts, etc.

Financing Plan
The start - up capital for Wash N Play will consist of $5,000 from the owner, $5,000
from the owners families, $20,000 from private investors and a $100,000 basic 7(a)
loan from the Small Business Administration. This loan will be repaid at a 5.5% rate
over a 10 year period with the monthly payments totaling $1,500 a month. To cover
any additional cost incurred we will secure a line of credit for $50,000 and a
business Platinum Visa card with an APR 10.75%, both by Wells Fargo.

Financing is available for the indoor playground through THE PLAYAWAY PLAN:
payments can be as low as $100 a month. The plan will require minimum payments
for the first three months. Your full monthly payments will begin around the same
time the play area is installed and starts attracting children and families to your
location.

Our sales projections show and average of 2,550 customers per month spending
an average of $15 each. This should lead to a first year total revenue $459,135 in
annual revenue with $109,481 in profit. Our breakeven point will be 1,810
customers approximately 22 days into each month.

Strategic Plan
In the first year of operation Wash N Play will focus on the goal of meeting or
exceeding the monthly 2,550 patronage goal. Our intermediate goals will focus on
expanding our laundries family friendly amenities and the laundry facility itself, the
scope of our advertising campaign, promotions and the size of our workforce. In the
long term we would like to be able to expand our business both locally and
regionally as well as offering an even larger variety of products and services,
eventually creating a franchised brand. We would like to be able to build sites that
will obtain the title of the largest laundry facility in each state.

When researching the startup costs for your business, be sure to look at the ability to provide
15 25% (depending on funder) towards the total project. You listed the 7a SBA loan as a
means for financing, however their lending criteria is too restrictive for many of our startups,
however, there are other options available. Once your business plan and financial projections are
